Home description
This property is perfect for a romantic couple or a small family with slightly older children. The views are so breath-taking even locals stop to stare whenever they visit. From the terrace inside the apartment you will have perfect views of the three coastal towns from the tree-lined beach in Santa Ponsa to the very tip of the south west part of the island.
From the private roof terrace you can see something of beauty for almost 360 degrees as the back of the apartment is framed by national pine forests and mountains. Whether you take your coffee on the balcony, or sip cava in the jacuzzi under the stars, you will never forget the extraordinary beauty of this place.
All the facilities of Santa Ponsa are within walking distance. Much more is on your doorstep whether you want to go clubbing or hiking or enjoy the spectacle of the upmarket resorts such as Portals Nous, Bendinat and Port Andraxt - they are at most 10 minutes away by taxi.
The beach is safe for children (with the famous local parakeets nesting in the trees) and Banks and Supermarkets are very close by. There is even a local store 2 mins walk away for top-up shopping. Owner is locally based and can sort any potential problems.

The Mallorca/Majorca region
The South West of Mallorca is the most popular and exclusive region of the largest of the Balearic Islands. The climate is typically Mediterranean with sunny summers and mild winters. The busy international Airport services many destinations with frequent flights to the UK.
Mallorca provides a wide range of attractions to suit all tastes. Famous for clubbing, dining and celebrity spotting there are also more tranquil pursuits available. The island's highlights can easily be explored in a week and includes natural wildlife, forests, mountains and abundant marine life. Regular visitors are still likely to discover something new every time. There is plenty to interest those with music and culture in mind, particularly in the buzzing and historic capital city of Palma.
The South West of Mallorca has a particularly international flavour with residents from many different countries. English is widely spoken so if necessary you can get by with a smile and a friendly Hola!
Santa Ponsa area
Santa Ponsa has the reputation of being a purpose-built holiday resort popular with mainly British families. Whilst it is true that many local restaurants still cater for this market, the town has now become a hybrid of Brits on the beach and a well-heeled international community.
Up-market golf courses and marinas with multi-million price brackets sit cheek by jowl with Irish pubs and fast food joints.
The South West coast of Mallorca is a feast of contradictions that allows you to choose the holiday that matches your budget or inclination. Within 10 minutes you can club, nosh on fish 'n' chips or go go-cart racing... if you prefer you can eat at a Michelin three star restaurant, charter a yacht or have a cocktail at an exclusive beach club whilst celebrity spotting.
You can even hike in the forests and mountains and discover neolithic dwellings. And we haven't even mentioned Palma, music and night-life.
What I like about Santa Ponsa most, is the beauty of the location. The town enjoys the best popular beach with facilities on the coast. You will have to go further afield if you want secluded - but if you want bars, toilets, somewhere safe to swim and no-one hassling you, lots of room - its perfect. There is even a small wood with a flock of parakeets that feed on the ground at dusk every night.
There is a national park with acres of forest and ancient dwellings. There are mountains and tiny pueblos nearby. From a practical point of view you can find a motorway exit, banks, supermarkets, doctors and dentists, chemists and restaurants galore. Join Santa Ponsa country club for a day or a week for a little sport or chic spa treatments.
Sip wine during a jazz Sunday lunch at Da Vinci's on the marina - eat and drink all you can all afternoon for 10 euros at the Spanish working man's cafe 'Gran Buffet' on the Son Bugadelles industrial estate... with mountain views (just get a cab home). Or enjoy pub grub by the pool at the Watering Hole. If there is anything you don't like about Santa Ponsa you can find something completely different within five minutes. If you get bored just count to ten and there will probably be a fiesta somewhere nearby - dancing and fireworks are usually compulsory!

Further details indoors: The apartment is small but beautifully equipped with an open kitchen to the main living area and a plasma screen and DVD/audio player.
The master bedroom and living areas have air con and the second bedroom has large single bunks. Suitable for adults or children.
There is one bathroom and a further separate WC. The private roof terrace is directly above the apartment and accessed via the communal stairway.
There is an additional fridge and freezer and tumble dryer in the utility area of the roof terrace plus a small, but very high quality jacuzzi/spa suitable for 2/3 people.

The nearest beach is minutes walk down the road.
Santa Ponsa Country Club is 2 mins drive away with fabulous indoor/outdoor pool, gym, spa, salon, crèche, restaurant and sports facilities for around 80 euros per week (www.spcountryclub.com).
Other pool facilities are available nearby for a few euros a day.
Smoking is not permitted in the apartment but OK on the terraces.
Full welcome pack on arrival with basic groceries and info on where to go and helpful phone numbers.
The owner lives nearby and can solve any immediate problems right away or advise without interfering with your holiday. If you are here for a very special occasion make sure you book restaurants in advance during peak season.

This apartment is in a small quiet community with a garden but no lift.
To enjoy the penthouse views you do need to be prepared to climb a few stairs - so this property is unsuitable for people with health problems. The balcony from the terrace is very secure but not recommended for very small children or vulnerable adults.
Whilst it is important for holiday-makers to enjoy their stay it must be understood that this area is home to many full-time residents with families.
Excessive noise after 1pm is illegal and may result in police intervention. If you want to 'party all night' ask me about one of my other properties in the clubbing zone on the other side of the bay.
Conditions
No pets. Strictly no smoking except on the terraces. Refundable breakages deposit of £500 required on arrival, to be refunded within two weeks of your departure (subject to satisfactory property inspection).
25% of rental fee due six weeks before your stay to secure booking. Property not suitable for children under 10.
There is no wheelchair access.
Cancellation fee - 10% of booking within 3 months - 25% within 2 months - 50% within 30 days - 75% within 7 days (25% max if replacement can be found).
