THE GRANGE BRAUNTON BARN OVERVIEW
THE GRANGE BRAUNTON BARN is a stunning 4 bedroom property sleeping 12+ people (please note a maximum of 8 adults), perfect for families, friends and couples. SAUNTON GRANGE, in the rural hamlet of Lobb, very close to Saunton, is the beautiful original kitchen and servants quarters of the old manor house (that sadly burned down after WW2), lovingly and thoughtfully modernised with a wealth of original features and tremendous charm. Throughout the property are original beams, stone niches, deep-set windows and exposed stonework. Slate grey flagstone floors abound on the ground floor, natural wood doors with rustic style fittings can be found throughout. Owing to its elevated position, open windows afford gorgeous country views. The beaches of Croyde, Putsborough & Woolacombe are nearby, as well as two championship courses in Saunton. A free seasonal parking permit is thoughtfully provided for Saunton Beach.

LIVING AREAS
As you step through the front door into the double aspect dining room the high beamed ceiling never fails to impress. The lofty ceiling, with its exposed beams, combined with a slate grey flagstone floor, cream washed natural stone walls, hardwood table and high backed chairs give this room a medieval feel. This a great room for dining, socialising or relaxing. You can choose to illuminate the room using the halogen down lights, but, for a more atmospheric feel, make use of the candle lantern hanging from a central beam.
The first floor living room has a really cosy feel, enhanced by soft cream leather sofas and an armchair, guests are encouraged to relax and enjoy the entertainment hardware, which includes a large TV, DVD & VHS combi player, Freeview, a huge selection of VHS videos and DVDs, plus a selection of classic children's books.

KITCHEN
The adjoining farmhouse style kitchen, reached through a low doorway topped with substantial wooden lintel, is well equipped with modern appliances. The slate effect work surface, white porcelain sink and burnished brass mixer tap tone well with the rustic solid wood kitchen units and stone floor. The focal point of the room is the solid fuel decommissioned Rayburn cooker set in the natural stone fireplace. There is a secondary double oven, grill and ceramic hob, dishwasher, microwave oven, fridge/freezer, coffee maker and 4-slice toaster. A further farmhouse dining table and 4 chairs are located in this room as well as a wall mounted flat screen TV with integrated DVD player.

BEDROOMS
Bedroom 1 is a ground floor twin bedroom, a bedside table with reading lamp is set between the two metal framed beds. Storage is provided by a 5 drawer chest and wardrobe. There is a wall-mounted flat screen TV with integrated DVD player. This is a cosy and comfortable carpeted room.
Bedroom 2 is a double bedroom, also on the ground floor, with a flagstone floor. The good sized metal framed bed is set opposite a quirky low arched doorway that can be opened to reveal stunning countryside views. In this room there is a chest of drawers plus wardrobe, a wall-mounted flat screen TV with integrated DVD player provide guests with entertainment facilities.
A beautiful, handmade oak staircase leads up from the flagged hallway to the first floor galleried landing, glass wall mounted candle holders are a great touch, use them to cast a warm glow of candle light over the landing.
Bedroom 3 is a very large versatile room, ideally aimed at children, with a pair of triple bunk beds (double below with single above) that sleep up to 6. There is a large wardrobe, providing not only storage, but a home for a comprehensive range of children's games, books and soft toys. A colour TV, Wii games console with games & DVDs, will also be found in this room.
Bedroom 4 is a lovely double bedroom, with plasma TV, Freeview, wardrobe and extra storage in an under-stairs cupboard.

BATHROOM
The family bathroom, located at the end of the galleried landing, enjoys a view of the walled courtyard garden, the walled lawned garden and the hills beyond. There is a white suite, comprising, bath, separate shower cubicle, low level WC and pedestal wash basin with large mirror above.

The wonderful courtyard exudes a Mediterranean feel and provides an amazing suntrap, well furnished for dining and barbequing. North Devon has some of the finest coastal scenery in the UK - from the deep wooded valleys or 'combes' that typify the Exmoor coastline to the large golden sandy beaches at Woolacombe, Croyde and Saunton. The new UNESCO World Biosphere status is centred on Braunton Burrows a unique area of over 1000 acres of sand dunes populated by rare plants and stretching out along the Taw/Torridge estuary into marshes and the mediaeval Great Field.

The beaches make the area popular not only for family holidays but also for thousands of watersports enthusiasts who come all year round for surfing, kite-surfing, wind-surfing, kayaking and beach activities such as kite-buggying and sand yachting. The Goldcoast OceanFest in June celebrates many of these exciting activities in a two-day extreme sports bonanza.

The South West Coast Path and Exmoor National Park also make the area a popular destination for walking with the increasingly popular Walking Festival in May each year taking in some of the area's finest coast and countryside. The Tarka Trail is centred on Barnstaple and provides off road opportunities for walking, cycling and one of the most scenic train rides in the region down to Exeter.

The Saunton area

WALK TO - Saunton beach and Braunton Burrows via the footpath, which takes just a few minutes. Saunton Sands Hotel is just a few minutes walk away, offering a bar, restaurant and swimming pool. The Sands Cafe is in Saunton car park, a great place for lunch or dinner during the summer months. Coastal and Countryside walks include the majestic Croyde cliff path to Baggy Point, (and for those energetic), to Woolacombe and beyond.

CYCLE TO - Cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon. Cycle to Georgeham, then on to Putsborough and Woolacombe and beyond.

DRIVE TO - Croyde is a magical place nestling around a stream running down to the sea. This award-winning sandy beach is fine and flat, ideal for children and good for surfing. With Rock pools are in abundance and dunes a haven for young and intrepid explorers. Local fun parks for the children such as Cascades Pool Park are a great way to spend the day. Croyde Bay is renowned as a premier surfing beach destination in England for short and long boards. For the more adventurous, kite surfing, volley ball, kayaking and horse riding is on your doorstep. Within walking distance of Croyde beach enjoy its ice cream shop, gourmet restaurants, superb village pubs, surf shops, and art gallery. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more.
