The Falls is a luxury development of 20 properties positioned for privacy and situated in over 1.5 acres of tropical landscaped gardens and lush lawns. The house captures the essence of Caribbean living while providing privacy and security. The open plan ground floor is furnished in a contemporary Caribbean style with ceiling fans and open plan kitchen, dining and living areas leading on to the covered patio and private enclosed garden, ideal for sheltered and cool dining. The lounge features cable TV with large LCD TV, DVD, ipod player and wireless internet. Upstairs, all three bedrooms are air conditioned with en-suite facilities and the Master bedroom features a Super King sized bed. Use the Communal club house with pool, changing rooms and fitness suite or take a short 5 minute trip to the Sandy Lane beach or the Beach House. Water sports are available at the nearby Paynes Bay whilst golf is well served by a number of courses all less than 30 mins drive away. At night there is a wide range of local restaurants from Bajan through to famous gourmet restaurants such as The Cliff and The Tides.

The accommodation comprises of ground floor open plan living area with a breakfast bar seating three and a glass dining table seating six. The living area has three piece suite comprising sofa and two large chairs, a coffee table, a flat screen LCD TV, cable TV, DVD, ipod player and wireless internet. The kitchen includes stainless steel double oven, ceramic hob, dishwasher, microwave, toaster, coffee machine, blender (good for cocktails) and American size refrigerator and freezer with icemaker and water dispenser. There is a full range of utensils for eight people. The Ultility Room contains washer and dryer, large sink, iron and ironing board, clothes dryer and opens into the sheltered car port. Outside there is a covered alfresco dining area with Weber BBQ, table, six chairs and sun lounger.
Upstairs there is a safe on the landing and three bedrooms. The Master bedroom has a Super king sized bed, large wardrobe and dressing table leading to en-suite. Bedroom two has a Queen sized bed, built in wardrobes, dressing table and en-suite Bedroom three has two single beds, built in wardrobes and en-suite. The en-suite to the master bedroom features a large shower, bath tub, WC and his and her wash basins in a vanity unit. En-suite two has a shower, WC, basin and vanity unit and en-suite three has a shower, WC, basin and vanity unit. There is also a Ground floor cloakroom WC and basin.

Private enclosed garden and sheltered dining area including ceiling mounted fan and Weber BBQ. Outside furniture includes a round dining table with six chairs and two sun loungers. There is also a shaded car port.
The communal pool is approximately 20’ by 15’ and has sun loungers, parasols and gazebo. The Clubhouse is located adjacent to the swimming pool and includes sofas, TV, fridge and a fitness suite.

All services and equipment are fully supported by our local Property Management Company. They will provide a meet and greet service with essential grocery items ordered for your arrival. Gated 24 hour security is also provided for your piece of mind. Groups of up to 12 can be catered for by booking neighbours property at the same time.
Conditions
We are flexible in terms of changeover days and try and accomodate stays of varying durations.
There is a 25% non refundable booking deposit and a £200 breakage deposit due prior to travel. Payment is in full 8 weeks before travel. Up to 8 weeks no cancellation charge. Between 4 to 8 weeks 50% of rate refunded. Less than 4 weeks no refund.
The St James Parish region


Barbados has something to please everyone. It boasts over 70 miles of glorious, palm fringed, white sand beaches and warm clear waters. The Falls is located in the heart of the Platinum West Coast, south of Holetown & Sunset Crest and just a few minutes away from one of the best bays on the island -Sandy Lane.
The parish of Saint James ("St. James") is an area located in the western part of the country of Barbados. Increasingly St. James is being known as the playground of the rich and famous, and haven for sun-starved tourists.
The closest shops are a 5 minute walk away at Sunset Crest including Bank, doctors surgery and cafe. Holetown is 15 mins walk away and includes supermarket, restaurants and Duty free shopping at Limegrove with brands such as Louis Vuiton, Ralph Lauren, Armani, Cartier, Gucci and many more. Bridgetown is 15 mins by car.
The property is ideally located for golf with Sandy Lane Golf and Country Club and its three courses less than 2 minutes away. Further courses include Royal Barbados Golf Club, Rockley Golf Club and Royal Westmoreland. All these courses are less than 30 minutes drive away.
Water sports are available at the nearby Paynes Bay. At night there is a wide range of local restaurants from Bajan through to famous gourmet restaurants.”Additionally diving and surfing schools, zip wiring, Harrisions caves, sugar planatation houses are all in the locality.
The parish also has great historic significance, as it was here that the first British settlers landed in 1625. Under the authority of King James, the British claimed Barbados upon landing in St. James' present-day city of Holetown (formerly Jamestown, named after the King himself), this settlement turned Barbados into what would later be known as "Little England".
Though a haven for tourists and foreign expatriates, St. James is far from exclusive. As one of the bigger parishes, it is home to over 20,000 nationals strewn across its many districts, across various social strata. The parish is home to the prestigious Queen's College, one of the foremost schools not only in Barbados, but the Caribbean, founded over a century ago by a British plantation owner by the name of Col. Henry Drax. At its most rural, the parish's many villages (such as the seafront "Fitts Village") are abuzz with activity, near-familial camaraderie, and an active social atmosphere.
The Sandy Lane area
The Falls, St. James places you at the social epicenter of the famed West Coast of Barbados, within minutes of gourmet restaurants such as The Cliff, The Tides and Daphnes as well as within walking distance of Bajan Blue and L’Acajou at The Sandy Lane Hotel.
Select duty free shopping is also available in nearby Holetown with designer labels at the recently opened Limegrove both of which are within a fifteen minute walk. The area also offers a wonderful selection of amenities and conveniences such as Italian coffee shops, fashion boutiques, banks, police station, post office, public library and a supermarket.
The Falls is also within walking distance of the pristine blue waters of Sandy Lane Beach. Slip away from your tropical haven to relax on the powdery sands and warm waters of the Caribbean Sea, you can even indulge in a spell of celebrity watching. Nearby is the popular Paynes Bay which offers a lively beach bar, water sports and sun chairs for hire. And of course, for those who demand the finest things in life, you would be just two minutes drive from the Sandy Lane Country Golf Club.

• Barbados is served by scheduled services from Europe by British Airways from London Gatwick, Virgin Airways from Manchester & London Gatwick, and weekly charters (if seats are available) by First Choice & Thomas Cook.
• Schedule services out of North America are through American Airlines ( New York & Miami), Air Jamaica (New York) and Air Canada (Toronto).
• Car hire available from a variety of Companies including airport based Drive-A-Matic www.carhire.tv. Drive-A-Matic has a base at the airport but along with other Companies will deliver the car to the property if required.
• Taxis are plentiful and reasonably priced (costing about US $45 from the airport). We are happy to recommend and help you in this process

We had a fabulous time at No.15 The Falls. I was really happy with the super king size bed which was very comfortable and the black out curtains. The bedroom was large and spacious and sunny. Very comfortable house with all the facilities we needed including a bbq. The location was also fantastic thirty second walk to the main road where you could easily pick up a bus or walk to Holetown in 15 minutes. The house keepers Ros and Sandra were very welcoming and helpful. It was also great to have Barbara on the end of the phone to help with any problems or queries we had. I loved it and am hoping to go back soon! |

We arrived on a late flight and were met by the a very pleasant house advisor. She walked us through the property and familiarised us with the home and property. It is a very well furnished home with all the conveniences of home. Well situated just behind Sandy Lane. We enjoy both Sandy lane beach and Paynes bay beach, which are very close with a public access between the two beaches within walking distance and one or two minutes by car. A thoroughly great stay. |

"The house was better than advertised! It is fully equipped and everything has been thought of from the smooth booking, the “meet and greet” through to the crockery, glasses, laundry, cooking utensils and juicer for those early evening cocktails! All has been tastefully thought out.
There was also maps, books on the island and plenty of guides. Sandra is a very accommodating Housekeeper, nothing was too much trouble. The quietness of the area provides tranquillity but within 5 minutes you can be in the heart of Holetown and dancing in the piano bar!
