The villa has breathtaking views of romantic hilltop villages, vineyards and olive groves rolling down to the Adriatic Sea and lush wooded countryside rising to the impressive Sibillini mountains.
The villa was beautifully rebuilt in the 1980's, recently refurbished and inside it is bright, modern, comfortable and spacious. Outside the garden extends to 2 acres with mature plants and fruit trees (you are free to pick when ripe). Unusually for the area a large flat lawn is ideal for ball games or simply lounging and the perimeter is securely fenced to ensure complete privacy for you and peace of mind allowing kids to play.
Dining is available both indoors or al fresco under the covered portico.
A pool will be installed in spring 2014 and there are several public pools nearby, a large lido in San Ginesio or a small family oriented pool in the woods near Sant Angelo in Pontano. Alternatively nothing beats the fresh water and mountain views of Lake Fiastra, half an hour away with pizza and beer ready in the local ristorante at the end of the day.

The Marche region
Le Marche lies in the central region of Italy, due east from Tuscany and largely unspoilt by tourism.
Le Marche has a long history and strong culture. You will pass Roman ruins, abbeys and fortresses on your way to beautiful historic town centres with their villas and museums.
Local food and wine are simply outstanding, the region is justifiably proud of its produce. Seafood dominates the coastal towns but inland there is a wide selection of meats. Menus vary around seasonal ingredients although pasta and pizzas are widely available. Weekly markets are well worth a visit.
The 180km long coastline consists mainly of sandy beaches.
Urbino to the north is home to the Galleria Nazionale delle Marche, the region's pre-eminent museum.
Ascoli Piceno in the south of the region is a stunning town with marble piazza.
The university city of Macerata is less than half an hour away and open air operas should not be missed during June and July.
Villa Tua sits in the heart what is known in Le Marche as the Golden Triangle. This is the highly sought after area of rolling hills between the beautiful medieval towns of San Ginesio, Gualdo and Sarnano. To the west you can see the Sibillini mountains rise to over 2000m while to the east lie the coastal resorts of the Adriatic - you can be on the beach in 30 minutes.
The Monte Sibillini is a protected wildlife habitat. You may not see the lynx or wolves that have recently repopulated the mountainous areas but wild boar, golden eagle, fox, roe deer and porcupine are all possible. A holiday in May/June must include a visit to the wild flower meadows of Castellucio, high up on the mountain plains. More than 50 types of wild orchid can be found here.
San Ginesio is a beautiful walled medieval town with a few bars, restaurants and shops. Known as the balcony of the Sibillini it offers spectacular views over the Gran Sasso and Sibillini mountain parks.
Sarnano, a larger fortified medieval town, is a ski resort in the winter and spa town in the summer months.
Throughout the year, but particularly in the summer months, most villages hold local festivals and you will feel very welcome.
