The Villa is designed to host aesthetes, those who love the peace of the countryside but who also enjoy modern comforts.
It's unique location near the top of a hill, at around 580 meters above sea level, where Tuscany, Umbria and Lazio meet, offers amazing and unspoiled views over Val D'Orcia and Monte Amiata.
The house sits on a saddle of land in the middle of the countryside; there are virtually no other houses in sight, and nothing to disturb the eye other than the beautiful Tuscan countryside.
Our past Guests have all loved the contrast between the outside that is quite simple and maintains the local character and the inside where you will feel a special atmosphere.
The Villa is ideally located half way between Florence and Rome, and only 5 minutes from the famous Fonteverde SPA in San Casciano Dei Bagni, offering oppurtunties for numerous day trips and activities.

At over 500 sqm. the house has a very un-crowded six bedrooms, five en-suite bathrooms, and spacious reception rooms. In the winter you can snuggle into a huge oval sofa in front of a log fire, and in the summer the thick stone walls keep the house unusually cool.
The house is entirely furnished with antiques, collected by several generations of the Berry family, and has recently been restored to the highest standards; for instance every floor and bathroom tile has been hand-made. Yet the bathrooms are light and modern, and the water positively gushes.
It has been designed to sleep twelve people comfortably, and to divide in half for two families if required. Each half can exist independently with its own entrance, kitchen, sitting and dining rooms.
Downstairs we have two large and comfortable double bedrooms with very elegant decorations, one with a bath tub and the other with a shower, and also the children's room with two beds where in the past also adults have slept, which is well stocked with books and toys.
Upstairs we have a beautiful bedroom linked to an amazing bathroom with both hot tub and shower and an astonishing view on Val D'Orcia and Monte Amiata.
Besides, our Guests can choose a double bedroom with the same view, tub in the bathroom and an extra bed which is perfect for sizes of 3 people. The third room upstairs shares the large bathroom and it can be ideally combined by a family or two couples.
In the house there is a big reading library, strong on art history, general history, and novels, as well as Satellite TV for those who enjoy it.
Environmental approach: we have decided not to waste energy by having a heated
swimming pool or air conditioning and we find that if the shutters are closed against
the sun the house stays at a very reasonable temperature.
For internet connection we provide an external modem key that you can plug in your computer.

Our Guests are very welcome to remain at home during the day and in the evenings, lying by the swimming pool in warmer months, or simply relaxing by the upstairs Fire Place reading a book in our Library or drinking a glass of excellent local wine when the weather is colder.
We have Satellite TV, a DVD player, a CD stereo and also have some parlour games to entertain you with friends or family.
During beautiful days you may wish to spend time in our large garden, and to eat on the veranda looking out over the Tuscan hills and Monte Amiata; and then to enjoy a "siesta" in the deckchairs by the pool or under a tree.
The 15 meters long swimming pool, is placed down the hill from the house; just out of sight and in a situation of complete privacy. It has been positioned to share the same views as the main house, and to have a shallow infants pool incorporated within it, the pool with interior steps is very accessible for older people.
The antique furniture and paintings in the house represent a collection built up mainly by the owners' parents and grandparents, although the modern art has been purchased more recently.
We have decided to leave it in the house whilst it is being let to visitors, and we hope that the contrast between the sophisticated contents, and the simplicity of the building, will appeal to our visitors as it does to us.
High ceilings, double glazing and 'persiana' shutters make it chillingly cool in summer; fires and big radiators keep you warm in winter.
The Villa is ideal for aesthetes, for those who love meditation and quietness, and experiencing the countryside but with modern facilities.
Yoga groups, stars observers, painters, photographers, Company's board, artists, and many other special groups will enjoy the privacy, the absence of noises and the special feeling of our hills.
Everybody will be also welcome to using our meeting area, which we can set up with chairs and tables for up to 12 people in the upstairs Reception room.
When we run the Guest House, our chef Fabio will be living onsite and he can prepare for you several Italian or International meals and also organic, vegetarian or special dishes according to your requirements.
We will also be running cooking courses in future.
Children have a dedicated room, since the owners have two of their own, and have designed a special place for them with lots of toys and colors.
If you have polite dogs please bring them with you.
The Tuscany / Siena Province region


Our closest town is Acquapendente that is well worth a visit for all those travelling from Rome to Siena on the Via Cassia, and well known amongst pilgrims that still nowadays walk through the Via Francigena.
Acquapendente is an interesting mixture of history and modernity, where it is possible to find larger markets and shops, the flower museum, the theatre, the cinema, the music school, gyms, fishing and cycling clubs, and also a small golf club.
In every season there are concerts, local events, and "sagre" to maintain the spirit and folklore of the past, the most famous one is the "Pugnaloni", a flower festival on the third weekend of May.
Behind the Villa you find the Monte Rufeno National Reserve Park where paths will take you in the heart of the forest to admire in each season the beauty and the changing colors of the nature, and to spot a variety of local animals and birds.
To our South there is the tiny and traditional Village of Trevinano with its two famous restaurants, the Trattoria "Da Gianfranco" for those who like local and typical food in a simple context, or La Parolina with its delicate and sophisticated dishes.
Fans of wine and food will find our area particularly interesting; Montepulciano and Pienza are only half an hour away by car and we can arrange tours to the vineyards to taste some of the best wines in the world. If you like to go a little further to taste local products in Classic Tuscany also tours in Montalcino, Val di Chiana and Chianti can be organized with traditional cars or Vespa.
In half an hour it is possible to reach Monte Amiata (1728m), the second highest mountain in Tuscany, where there are tracks for both cross country and alpine skiing; a similar paradise for trekking is Monte Cetona on the way to Perugia.
Guests can also enjoy horse riding, visiting the famous Poggio in Celle Sul Rigo, only 15 minutes from home, or choosing from a variety of other riding schools in Acquapendente, Val D'Orcia and Maremma.
For those interested in Etruscan civilization there is plenty of sites to visit to learn more about their history. The Tusci that inspired the ancient Romans, used in fact to occupy a wide area that corresponds today to part of Tuscany, Umbria and Upper Lazio where you will encounter several evidences of their culture. The underground Chiusi Necropoli are only half an hour from us, but a tour to Viterbo,Tarquinia, Tuscania or Cerveteri can also be easily arranged if you wish to visit their largest museums.
Staying with us will also give a chance to our Guest to practice water sports in Lake Bolsena, or Lake Trasimeno, where during warmer days it is possible to lie on the many beaches and enjoy a swim in sweet waters.
Enjoy art and history visiting Orvieto's beautiful Duomo, Pitigliano, Sorano, Radicofani, Torre Alfina, Città della Pieve and Sovana's unique and fascinating structure, or go a little further to Siena "Piazza del Campo", to Arezzo for Piero Della Francesca paintings, or to Assisi for Santa Chiara and the San Francesco churches, just to name some of the most interesting attractions in the area.
For those who stay with us a little longer, it is possible also to organize a visit to Rome and Florence or in other historical cities in central Italy.
Spa and wellness lovers can also visit the famous Saturnia, Chianciano Terme, Bagni San Filippo, Bagno Vignoni, or the amazing Terme Dei Papi in Viterbo, all located within an hour from Villa Felceto.

AttractionsThe Villa is located 5 km away from San Casciano Dei Bagni, one of the "Borghi più belli d'Italia" which means one of the most beautiful villages in Italy and also a mandatory stop on the Roads of Wine and Olive Oil.
Its inhabitants are very friendly and its charming atmosphere, cafes, restaurants, pizzerias and shops will entertain you in each season. San Casciano Dei Bagni is very well known also thanks to Fonteverde Spa that is considered amongst the best European 'wellness' centers. Our Guests can enjoy an high number of treatments and massages in this luxury environment with a 10-15% discount or can visit for no cost the original Etruscan thermal baths which are open to the sky and free to all comers.
