Collinella 12 is a semi-detached villa, in a typical Tuscan farm building , newly renovated yet retaining the rustic charm, with stone walls and chestnut beams under a pantile roof. The hamlet is on a private road situated perfectly between San Gimignano and Volterra, with uninterrupted views across a rolling landscape. San Gimignano is 14 km away , a most beautiful walled medieval town with many restaurants and interesting shopping. Volterra is 15 km , another walled town with a bustling market and lovely buildings and cafes. Siena is 50km , steeped in history and Florence 60km distance offers many cultural and historical delights. There are several small restaurants in the area of Podere Collinella where one can enjoy the local dishes.
Podera Collinella is situated off the main road to San Gimignano,3km along an unmade private 'white' road, lined with olive trees , mediterreanean bush ,and lovely rolling countryside.

Podere Collinella 12 is a semi-detached villa with private gardens on 3 sides and amazing views across the valleys to Volterra to the south and Pisa to the west. It is unique on the development as it has the bonus of 2 terraces, both with lovely dining furniture and gorgeous views, one is south facing under the gazebo and the covered terrace west facing for sundowners ! There is a double bedroom and bathroom on the ground floor with access to the west facing garden , and a double and twin bedroom upstairs with a second bathroom with washing machine. The furniture is a modern light oak and the beds are comfortable.The kitchen is newly fitted with cooker and dishwasher and large fridge freezer. The sitting area has italian leather sofa and chairs. Mosquito net windows to downstairs bedroom.
As the villa is set on a slight hill we do get a pleasant breeze
which is most welcome in the hot months.
We choose to let to groups of 4 guests although there are 3 bedrooms available.
UPDATE SEASON 2013 : from now on we also have a cot (with linen) and a high chair available at the house !
(we also provide a sleeping bag for babies if needed and a musquito net for the cot)

The shared pool is 7 m by 14 m and from 1.5m deep and is open from June to September .
It is approx 3 feet deep to approx 5 feet .The manager of the estate takes care of the pool and gardens.
The apartment has a private garden with sitting areas in the sun and shade. Being in a slightly elevated position there are wonderful views all around the villa. There is a barbecue for guests use. All the garden furniture is good quality and there are sunloungers for use.
As the apartments are all privately owned, and few are rented out , we ask you to respect the privacy and quiet of the neighbouring apartments.
Parking is restricted to the parking area and cars are not allowed to be parked outside apartments to restrict views.
20% on reservation please and the balance 8 weeks prior to occupation.
Payment preferably by bank transfer.
€120/£100 damages / key loss deposit payable , refunded on return less damages.
Rental includes a light clean but does not include removal of rubbish ,washing dishes etc.
Please notify owner immediately on occupation if anything is not in working order, or we assume that all is working on occupation.
The Tuscany region
Podera Collinella is beautifully positioned in the heart of Tuscany, an idyllic setting on a slight hill , affording spectacular views of the Tuscan landscape. It is a wonderful area to walk or cycle, and although totally peaceful down a private road . the main attractions of the area are easily accessible. It is a perfect palce to relax after a day's sightseeing and unwind with a glass of the local wine , - bring your paint box !
San Gimignano , the nearest town , is famous for its 15th Century Towers and many festivals. It also offers a host of restaurants , delightfully situated along the cobbled streets and around the Piazza. Volterra is 15 km , a medieval walled town with its ampitheatre, historical buildings and many restaurants. As well as a good supermarket , here you will find a bustling street market where the local produce is brought on Saturdays.
Siena , known for the festival of Il Palio is just over 30 minutes drive, offers history and art, restaurants and shopping. Wonderful for people watching at the Piazza del Campo where the street artists entertain amidst the many cafes and bars. Florence is accessible in under one hour , steeped in art and history, wonderful architecture and elegant shops.

"A fantastic holiday in a stunning location."
Our family holiday at Collinella 12 this summer lived up to all expectations. The property is beautifully laid out with all home from home comforts. The views were amazing whether you chose to sit on the front terrace to catch the morning sun or on the back terrace to watch the sunset. My husband and son went on many exhilerating cycling rides exploring the local terrain, braving the soaring temperatures, knowing they could jump straight into the pool on their return. Exploring Volterra was a joy for my daughter who is a great fan of the Twilight series. It has inspired my teenage children to return to Tuscany in the future.

"Stunning Location, Picture Perfect!"
My Husband and I with our Brother and Sister in Law travelled to Tuscany in July to see Andrea Bocelli perform in concert in his home town of Latajico. The apartment was perfectly situated for the concert (15-20 mins drive away). We arrived on the Saturday afternoon to a beautiful clean, well maintained apartment with breathtaking views. The drive to to apartment is down a long white unmade Tuscan road, there are lots of these in Tuscany, these take you out in to the 'rolling hills' and have the best views. It is well worth the trek, all we would advise is that if you are hiring a car make sure you hire one with a larger engine as the apartment is situated at the bottom of a hill, so it makes the journey much easier. The apartment has access to a lovely swimming pool, again with beautiful views. Collinella 12 is in a great location close to San Gimignano, Siena, Florence, Volterra and Pisa and there are some very reasonable restaurants close by serving fabulous food, our particular favourite is Il Castagno which is just up the hill in Gambassi Terme. We enjoyed watching the beautiful sunsets each evening over a glass of wine, it doesn't come much better than that!! Highly recommended.

"Ideal location for a relaxing holiday in Tuscany"
This was our second visit to this area, having stayed at podere torrichi in June 2011, which is also owned by Vicky. Other reviews have complained about the "white road" which leads to the property, these roads are well known and to be expected when staying in a converted traditional Tuscan farmhouse property! On both our visits we have had the most relaxing time, visiting many of the main tourist towns such as San Gimgnano (fabulous ice cream), Siena, Pisa, Volterra, Lucca and even to the beach on one occasion! The villa is well placed for all of these outings. The views are absolutely breathtaking especially the sunsets, of which we have many impressive photos. Overall cleanliness of the villa is pretty good, cobwebs and a bit of dust are to be expected when staying in such a rural location. The pool is great, most of the time we had this to ourselves, plenty of loungers provided too. There are many good restaurants just a short drive away where you can sample the local cuisine. I would recommend this holiday to anyone who is looking for a peaceful location, with the only background noise being the distant cowbells!

Totally tranquil spot in the most beautiful location. Ideal place to visit the local areas including Pisa, Florence and Sienna. Even getting the train into Florence was a great day out. If you want to stay in for a restful day the pool is ideal and pretty quiet. Glad we stayed even with the access road which was more of an adventure and made it even more out of the way for a peaceful holiday. Loved it!

"Loved the location and views of the countryside, away from zillions of people"
The location of the villa is very nice as away from all the tourist activity in San Gimignano. It was good to have two sun decks, so that you could either follow the sun or in our case get out of the cool breeze. Be warned that there are 13 villas at Pondere Collinella, all sharing one pool. While we were there only four villas occupied, so the surroundings were nice and quiet. However, I wouldn't like to be there when a lot of the villas were occupied. Sound proofing between our villa in the next one wasn't very good. The dishwasher didn't clean the dishes that well as it needed salt & rinse aid, as the water was very hard.

We had a wonderful holiday at Podere Collinella. The villa is very comfortable and has beautiful views, we particularly liked having 2 terraces to catch the sun all day. It is off the beaten track, which was very welcoming after sightseeing in Florence and Siena. We made good use of the pool and BBQ ! Would love to return, thank you.

"A superb time was had by all!"
We had a wonderful family holiday here in June 2011. We had never been to Tuscany before and completely fell in love with the area. The weather was beautiful, the apartment comfortable and ideal for our needs, the food and wine were delicious and the countryside stunning. It will be hard to top this holiday! I think we will definitely be returning to Tuscany in the near future.

"Perfect Summer Holiday Retreat!"
After searching through many holiday lettings in Tuscany we finally found Collinella 12 - the pictures on the website looked fabulous and Vicky the owner was extremely helpful even before we had even booked. We were sent directions from the airport and many other useful directions to main attractions in the area (along with recommended car parks - which without we could have got lost!). Vicky also recommended some large supermarkets on the way to the Villa - the IPERCOOP was brilliant so stock up!! But the nearest COOP to the Villa is only 15 mins away in Montaione. The drive from the airport was only about 45 minutes and the directions were simple and easy to follow! As you come off the main road there is a track about 2/3 miles long - but the drive is SO SO worth it! The views were spectacular - 360 degrees infact! The Villa is situated on top of a hill and so so quiet - perfect for that romantic chilled out setting! The pool was great and most of the time we had it to ourselves. The rooms were lovely and spacious and the kitchen was very well equipped. The terrace outside the apartment,with lovely cusioned seats, boasted the best view which is probably why my boyfriend chose this setting to propose to me on the second day of the holiday.......and i couldnt have wished for a more perfect place to get engaged! :) We visited Volterra, Siena, San Gimignano, Florence and Pisa which were all within an hours drive - the villa could not have been in a more perfect location! We also drove to Rome for the weekend half way through our stay and it only look 3 1/2 hours! (Some great hotel bargains Fellini Inn (well recommended) and reasonable parking - which is free on Sundays). There was a beautiful restaurant/pizzeria which had been recommended and is only a 10 minute drive away - £20 a couple on average for bottle of wine and pizza! And definately value for money!! Overall the Villa was clean, comfortable (home from home), set in the most amazing setting and it's location was spot on! :) Thank you Vicky for making our stay so perfect and I will never forget Villa Collinella 12 where my fiancee and I got engaged - and hopefully we will return on one of our many anniversaries to come! We were disappointed with the long dirt track that we had to drive down every time we left the property. Colinella is set in stunning countryside but is in a very reomote location.The nearest town is a good 20 minutes drive away On arrival the villa was not as clean as we would have liked with cobwebs everywhere, especially in the upstairs bathroom, and there were piles of dirt in the corners of the stairs,. The pool does not have a shallow end so is not suitable for young chilldren, we had a 6 & a 3 year old with us. We were not warned about the fox problem, a guest in the next villa had been bitten two weeks prior to our arrival so we could not leave our patio doors in the bedroom open at night and it did get very hot There is also a strong smellat the front of the villa which we assumed came from the sewage pipes. On tne plus side this is the best equipped villa we have ever stayed in with everything you could possibly need, except Sky tv. As mentioned the setting is stunning and the sunsets were fabulous. The bedrooms are a good size and very comfortable beds.
Firstly I am pleased that you enjoyed your holiday and you appreciated that the villa was well equipped for your family. We do state on our information that the private road to the Podera is 'white road' which is common in this part of tuscany. Poderes are renovated farm building so by nature are usually off the beaten track away from the main roads. I have not had complaints about the cleaning before and followed up to discover that a cleaner was ill and they were short staffed, I do apologize. It is very difficult to keep insects and bugs out and spiders are very busy at this time of year !I was not aware of the incident with the fox until you had left so I contacted a neighbour who I believe spoke to you about it. Apparently some people were trying to feed the fox and encourage it. It now appears to have gone away. Thank you for your feedback it is very useful.
