Several of the air-conditioned bedrooms open directly to the garden and the bathrooms are bright and modern. French doors lead from the large and very well-equipped fitted kitchen to a dining loggia with wonderful views, and steps lead down between olive trees to the villa's private swimming pool on a sunny terrace at the foot of the garden.
The property boasts amazing 360-degree views of the surrounding countryside, where you can witness spectacular sunsets while sipping an aperitivo from the terrace!
The ground floor of this quaint property has an entrance hall with phone and house alarm. There is a large and extremely well-equipped kitchen with a breakfast table and French doors opening to a loggia with a dining table and BBQ. The floor also has a sitting room with a TV and fireplace and a spacious dining room seating 12.
There is a guest bathroom with shower. A single bedroom (Full-size bed) with direct access to the garden. A double (King) bedroom with an en-suite bathroom with shower and direct access to the garden. There is also a Laundry room with washer and tumble dryer.
On the floor floor you will find situated a lounge area with a television. There is Double bedroom with a king-sized bed, an en-suite bathroom with bath and direct access to the garden via an external staircase.
There is an additional triple (three single beds) bedroom for children with an en-suite bathroom with shower. A Double (queen) bedroom with a very large picture window and a Double (queen) bedroom. Both these rooms share a bathroom.
Out side there is a large, very nicely planted sloping garden with olive trees and a lawn area with 40 acres (16 ha) of private land, with paths for exploring, and a pond at the bottom of the property.
The garden boasts amazing 360 views of surrounding countryside. There is a swimming pool, 12 x 6m/38 x 19 feet, set on a terracotta terrace below the villa with wide open views of gently rolling hills covered in fields and forests.

The Tuscany region
Villa Toiano is an incredibly property from which a modern day visitor can experience the glory of Tuscany as it once was; unspoiled, friendly, with a fascinating history, interesting archaeological ruins, ancient olive groves, and the famous vineyards of Pisa's DOC Chianti region.
Until the middle of the 20th Century every village in Tuscany had a community oven, where villagers gathered weekly to bake their dough and enjoy a glass of vino. The advent of commercial bakeries and home appliances brought the practice to an end, and Toiano's oven, which dated from 1780, fell into disuse and, eventually, ruin. Villa Toiano was reborn from the stones of that ancient oven and the farmhouse that stood nearby.
Set in the middle of 40 acres of private land, this beautiful farmhouse overlooks rolling hills and its own olive grove, midway between San Gimignano and Pisa.
