On the ground floor four living rooms, two with fireplace, with access to the large patio surrounding the house, dining room with doors on to the patio with table and chairs for outdoor dining, a large double bedroom with en suite bathroom and doors to the garden, a kitchen (divided into two rooms, one for cooking and the other with the pantry and appliances) a double bedroom with en suite bathroom accessible from the outside.
The first floor is accessed by a double external stone staircase.
The first staircase leads up to a double bedroom with en suite bathroom with shower and bath.
The second staircase leads up to a living room with TV and fireplace, a double or twin room with wardrobe and bathroom with shower, a double bedroom with en-suite bathroom with shower and a double bedroom with en suite bathroom with bathtub.
In the two outbuildings, close to the main building, on the ground floor are three double or twin rooms all with private bathrooms and a loft sitting area with a bar, a kitchenette and a fitness facility.
The garden contains a heated swimming pool (16x5 meters), outdoor heated jacuzzi and a barbecue. A vegetable plot is available for the use of the guests.

The Tuscany region
Tuscany is located in central Italy and it is famous for both its beautiful and varied landscape and artistic heritage. Medieval villages, historical towns and castles,country abbeys and monasteries abound and then of course there is Florence, birthplace of Michelangelo, the city famous for its beautiful architecture and wonderful museums and art galleries. Tuscany is also famous for its many spas: Montecatini, Saturnia, Montepulciano, Monsummano and Bagno Vignoni, which offer relaxing holidays thanks to their thermal waters and well-equipped facilities for all types of treatments.
Sarteano is located between Val di Chiana and Val d'Orcia, it is dominated by an imposing XV century castle which stands out against the green backdrop of Monte Cetona. It is a small, quiet walled town with a way of life that seems lost in time. The old town centre spreads out from around the base of the Castle within the town walls and has many beautiful buildings to admire. The Parco delle Piscine is situated outside the old town centre and is famous for its three pools with 24 degree spring water flowing into them. The beautifully laid-out park and impressive facilities have been attracting summer visitors to Sarteano for decades.
Beyond the town walls are dozens of beautiful small villages, each one a jewel in itself and an area of great natural beauty, from the Poggio Rotondo hill with its lush pine forest dotted with grottoes, to Pietra Porciana, once the site of a medieval fortress, now a nature reserve that includes a beech tree wood and panoramic views from the Cella di Bruco. Further breathtaking views can be seen from the summit of Monte Cetona encompassing the lakes of Trasimeno, Montepulciano and Chiusi, with Monte Soratte to the north and the Radicofani fortress, Monte Amiata and the Val d'Orcia to the west. Sarteano also offers pleasant walks close to the town itself on two ancient Etruscan roads, known as the Cupe roads, paved in the local travertine stone and interspersed with cutouts that once housed Etruscan tombs.
