Home description
Beautiful medieval village house with its own pool and terrace with direct river access. Whether you are looking for a relaxing holiday by the river, visiting the many excellent golf courses nearby, fishing over the garden wall or at a number of local rivers and lakes, this property is perfect for you!
The property has been renovated and furnished to a very high standard whilst retaining many original features such as exposed beams and original flooring. At the end of the first terrace & pool, some stairs lead down onto the second terrace which has direct access to the river. Ideal for fishing should you fancy a quiet afternoon in the sunshine. There is also a charcoal BBQ on this terrace. Be warned, the rear of the property gets sunshine all day, it gets hot! The Poitou Charentes region is second only to the Cote d'Azur in relation to sunshine hours per year.
You can fish from the property, there is an excellent 27 hole golf course less than 10 minutes away at Chateau des Forges ( www.golfdesforges.com). The village has all amenities including, bakers, bar / restaurant, newsagent / tabac, delicatessen, post office and convenience store all within 100 yds! There's even a leisure complex with large outdoor swimming pool and football pitches etc just 3 or 4 minutes stroll away.
Our nearest large town is St Maixent L'ecole, around 15 mins drive away, which is a beautiful old military town where French officers are still trained, there are numerous bars and restaurants as well as indoor and outdoor markets and two large hypermarkets. Well worth a visit!

The Poitou-Charentes / Vendee / Vienne region
The Poitou Charantes region nestles between the Loire Valley (above) and the Dordogne region (below), the region is officially the second sunniest region in France next to the Cote d'azur. The countryside is beautiful, lush and green in the summer months, there are plenty of rivers and lakes for those looking for water sports or fishing. There are any number of very well known golf courses in the area. For the more energetic, cycling and walking are very popular in the area, probably due to the refreshingly quiet roads. The coast and beaches at La Rochelle are around 45 - 50 minutes drive.
Sanxay area
Just outside our village of Sanxay there is the "Roman ruins site" for which Sanxay is best known, it is walking distance from the house. The towns and cities nearby are all worth a visit and mainly within 25-30 minutes drive of Sanxay.
The theme park "Futuroscope" (www.futuroscope.com) is a must visit place, especially for the kids (of any age!) about 25 minutes away by car. The well respected 27 hole golf course at Chateau des Forges (www.golfdesforges.com) is 5-10 minutes away by car. Local shops, bar, bakers, deli, newsagent and post office, all within 100 yds. Leisure complex, outdoor pool, 2-3 minutes stroll away. Fishing - At the end of the garden or numerous other places nearby. (Permits required but very inexpensive)
How to get there
By Car - Ferry crossings to any western channel ports (St Malo, Caen, Cherbourg, Le Havre) St Malo is closest & around 225 miles to the house. Le Havre is further, about 275 miles to the house but Portsmouth / newhaven to Le Havre is serviced by LD lines (www.ldlines.com) who offer very competative prices.
By Air - Low cost airlines fly to several nearby airports. Poitiers is our nearest airport (15 miles away), La Rochelle (35 miles away), Limoges and Angouleme (both around 85 miles away).

Further details indoors: The 2ft thick stone walls of the property keep the house lovely and cool during the heat of the summer months and retain a suprising amount of heat during the winter. Visitors to the house regularly tell us that the photographs, nice as they are, don't do the house justice!
Further details outdoors: The house is set on 2 floors, on the ground floor you enter the main door into a large kitchen diner with an open log fire and ample seating for 6 people. There is a downstairs WC, basin and shower room off the kitchen. The lounge is on a split level and has 3 piece suite, log burner, satellite TV and DVD player with a selection of DVD's and hi-fi system again with a selection of CD's. The lounge has large French doors which open out onto the first terrace and swimming pool. Outside the French doors there is a covered area with overhead grape vine, ideal for sitting and testing the local wines. The pool is a plunge pool about 5m x 3m and 1.5m (6ft) deep all the way across, so supervision of young children is strongly advised at all times.
Further details
The British owners of the property live in the village permanently so are usually around to welcome new arrivals, help as necessary, maintain the pool etc. Be assured you will not be dissappointed with this property, you could quite happily spend all week or fortnight without straying out of the village, many do! A welcome pack awaits your arrival and we look forward to welcoming you.

Refundable breakages deposit of £100 or 150€ required with final balance, to be refunded within two weeks of your departure (subject to satisfactory property inspection). Deposit 25% of rental fee to secure & confirm booking. Balance due 6 weeks prior to arrival, plus £100 or 150€ security deposit as above. Pick up from airport or railway station can be arranged via owners.
