Two moorings for your use – fixed (18' max.) and running/outhaul for dinghy/tender (13' max.). Boats can be hired locally. Seasonal ferries run to beaches along the estuary (landing stop, 500 yards).
From parking area (for one car only), steps (67, some gradual, handrails) lead down in three flights to entrance at first-floor level; slate-tiled hall and open mezzanine walkway to stunning length-of-house open-plan living/dining room (TV/Sky/DVD) with oak floors and central feature chimney with gas coal-effect fire. Enormous windows along three sides and a glass-floored area below the work station really do give an 'on-the-water' feel and offer unrivalled and uninterrupted 180 degree views up and down stream. Doors open to a terrace at each end and a little balcony alongside the dining table has views over to Mill Bay. Smart white-tiled and slate-floored kitchen (dishwasher, microwave, fridge-freezer) with gas hob/electric double oven. Loo (washbasin).
Open tread oak stairs down to ground floor and four bedrooms, all on water level and with fabulous views – the master double (5' bed, TV/DVD) with en suite bathroom (suite plus hand-shower) and (lockable) door to pebbled terrace and steps (gate) up to deck above (please note: unguarded drop to water with owners' boat/davit (not for use) above - supervised children only); a double (5' bed, TV); a twin (zip-linkable to 6' double), and a room with two sets of bunks. Shower-room (double shower) and bathroom (suite plus hand-shower). Utility room (washing machine, tumble drier, sink). Door to lawned area, from which path (shared with neighbours) to slipway/foreshore; steps up to front door. The West Country region
The South Hams: southernmost Devon; between the river Dart and river Tamar and south of Dartmoor, lush farmland and wooded river valleys turning to beautiful estuaries, its coast very beautiful and remarkably well preserved – sandy beaches and mighty cliffs between those estuaries, amazingly little sprawling modern ugliness. Inland too, away from main roads, it remains surprisingly peaceful.
Among special coastal places are Dartmouth; sheltered Blackpool Sands; Slapton's long curve of pebble beach and nature reserve lagoon; the cliffs about Start Point and Prawle Point, Bolt Head and Bolt Tail; East Portlemouth's beach and Salcombe's location and views; Thurlestone proving that family seaside places don't need to be brash; Bigbury's huge sands and the fun of getting to Burgh Island; waterside, oak-wood-sheltered Noss Mayo/Newton Ferrers; many others, less easy of access, are for you to discover.
Kingsbridge and Totnes, both old, attractive and small, are the towns at the area's heart; Plymouth – the West Country's biggest town, with Naval base, ferry port, theatre, cinemas, history, Hoe (great views) and Barbican (where the life is) – is on the area's edge. Dartington Hall is an arts centre (films, plays, music, dance) with lovely gardens. Pleasure cruisers ply the Kingsbridge estuary and Dart and Tamar rivers.
Salcombe: one of the most beautifully sited small towns in Britain, at the mouth of the Kingsbridge estuary, a yacht haven with creeks, sandy bays. Waterside pubs, nice shops. Boats to hire, fishing, superb Nat. Trust cliff walks/gardens; museum, tennis, outdoor swimming pool (in summer); pedestrian ferry to East Portlemouth (lovely beaches, The Venus Café and Takeaway). Thurlestone and Bigbury (golf), 6 and 8 miles.
