About the home

Situated high in Garfagnana, on the outskirts of the village of Caprignana, with dramatic mountain views, Caprignana, is a very sympathetically restored quality Country House and large pool.

The spacious, light and airy property is actually split into two 3 bedroom apartments, each with individual eating aeras.

The house has a real traditional feel, with all modern comforts. There are plenty of beamed ceilings, traditional style flooring in some rooms, and quality solid wood floors in the ‘night zones’. Much of the furniture is hand made, as are the kitchens, and the chestnut wood windows….

Finished to a high standard, each apartment has 2 double bedrooms and 1 single bedroom, 2 luxury bathrooms (one is an en suite shower room and the other is a family bathroom with tub and separate shower) and an open plan living/kitchen/diner.

There is also a large loggia, overlooking the garden (with table, chairs and umbrella), for shaded dining and relaxing .

Each kitchen is equipped with oven, 5 ring hob, fridge/freezer, dishwasher and microwave, and there are flat screen SAT TV’s, DVD players and CD’s.

Outside, there is a brand new infinity style pool 6M x 12M plus Roman steps, and decked sunbathing area. Enclosed garden, plenty of parking, and totally stunning views!

The Garfagnana region of Tuscany, often known as its ‘Green Lung’ is situated away from the milling crowds that can often be found at the most famous Tuscan locations and is totally unspoilt, remaining untouched by tourism.
The scenery is spectacular, green and mountainous with views of both the Apuane and Appenine mountains at every turn…And, due to the altitude whilst the weather can be very hot, it is always pleasantly cool for sleeping…
The food is usually home made, using home grown produce, and is typically simple and extremely tasty. Prices here remain very reasonable due to the fact that food is prepared with the locals, and not tourists in mind…The local wine is cheap and surprisingly drinkable!
The pace of life is slow and peaceful – spend your days enjoying secluded picnics, swimming in rivers, or watching locals play bocce or ‘cheese throwing’. Visit hundreds of ancient hill top villages, or relax at home basking in stunning scenery.
For ‘townie’ days, visit the mediaeval towns of Barga, Lucca, Castelnuovo, with Pisa and Florence within easy reach too…

The property is only a few minutes drive from the Orecchiella National Park, ideal for walking and close to the fortress of Verrucole, with Orzaglia, the village where locals still do 'cheese rolling' at weekends within walking distance. There are plenty of hilltop villages, walking and picnicking opportunities in the immediate vicinity, but other distances are:

Mediaeval town of Barga 40 minutes

Lucca, 90 minutes

Pisa 120 minutes
