Bedroom 1 is furnished with a double bed and en-suite bathroom and access to large terrace. Bedroom 2 has twin beds and en-suite bathroom. Bedroom bedroom 3 has twin beds and is next to the family bathroom.There is also a large landing area with a double sofa-bed. Additionally a cot is available, if required. The family bathroom has a walk-in shower, bidet and wc. The Villa has a fully equipped kitchen with gas hob, full sized oven. Dishwasher, fridge freezer, microwave, toaster, kettle and is well stocked with crockery and utensils. Washing machine, iron, ironing board, vacuum cleaner, cleaning materials, bin bags etc are also available, if required. The Living room is open plan through to the dining room and has Comfortable leather and fabric sofas, flat screen TV and satellite freeview. Fogo Montana log fire for the cooler evenings. The living room and has access to the south facing pool terrace and DVD and CD players are available. The Dining room has a large table and seating for 8 people plus a high-chair.
Further details outdoors:
Lovely private gardens which are not overlooked surround the villa, with many pretty shrubs and palm trees. Tiled pool surround, traditional Portuguese style brick built barbeque overlooking pool. Shaded parking for two cars in car port. The pool has a cover to keep the water warm overnight and a air-source heat pump is available if required, for an additional charge (cost varies according to the time of year).
Changeover day is normally a Saturday, although outside the summer season we can be a little more flexible. There is a non refundable 25% deposit, payable at the time of booking, with the balance to be paid 6 weeks before arrival. A fully refundable deposit of £200 is also required to cover breakages or damage.
The Algarve / East Algarve region
The Algarve is an extremely popular tourist destination with a warm climate and little rain in the summer. Originally a quiet residential and farming area, with many fishing villages, the region has now been developed to cater for the tourist trade without losing much of its charm. The villa is situated centrally and is in an ideal location for all of the many attractions and to allow you to explore the whole of the Algarve.
The Santa Barbara de Nexe area
The property is ideally located and is within easy reach of all the main tourist attractions in the Algarve. There are local supermarkets in Sao Bras de Alportel, Santa Barbara de Nexe and Loule. It is less that 15 minutes to the Faro Forum shopping complex, which has some 80 shops, including a large "Jumbo" supermarket. The extremely popular Algarve Shopping Centre is 25 minutes away and has a wide range of shops. There are daily markets in Sao Bras de Alportel and Olhao. There is also a monthly market in Estoi. The Saturday market in Loule is not to be missed. The nearby town of Estoi is famous for the Palace do Pisconde and for the ruins of a Roman villa. For the younger family members, we are 25 minutes away from Crazy World and half an hour from Zoomarine which is a fantastic family day out. We are also only ten minutes away from Algarve Karting. Tavira, to the east, is one of the loveliest towns in Southern Portugal. It lies on both sides of the Gilao river which is crossed by a Roman bridge. There are many historic churches, a castle and a camera obscura. A wide selection of restaurants and sidewalk cafes are available. To the West, Vilamoura is some 15 minutes away and boasts a huge range of attractions. As well as the established Golf Courses, there is a wide range of cruises and trip boats with cruises lasting from a couple of hours to a whole day. A number of the cruises concentrate specifically on the sea caves which are a fantastic sight.

The easiest way to get to the Algarve is to fly into FARO airport. A number of budget and scheduled airlines fly in directly from both the UK and Europe (including RyanAir and Easyjet). There are a large number of hire car companies at the airport, but it is advisable to book your hire car beforehand in the summer as availability can sometimes be limited. Our villa is less than a 15 minute drive from the airport.
