This luxury Villa is a 2 storey detached property in a tree lined road. The living area is approximately 170m2 the overall plot is 570m2. It is a ideal holiday let as it is central to all main attractions of Mallorca. It is central to Santa Ponca. Downstairs comprises of fully equipped kitchen, leading to rear terrace and pool area. Main living/dining area is situated off the hallway front door leading to front enclosed terrace with seating area. 1st Floor comprises of master bedroom complete with en-suite. Second large double bedroom, with a large single bed which can sleep 2 small children. Family bathroom. Door leading to private roof terrace. There is a separate en-suite apartment on ground floor with patio doors leading onto rear terrace with very large double bed. This is ideal for tennagers, elderly or disabled.
Port Adriano is an upmarket area with many fine restaurants, bars, and a luxury 5* Port Adriano Hotel. It has all shops banks and all amenities. There are 4 golf courses in the immediate area, a beach within 5minutes walk. Waterparks within 5minutes drive in Magaluf. Port Adriano Marina is a berthing place for many spectacular private boats and yachts.

Mallorca is a beautiful free standing island set in the Belaric islands. It has all year good weather with high season reaching up to 110 /120 degrees. For the party person the Villa is 5minutes from Magaulf. For those looking to relax Santa Poncais 3 minutes drive away with fabulous bars and restaurants. Palma Nova again 5 mins away with fabulous shopping, bars restaurants and Discos.
It is a 20minute drive from the Historical town of Palma, where you will find a fabulous Cathedral overlooking the sea.

For families there is absouloutley everything you could wish for, stunning white sand beaches 3 minutes walk from the villa, waterparks 2 mins drive away, 4 stunning golf courses 3 mins drive away.. All within reach of the Villa.
Santa Ponsa / Puerto Adriano area
Puerto Adriano 2minutes walk from Villa has a spft play area for the younger children.
Magaluf has 2 waterparks which are open all high season from 8.00a.m. to 7.00p.m. It is reknown for its nightlife if you so require!
Palma Nova has a fabulous town with great shopping from perfumeries to tabacos and Liquor stores. It also has fabulous restaurants. Palma Nova is also 5 minutes drive away.
Visit Palma town for stunning high street shopping which is slightly different from the UK. Beautiful walks along the promenade where you can view all the famous stunning boats.

Our villa is located midway between Santa Ponca and magaluf on South West Coast and is a 20 minutes drive from the airport on the highway.

Further details indoors: The Villa is highly maintained with luxurious interior. It is a well lit house with french doors and shutters to every room. It is extremley well decorated with marble tiled to all floors which keep interior cool and central heating for the cooler months.
Further details outdoors: Ceramic tiled floor to all exterior areas of the property. Easily maintained and cleaned. Hose pipe available and exterior water supply. The entire garden can be washed down in 10minutes. It is a beautiful relaxing garden with many trees and shrubs. It also has sheltered areas for those very hot days. Large gas BBQ with seating area which sits 10-15 people.

For Hen/Stag weekends a bond must be paid. All breakages are to be paid for by any persons renting the Villa.
Conditions
Hen/Stag weekends bonds are required. Smoking is permitted outside the property only, and ash trays must be used. 20% deposit is to be paid prior to your holiday, balance 6 weeks before. A refundable bond for any breakages/damages/spillages due 2 weeks prior
