LIVING AREA
The lounge is a very well sized area drenched in sun for most of the day. Luxury sofas (2 x 3-seaters, 1 x 2-seater as well as ottoman) provide seating for all with coffee tables and lamps complement the incredible sea and beach views. The divider wall between lounge and dining area provides the backdrop for a large flatscreen television with SKY package and DVD player as well as large hearth with wood-burning fireplace. Wi-fi is also available
DINING AREA
The dining area, located adjacent to the kitchen, has a large table with extra chairs and is separated from the lounge by a divider wall. This stunning area also has double doors leading out on to the decked balcony with views over the ocean.
KITCHEN AND UTILITY
The modern, contemporary kitchen is very well equipped with bespoke soft-touch, self-closing cupboards and drawers. There is double oven and grill as well as electric stove and hob. There is also a large fridge/freezer, integrated dishwasher, microwave, kettle, 4-slice toaster, plunge cafetiere, a a good supply of pots, pans, crockery and cutlery as well as children’s plates, bowls and beakers.
The useful utility room to the rear of the property has an additional dishwasher, washing machine, tumble dryer, double sink, extra cupboard storage, large work surface as well as separate freezer. A ceiling-hung clothes rack is also provided.
BEDROOMS
There are 4 bedrooms upstairs and the fifth bedroom is on ground floor level.
The master bedroom at the far end up the house is very spacious with large double bed, built-in cupboards for clothes storage as well as a large chest of drawers and bay window overlooking the ocean. Reading chairs in the bay recess invite quiet moments staring over Saunton.
Bedroom 2 is another double bedroom with large double bed, sea views and has bedside table and lamps, chest of drawers and hanging space.
Bedroom 3 is a good-sized twin bedroom, also with sea views. The room has bedside table and lamps as well as large built-in wardrobe for clothes storage.
Bedroom 4 is a twin bedroom to the rear of the house and enjoys side views over Braunton Burrows. There is a built-in wardrobe with hanging and folding space. This room is also furnished with bedside tables and lamps, hand basin as well as a set of drawers.
Bedroom 5 is a bunk bedroom on the ground floor, with chest of drawers.
BATHROOMS
There is a modern shower room and WC with basin as well as heated towel rail on the ground floor. Also on the ground floor a separate WC with hand basin has been provided off the utility room.
The good sized family bathroom is on the upper floor with large bath and shower over, WC, hand basin, heated towel rail and vanity cabinet.

Leading through double doors from either the dining area or lounge, the large deck with 2 large wooden picnic-style tables and benches, provides incredible views over Saunton and beyond. Enjoy an afternoon BBQ or evening dinner party in style. Steps from the deck lead to a very large garden, laid to lawn. The garden is enclosed with a gate leading on to the path down to Saunton Beach.

The North Devon Coast
For spectacular scenery and beautiful beaches whatever the season, there's no better place in England than North Devon coast and in particular Croyde. The beaches are recognised as possibly some of the finest and cleanest in Europe - with two miles of soft golden sand, plenty of rock pools and amazing surf.
The coastline is as rugged as it is beautiful dotted with magnificent cliffs, tiny cove and picturesque harbours. It was once the haunt of smugglers, pirates and wreckers and the fascinating history is retold in many small museums along the coast. Today visitors who love Henry Williamson's famous Tarka the Otter can retrace Tarka's journey by following the Tarka Trail.
CYCLE TO - A day at historic Braunton Burrows is great. Cyclists can enjoy the 30-mile Tarka Trail tracking the scenic coastline of North Devon.
DRIVE TO – explore the beautiful Exmoor National Park. Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep all within a short driving distance. Cultural days can be passed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth, Victorian-styled Ilfracombe with its quaint fishing harbour and many more. Saunton Golf Course is a mere 3 miles down the road with its 2 famous links courses. Finally, picturesque walks through beautiful forested areas and running rivers such as at Watersmeet will complete your wonderful stay in this beautiful part of England.
Croyde is ideally located within easy reach of the harbours of Clovelly and Lynmouth which are also perfect places to relax. Meander through the streets of Lynmouth and take a ride on the unique water powered cliff railway to the twin town of Lynton which is perched high on the cliffs. Clovelly is another of the prettiest coastal village where it feels as if time stood still. The only means of transport on these famous cobbled streets are donkeys and sleds.
Along the coastline surrounding a natural harbour is Ilfracombe with its Victorian architecture, Esplanade and famous Tunnels Beach. The harbour is always busy with fishing boats sailing in and out together with the paddle steamer Balmoral which offers day trips to Lundy Island. North Devon has something to offer and appeal to everyone, take time to come and find out for yourselves, we will make you very welcome.
The Saunton / Saunton Beach area
Saunton is famous for its 3 miles of golden sands, surfing and windsurfing. Adjoining Saunton are the Braunton Burrows, (historic site of D-Day Landing preparations), and where one can walk for hours through these majestic dunes. Croyde beach, famous for its surfing, is just 10 minutes away. Saunton is also well known as the beach featured in the Robbie Williams video "Angels"
Just next to Saunton is Crow Point, situated on the Taw Estuary and a perfect spot for picnicking and swimming with the kids. Putsborough and Woolacombe are both close by and can be reached by coastal path over the headland. Many of the beaches mentioned have demarcated pet friendly areas for your dog. Braunton is only a few miles away with shops, restaurants, takeaways and pubs. If you cycle, you can join the Tarka trail and enjoy 34 miles of safe family cycling.
Further afield is Combe Martin Wildlife and Dinosaur Park, The Milky Way and The Big Sheep children's adventure park. For the more adventurous, kite surfing, surfing, horse riding and kayaking are popular sports in the area. Cultural days can be enjoyed at Arlington Court, historic Clovelly Village, Watermouth Castle, Lynton, Lynmouth and many more. For the golf enthusiasts, Saunton Golf Course has two world class links courses.

Leave the M5 at junction 27 marked Barnstaple, onto link road A361
