LOCATION In a quiet mainly residential area of the town yet within a mostly level 5-10 minute walk of Salcombe's famous waterfront, shops and restaurants.

VIEWS Estuary views from the garden and top floor double bedroom.

ENTRANCE Through entrance porch into hallway with access to all ground floor rooms and stairs to first and second floors.

SITTING ROOM A small but cosy sitting room with sofa, chairs, feature fireplace and TV with integrated DVD player.

KITCHEN/DINING/GARDEN ROOM A very well designed and presented open plan area with modern kitchen with a range of fitted units, electric induction hob and oven, fridge/freezer, dishwasher and microwave. Tumble dryer and washing machine in small utility area off kitchen. A step leads up to a light and spacious 'garden room' in front of large folding doors that open onto the decking and garden beyond. Large oak dining table with chairs and long bench, sofa and easy chairs.

BEDROOMS Four in total. On the first floor is a double room with King-size bed and storage. Also on the first floor is a bunk bedded room (most suitable for children). At the 2nd floor (attic) level is a small twin bedroom with two single beds, and a double room with 4'6" bed. N.B. All duvets, pillows and bed linen included - tenants require towels.

BABY FACILITIES Travel cot, highchair, stairgate and changing mat available.

BATHROOMS Two, both fully tiled and refurbished. On the first floor is a family bathroom with bath, shower (over), wash hand basin, w.c. and heated towel rail. On the second floor is a shower room with Mira Sport electric shower, wash hand basin, w.c. and heated towel rail.

OUTSIDE To the rear of the property is a good sized area of wooden decking with table and chairs. Small garden beyond.

PARKING Off-road parking for one medium size car on the driveway in front of the property.

OTHER INFORMATION Mainly stone flooring on the ground floor with carpet in all other areas of the house. Gas fired central heating and hot water with under-floor heating in the 'garden room' extension. Wireless internet broadband available. Strictly no smokers or pets permitted.
