Luxury 3 bedroom apartment with stunning views from all 3 balconies overlooking the marina. Excellent location, situated on the 12th floor with uninterrupted sea views. Full payment is required 12 weeks prior to arrival – booking information will be required plus flight details. £300 refundable deposit will be taken to cover any damages or excessive cleaning costs. This is a residential block and in San Antonio music stops outside at midnight – so please respect the neighbours as complaints will not be taken lightly.

Frequently Asked Questions

1) Can I book online?

You can view the apartment and services on our website, to make a booking follow the link on the Holiday Lettings website.

2) How do I make a booking?

a) When you decide on the date you want, follow the link on the Holiday Lettings page.

b) Once you have booked by paying the deposit you will receive an automated invoice. We will send you an online booking form with the terms and conditions. Once you have filled in the online booking form the booking is confirmed. By completing the online booking form you agree to all our terms and conditions.

c) You can pay a 20% deposit by BACS (directly into our account) or using the PayPal facility.

The deposit has to be paid immediately to confirm the apartment and cannot be confirmed until the deposit has been received.

d) The balance is due 12 weeks before your arrival along with the £500 damage deposit. The date the balance is due is confirmed when you book but you will be sent an automatic reminder from Holiday Lettings 7 days before it is due.

e) Once the final payment is received you will receive an information pack by email. The email contains:

The address with directions to the apartment

The code to the key safe

Important information regarding the apartment

Important telephone numbers

f) The Security deposit will be refunded 7 – 10 days after you leave.

The deposit is for any damage or fines. The security deposit is only retained when a group has mistreated the apartment. Treat the apartment like it is your own and there will be no problems (See section on security deposit for a full explanation).

3) How can I pay for my booking?

You can pay a 20% deposit by BACS (directly into our account) or by the PayPal secure payment facility.

4) How do I pay a security deposit?

You can pay the security deposit by either BACS transfer or PayPal 12 weeks before you arrive.

If you pay by bank transfer you need to allow at least 2 working days for it to arrive. When you leave the apartment please email your bank account details. The email must include:

Bank Account Name

Bank Account Number

Sort Code

The date the money was sent and your surname

The money will be refunded within 7 - 10 days of receiving this email.

5) Under what circumstances is money deducted from my Security Deposit?

The security deposit is only used when a group has damaged the apartment. Treat the apartment like it is your own and there will be no problems. Here are some scenarios whereby we would deduct money:-

a) If the apartment is left in an unreasonably dirty state, for example, if there is rubbish, beer cans and cigarette butts all over the house, if the kitchen full of dirty pots and pans, if there is rubbish sitting in plastic bags.

We hand the apartment over to you in a very clean state and whilst we don't expect the apartment to be cleaned, we expect it to be left in a reasonable state.

b) Broken windows, key fobs, furniture or graffiti on the walls.

c) Broken electrical goods etc.

d) Misuse of the utilities: water or the air conditioning left on all day.

e) Rubbish not being removed from the apartment. Groups must remove rubbish as it is a health hazard and can seriously damage the apartment. Rubbish attracts vermin and ants and takes longer to clean if it's left.

We charge £200 for the removal of rubbish. This is a deterrent and hopefully all groups take their rubbish to their local rubbish point outside (large mental container can be found to the left and right of the main doors on the ground floor).

f) If the police come to the apartment or a neighbour complains about noise pollution we keep the whole deposit to pay any fines. Ibiza is very strict about noise pollution and excessive noise is not tolerated.

g) Anything else deemed misuse of the apartment.

6) When will I receive my arrival information and directions?

We will email the arrival information to you once we have received the balance of your holiday which should be 12 weeks prior to your arrival.

7) What time can I check in to the apartment and when do I check out?

Check-In is 14:00 and Check-Out is 11.00

8) Can I have a late check-out?

Where possible we can arrange for a late check-out (surcharge applies)

9) What is changeover day?

This is the allocated arrival day for the apartment.

10) Can I arrive on a different day?

Yes this is possible but subject to availability.

11) Can I book the apartment for less than 7 nights?

We have a minimum stay of 4 nights but during August the minimum stay is 7 nights.

12) How often is the apartment cleaned?

The apartment will be fully cleaned before you arrive.

13) Can I have extra cleaning?

If you require further cleaning this will be an extra charge of 15 euros per hour minimum 2 hours. Please let us know in advance and we can add this to your booking.

14) Can I have extra linen and towels?

We do not provide towels and linen is only changed if you book extra cleaning.

15) Can I buy Club Tickets?

Yes you can reserve your tickets beforehand and collect them from “The Ship” (Subject to availability). You even get a drink with some tickets! They are cheaper than you would buy on the door and you are guaranteed entrance. All you have to do is email us before you arrive, let us know how many tickets you require, the Club and the night and you pay when you collect the tickets.

Yes our apartment has a digital washing machine, ironing board and an iron.

24) Do I need holiday insurance?

Everybody who travels abroad should protect themselves and their families by buying their own travel insurance.

25) Is there a hairdryer in the apartment?

Yes, one is left in the bathroom (normally).

26) Do the apartments have sun loungers?

Yes the apartment has sun loungers on all 3 balconies

27) Can we have parties and play music?

There are very strict noise pollution laws in Ibiza. Here is a guide:

You cannot have more than 8 people in the apartment as that is the maximum we are legally allowed.

You cannot play music outside (on the balconies) after 12 midnight.

Before 12 midnight the music must be reasonable (so not to disturb the neighbours).

You cannot have after parties, weddings, or any type of gathering without permission (we do not give permission for any parties).

If the neighbours hear noise they are not happy with, they have our number and have the right to call the police. If the police come they will measure the noise and count the people in the apartment. If you are noisy or have more than 8 people in the apartment you will get a very large fine (this can be 2000 euros to 60000 euros).

Since 2009 only 3 groups of people were reported, fined and evicted from the apartment. If noise continues the police will remove the group from the apartment. Everyone can enjoy themselves but they have to respect the neighbours.

***Please note: we retain the security deposit when the police are called for at least one year until we are sure we will not get a fine.

You might expect that holidays in Ibiza are all about dancing the night away in San Antonio with a few cocktails, followed by a morning recovering on the beach. But there is more to this beautiful Balearic Island than meets the eye. The rolling countryside of the north is scattered with rich olive groves and lush woodland and offers a complete contrast to the hustle and bustle of the busier resorts of Ibiza Town and Playa D'en Bossa. Ibiza!

Famous for its hippies and nightlife, cosmopolitan Ibiza is the summer party capital of the world, with spectacular clubs and world famous DJs. Ibiza has more to offer though than just its nightlife, there are over 80 beaches and clear blue sea, stunning landscapes, pretty villages and an amazing history. Ibiza Town, a short distance away, is a truly amazing place, steeped in history with the Dalt Villa, a UNESCO world heritage site looking down. There are designer shops, international restaurants, endless bars.Ibiza is the middle-sized of the 3 main Balearic Islands.

The Island is only about 20 miles long & 10 miles wide. It's climate tends to be sunnier & a little warmer than Mallorca & Menorca. The western ( San Antonio) side of the Island has more sun-hours than the eastern ( Ibiza town & playa d'en bossa ) side & also is much quieter as the flights come low over the east side when taking off & landing.

You will want to Visit Ibiza town & the ancient citadel, look at the boats in the private Yacht clubs , or visit the Casino. Or simply spend a day ( at least !) looking round all the shops in Ibiza town's port area.

The interior of the Island is really beautiful especially in Spring when when the almond blossoms and wild flowers are in bloom . If you hire a car you will have great days exploring from Salinas in the south up to Portinax in the north.

The San Antonio / Sunset Strip area

Boat trips to Formentera, Es Vedra etc are available from San Antonio harbour. There are two golf courses in Club de Golf Ibiza just 20 minutes away by car ; one 9 hole and one 18 hole. Although it's a private club, anyone can play here.There are also over five horsemanship schools on the island.

There are several Scuba Diving schools in Ibiza and 2 are in San Antonio. Each day new people are taught to scuba dive in the clear waters. These surreal underwater landscapes with caves, luminescent fish at night, shoals of fish during the day, are really something.

Fishing can be good especially in late summer when the Tuna & lampuka shoals visit Ibiza.

There are many bays & beaches, some small & secluded & some larger with water-ski & pedalos & wind-surfers. Also there are great cliffs for rock-climbers with clamp-pins already in the cliff-face.

There is a water park in San Antonio, a karting track where you can hire a Kart.

Of course there is the famous night life, the Music clubs, bars, Cafe Del Mar for cocktails at Sunset where you go to "see & be seen". Many restaurants mean that you can spend a month here & not use the same one twice.

To sum up ; Ibiza is a beautiful fascinating Island with something for everyone, whether is is peace & quiet & relaxation or just a Music & Club-Holiday, or sea, sand & sun, or country walks; it is all here and you will want to return.

I was a little concerned that this apartment wouldn't be suitable for us as it was a family trip and we had children with us. However I can honestly say that any concerns were completely unwarran… More

We are glad you enjoyed your stay. The apartment whilst in San Antonio is perfectly located for people not only looking to party but also to chill out. Many of our guests can relax before a night out on the main balcony overlooking San Antonio and the Bay area and is not affected by noise from the hotels, sunset bars or the Westend which are all within 300m.

"Fantastic modern apartment with amazing views in a great location. Cannot wait to return!!!"

This apartment is great value for money. With a fantastic location far enough away from the West End but still only 5 minutes away down a one way street so a very peaceful location. The owners Laura and Nathan were extremely helpful at every stage from the original booking enquiry to refunding our deposit which was in the bank before I had even arrived home. There is a folder in the apartment containing a map of San Antonio and the best clubs and bars to visit which was extremely useful.

There are plenty of balconies to relax on in this apartment and each of the three balconies had sunbeds. The accommodation itself was really clean and modern with plenty of space for the 8 of us and even has a washing machine. The best part of the accommodation was definitely the views they really are breath-taking. We always started our night watching the word go by with a few drinks on the main balcony. There is a small beach cove literally 2 minutes away (you can see it from the balcony. There are folding sunbeds which we took to the beach (that was really good). Would definitely recommend this apartment to anyone and are already planning our trip for next year.

"Brilliant Apartment - EXCELLENT VIEWS"

This apartment really is great. the view from the front balcony is to die for, and the other balconies give great views also. brilliant location, being able to walk to most places. Laura and Nathan have did a great job with the place and the communication between Laura, before and after the stay was great and helpful.

"Luxury and perfect location"

The views from the balconies were absolutely amazing and although the block itself isn't great from the outside, the apartment itself was very very nice and modern with all the mod cons. No problems at all!
The location was also perfect for us as it was just a few mins walk to the bars and clubs of the west end, the beach and close to sunset bars but peaceful and quiet to laze around on the balcony in the day.
Recommended.

The apartment block has undergone extensive external and communal renovations over the winter period. I'm glad you enjoyed your stay and thanks for booking again this year.

"Lovely apartment. Clean & stylish and really well equipped. Booking was also easy!"

What can I say, our stay was amazing. We went to Ibiza for a short get away and found this place! Will definitely be returning soon. Close to loads of cafe's bars and restaurants and such lovely views from the apartment itself which is on the 12th floor, not a problem though as the building has a lift! Communal areas of the building are also clean and tidy. The owners were great Laura & Nathan have a great knowledge of the area and made booking quick and simple. We did have to put down a security deposit which was returned to us at the end of our stay. Apartment has just been re furbished and we were surprised at the level of quality and the attention to detail. Thanks for a great get away, just what we needed! :-)
