Collinella 12 is a semi-detached villa, in a typical Tuscan farm building , newly renovated yet retaining the rustic charm, with stone walls and chestnut beams under a pantile roof. The hamlet is on a private road situated perfectly between San Gimignano and Volterra, with uninterrupted views across a rolling landscape. San Gimignano is 14 km away , a most beautiful walled medieval town with many restaurants and interesting shopping. Volterra is 15 km , another walled town with a bustling market and lovely buildings and cafes. Siena is 50km , steeped in history and Florence 60km distance offers many cultural and historical delights. There are several small restaurants in the area of Podere Collinella where one can enjoy the local dishes.
Podera Collinella is situated off the main road to San Gimignano,3km along an unmade private 'white' road, lined with olive trees , mediterreanean bush ,and lovely rolling countryside.

Podere Collinella 12 is a semi-detached villa with private gardens on 3 sides and amazing views across the valleys to Volterra to the south and Pisa to the west. It is unique on the development as it has the bonus of 2 terraces, both with lovely dining furniture and gorgeous views, one is south facing under the gazebo and the covered terrace west facing for sundowners ! There is a double bedroom and bathroom on the ground floor with access to the west facing garden , and a double and twin bedroom upstairs with a second bathroom with washing machine. The furniture is a modern light oak and the beds are comfortable.The kitchen is newly fitted with cooker and dishwasher and large fridge freezer. The sitting area has italian leather sofa and chairs. Mosquito net windows to downstairs bedroom.
As the villa is set on a slight hill we do get a pleasant breeze
which is most welcome in the hot months.
We choose to let to groups of 4 guests although there are 3 bedrooms available.

The shared pool is 7 m by 14 m and from 1.5m deep and is open from May to September. It is approx 3 feet deep to approx 5 feet .The manager of the estate takes care of the pool and gardens.
The apartment has a private garden with sitting areas in the sun and shade. Being in a slightly elevated position there are wonderful views all around the villa. There is a barbecue for guests use. All the garden furniture is good quality and there are sunloungers for use.
As the apartments are all privately owned, and few are rented out , we ask you to respect the privacy and quiet of the neighbouring apartments.
Parking is restricted to the parking area and cars are not allowed to be parked outside apartments to restrict views.

IF THIS IS BOOKED WE HAVE A 2 BEDROOM APARTMENT AT TORRICHI FARMHOUSE, ONE KM BEFORE COLLINELLA. VERY SPACIOUS WITH KING BEDROOM AND EN-SUITE BATHROOM , TWIN ROOM AND SECOND BATHROOM. GROUND FLOOR WITH WEST FACING TERRACE INFINITY POOL.
20% on reservation please and the balance 8 weeks prior to occupation.
Payment by cheque or bank transfer.
£100 damages / key loss deposit payable , refunded on return less damages.
Rental includes a light clean but does not include removal of rubbish ,washing dishes etc.
Please notify owner immediately on occupation if anything is not in working order, or we assume that all is working on occupation.
Conditions
Dates may be flexible in low and mid season, otherwise saturday to saturday bookings.
Minimum stay 4 nights low season.
Central heating is not included and is charged at 80e per week.
Cancellation policy -if i can re-fill the booking I will only charge £50 administration fee, or if you re-book in the same year.

The Tuscany / Siena Province region
Podera Collinella is beautifully positioned in the heart of Tuscany, an idyllic setting on a slight hill , affording spectacular views of the Tuscan landscape. It is a wonderful area to walk or cycle, and although totally peaceful down a private road . the main attractions of the area are easily accessible. It is a perfect palce to relax after a day's sightseeing and unwind with a glass of the local wine , - bring your paint box !
The San Gimignano area
San Gimignano , the nearest town , is famous for its 15th Century Towers and many festivals. It also offers a host of restaurants , delightfully situated along the cobbled streets and around the Piazza. Volterra is 15 km , a medieval walled town with its ampitheatre, historical buildings and many restaurants. As well as a good supermarket , here you will find a bustling street market where the local produce is brought on Saturdays.
Siena , known for the festival of Il Palio is just over 30 minutes drive, offers history and art, restaurants and shopping. Wonderful for people watching at the Piazza del Campo where the street artists entertain amidst the many cafes and bars. Florence is accessible in under one hour , steeped in art and history, wonderful architecture and elegant shops.

Fly to Pisa - Podera Collinella is one easy hours drive, on the Fi-Pi- Li motorway.
Budget flights from most UK airports including Bournemouth , Bristol , Luton , Manchester as well as London.
Ryanair, Thomsonfly and Jet 2, amongst others, fly regularly to Pisa.
Fly to Florence from Heathrow or Gatwick. Collinella is about 55 minutes drive.
Car ferry to Livorno.
Train to Poggibonsi.
All major car hire companies operate from Pisa.
Podera Collinella is a converted farm and so is situated in a peaceful , rural location. It is at the end of a 3km private 'white' road.

We had a wonderful family holiday here in June 2011. We had never been to Tuscany before and completely fell in love with the area. The weather was beautiful, the apartment comfortable and ideal for our needs, the food and wine were delicious and the countryside stunning. It will be hard to top this holiday! I think we will definitely be returning to Tuscany in the near future. |

After searching through many holiday lettings in Tuscany we finally found Collinella 12 - the pictures on the website looked fabulous and Vicky the owner was extremely helpful even before we had even booked. We were sent directions from the airport and many other useful directions to main attractions in the area (along with recommended car parks - which without we could have got lost!). Vicky also recommended some large supermarkets on the way to the Villa - the IPERCOOP was brilliant so stock up!! But the nearest COOP to the Villa is only 15 mins away in Montaione. The drive from the airport was only about 45 minutes and the directions were simple and easy to follow! As you come off the main road there is a track about 2/3 miles long - but the drive is SO SO worth it! The views were spectacular - 360 degrees infact! The Villa is situated on top of a hill and so so quiet - perfect for that romantic chilled out setting! The pool was great and most of the time we had it to ourselves. The rooms were lovely and spacious and the kitchen was very well equipped. The terrace outside the apartment,with lovely cusioned seats, boasted the best view which is probably why my boyfriend chose this setting to propose to me on the second day of the holiday.......and i couldnt have wished for a more perfect place to get engaged! :) We visited Volterra, Siena, San Gimignano, Florence and Pisa which were all within an hours drive - the villa could not have been in a more perfect location! We also drove to Rome for the weekend half way through our stay and it only look 3 1/2 hours! (Some great hotel bargains Fellini Inn (well recommended) and reasonable parking - which is free on Sundays). There was a beautiful restaurant/pizzeria which had been recommended and is only a 10 minute drive away - £20 a couple on average for bottle of wine and pizza! And definately value for money!! Overall the Villa was clean, comfortable (home from home), set in the most amazing setting and it's location was spot on! :) Thank you Vicky for making our stay so perfect and I will never forget Villa Collinella 12 where my fiancee and I got engaged - and hopefully we will return on one of our many anniversaries to come! Credit cards accepted or payment in any currency with Pay Pal with charges.
Electricity and water , linen and towels are inclusive and 4 units of gas per week , which is considered adequate for hot water and cooking, If central heating or more gas is used it is charged at 4.5 euros per unit and deducted from the deposit.
