Home description

This lovely property has been sensitively renovated using the original materials but now offers all modern facilities and comforts. It is in a small development sharing a large communal pool and enjoying amazing 360 degree views of the surrounding countryside. Ideally placed between San Gimignano and the former Etruscan capital , Volterra, it is the perfect location for exploring Tuscany.
The apartment is light and spacious with doors leading from the sitting room and the bedroom onto terraces and pretty gardens.The bedroom has ample room for a cot, there is also a double sofa bed in the living room.
The apartment is unique in that it has two gardens so that one can sip a glass of wine and enjoy the sunset at the back of the property ,or relax in the sun on the south facing terrace at the front. It is fully equipped for comfort and there are added little luxuries which guests have appreciated.
The views are stunning and location peaceful yet within easy reach of the major attractions of Tuscany. There are many walks and trails from the property into the surrounding countryside.
Podera Collinella is situated 3km along a white road, lined with olive trees , mediterranean bush ,and surrounded by beautiful countryside..

The Tuscany region

Tuscany , a most beautiful part of Italy, is famous for it's historical towns brimmimg with wonderful art and architecture. The landscape is charming with it;s rolling hills, olive groves and classic cypresses. It is known for its food and wine and the many restaurants offering local dishes are delightful. There are many unspoilt villages and small towns with lovley Piazzas , perfect for strolling and shopping as well as absorbing the beauty of the buildings.
Tuscany can be very hot in high Summer, but the location of Collinella, situated on the top of a slight hill allows a gentle breeze even in the Summer months.

San Gimignano area

San Gimignano 14 kms away is one of the most famous medieval towns in Tuscany , a well preserved collection of architecture from 15 th century. Volterra , another walled town is 18km , with lovely buildings , cobbled streets and a good selection of restaurants as well as a colourful market. Siena , 50km is easily accessible , famous for Il Palio and a huge selection of shops and restaurants ,as well as the buildings around the lovely Il Campo piazza. Great place for people watching, enjoying a glass of local wine ! Florence , full of art and fascinating churches and buildings is less than an hour away. Pisa and Lucca are one hour away (68Km)
There are many local festivals and carnivals maintaining the tradition of the area of Tuscany.
Nearest beach is at Vada - a blue flag beach with white sand and rock. S68 road from Volterra takes about 40 minutes.
Castelfalfi, once the summer residence of the Medici family , is approx 20mins.away The estate now offers an 18 hole golf course, tennis and stabling.

How to get there

Fly to Pisa - Podera Collinella is one hour easy drive away.
Budget flights available from Ryanair and Thomsonfly from Bournemouth and Stansted and Coventry ; Easyjet from Bristol and Gatwick; Jet 2 from Manchester, Leeds and Newcastle.
Fly to Florence fromGatwick or Heathrow - Collinella is approx 55 minutes drive.
Car ferry to Livorno.
Podera Collinella is a group of converted farm buildings and is in a very beautiful rural position. It is situated at the end of a 3km unmade private road, which in parts can be bumpy !

•The walls are of the old stone, chestnut beams support the ceiling, and positioned on a slight hill has wonderful views of the surrounding countryside.
Podera Collinella is a group of converted farm buildings ins a beautiful rural location. it is situated at the end of a 3km private, unmade road, so is traffic free. The road is a 'white' road- unmade , so is prone to being bumpy and may be potholes after rain.

Further details outdoors:
The pool is 14m by 7 m ,and 1.5 m deep, equipped with sun loungers and accessible down a few steps from the door of Collinella. It is open from May to October. The pool is not securely fenced.
The hamlet is off a private road , with no traffic, it is gated and has a designated parking area so that views all around are unspoilt.

A £100 deposit is payable and refunded, less any damages ,upon return.
Bed linen and towels are provided.
Gas and electricity are included , but central heating is charged at 100e per week if used.
Cleaning on vacation is included in the price.
Cancellation policy- if I can re-fill the booking I will only charge £50 administration fee, or if you re-book in the same year.

Conditions

As Podera Collinella is situated on a slight hill , regrettably ,it is not particularly suitable for wheelchair users.
The paths are gravel which would make wheelchair use more difficult.
2 x 3 bedroom apartments are also available on this development -
The pool is fenced but not secure for small children, and there is no children's pool.
25% deposit required on booking and the remainder 8 weeks before occupation.
