Grateful Apartment located just ten minutes’ walk from the beach, on the outskirts of the town often referred to as one of Sardinian’s best kept secrets. Quiet and peaceful, yet only fifteen minutes from the larger resorts such as Olbia, the villa has easy access to all amenities, including the local market for bargain hunting, and many excellent restaurants for eating out just all 100 metres from the house.
Our House is directly connected in the historical centre of the town and for this reason ideally reachable for our guests. Whether you are staying for business, hosting an holiday or event, or planning a weekend break, we have designed spaces in which you can live, work and relax.
House is composed of: 1 kitchenette, 1 living/diningroom (single sofa bed, ), 1 bedroom (1 double bed), 1 bathroom (shower, sink, Toilet, bidet). General: terrace on the first floor (or garden......), private parking place.

The Sardinia region
San Teodoro lies on an enchanting piece of coast in the North-eastern part of Sardinia. There are a lot of beaches with fine and white sand, an untouched deep sea and pink coloured rocks of granite sinking in a sea which is green like emerald; and all these aspects make Sardinia the favourite destination of many tourists. At only 27 km from Olbia’s harbour and airport, San Teodoro offers a rich hinterland with its typical Mediterranean vegetation called " macchia " and several natural itineraries of rare beauty.
The coast is very irregular, due to the promontories, the small beaches and the rocks, and it is therefore ideal for excursions by boat to the gorgeous isles of Tavolara, Molara and Molarotto. TRADITIONS IN SARDINIA • Ardia is a ritual horse-race. It takes place every year in Sedilo, a town in the province of Oristano, the 6th and the 7th of July. Dozens of horsemen throw themselves in a crazy race in honour of Saint Costantino: devotion, dust, sun, fiery horses, competition... all this is Ardia. •

THE FESTIVAL OF SANT'EFISIO Sardinia's most important religious event: hundreds of pilgrims gather in Cagliari from all over the Island to honour the Saint, wearing traditional costumes. SARDINIA'S WILDLIFE Sardinia's environment is particular, and its landscape offers different and varied views; mountains and massifs rise in the inner part, along with plateaux and tablelands, whereas the Campidano plain stretches in the south. Sardinia is an ancient land and its origins go back to millions of years ago: its distance from the European continent and its geological features have created a perfect environment for endemic animal species and plants, such as the Monk seal, which is rarely sighted, and peregrine hawks, a dying species. A characteristic phenomenon is onanism: in Sardinia there are some species that are smaller than those living outside the Island, such as the small horses on the Giara plateau, or Sardinian deer, smaller than their European "cousins". There are many different birds, along the coasts and on the small islands surrounding them, as well as in the inland regions; the sea is very rich in fish, shell-fish, and sea plants, in addition to turtles and dolphins. The most common vegetation is Mediterranean maquis, evergreen bushes and shrubs (myrtle, lentisk, laurel...), which are usually 2-3 m high. There are several holm-oaks, oaks and cork-oaks, as well as olive groves and prickly pears. Another interesting feature is represented by ponds, especially in the southern and central part of the Island; pink flamingos stop in these areas, during their migrations between Tunis and Camargue. Several colonies of flamingos can be seen during the summer and the winter, in the Molentargius pond (Cagliari) and in the ponds in the Oristano area. In 1993, flamingos nested in the Molentargius pond, a noteworthy and recurring situation. The coasts are rich in bays and caves, characterised by extraordinary rocky formations, that open up in front of the visitors' eyes: don't miss the Bue Marino and the Neptune Caves. The Capo Caccia headland and the cliffs in Nebida and Masua overlook a crystal-clear sea. Don't forget the natural parks (Gennargentu, Sette Fratelli, and Monte Arcosu are the most important ones), and the Tavolara Marine Preserve.

How to get there
At your arrival (from Olbia airport and port ) take the road number 125 in direction NUORO/SINISCOLA and, after having driven for 22km, you’ll join San Teodoro very quickly. Or if you want, from airport and port please take bus "ARST" (www.arst.it). Ticket cost € 2,00 per person/way.
Here you can take the bus, taxi or you can book directly with us (€ 25,00 for 2 persons/1 Way) the transfer from Olbia.

The house is really near the beach; the main beaches (La Cinta.....) are reachable in 10-15 minutes on foot.
Further details outdoors: San Teodoro could be considered one of the best tourism point in North Sardinia. Only 24 Km from Olbia (airport and port), your apartment is located directly in the centre of the town, 100 metrs only from shops, markets and all commercial centres. Beaches like "La Cinta", "L'Isuledda" are only 700-800 metres from your apartment.
The apartment is very well equipped, well furnished, it is a new built that have all the services and all the characteristics for a very good holiday.

Conditions
Strictly no smoking except on the balcony. Refundable breakages deposit of € 150,00 required on arrival, to be refunded at your departure (subject to satisfactory property inspection). For definite booking, we ask 30% as deposit. The rest of money will be asked at your arrival in Sardinia.
