This beautiful and private on-the-river estate in the heart of Gascoigne wine and Armagnac country consists of a 18th-century restored miller’s farmhouse and watermill, in 39 acres of private grounds, heated natural swimming pool, meadows and Woodland nestled among fruit trees and ancient oaks.
The A-class River l'Adour is pebbled with crystal clear waters which flow from the Pyrenees Mountain ski resort of La Mongie, and is excellent for wild trout fishing, kayaking (complimentary kayaks are provided), bathing and swimming. Pebbled River banks and islands offer places for lounging, relaxing under the sun and swimming away the summer afternoons.
The estate is bordered by a protected nature reserve and is perfect for bird watching, painting, writing, walking & cycling.
The all year round natural heated swimming pool is situated on the front terrace, with views of the river, offering privacy to swim, read, eat, drink, relax or sunbathe. Marras is a magical expansive place, a private escape cloaked in serenity, where you can hear the breath of nature and believe in fairy tales. Millers farmhouse has been lovingly restored and decorated to enhance its original features which include impressive open fire places, bread oven, exposed stone walls, oak beamed ceilings and original terrocota tiled floors.
In all there are Five Bedrooms, four of which are en-suite with shower, WC & bidet.

Moulin de Marras location is ideal and is within 35 minute driving distance to Marciac Jazz Festival (August), and 15 minute drive to Mont de Marsan's Fleminco & Arts Festival (July).
Aquitaine is the unspoilt region of France. Moulin de Marras is in the heart of the Landes wine & Armagnac region and vineyards stretch as far as the eye can see. One could spend an entire two week holiday exploring chateaux and wine tasting. It has rolling fairways, walks, horse rides or bike rides, and canoeing along the waterways. Pyrenean Aquitaine is ideal for fishing, white-water canoeing, well-being in the spa towns and hiking through unique landscapes.
The coastline is magnificent and just over an hour. If you are energetic enough to climb the Dune de Pyla (the highest sand dune in Europe) you will enjoy stunning views of the bay and Cap Ferret peninsula. As well as safe and sheltered beaches, the coastline here supports a thriving oyster and fishing industry. There are many great restaurants at Arcachon and Cap Ferret. Bordeaux (under an hours drive) itself is an interesting city with good shops, museums, cinemas and of course restaurants.
The Saint Sever / Eugenie-les-bains area
There are many places of historic interest locally, including Vineyards and numerous Romanesque churches, Golf, Fishing, Kayaking, Walking, Mountain biking, Swimming, Health spas, Wine and Armaniac tours.
For food lovers every town has its weekly market with fantastic fresh local produce. The Saturday farmers market at Mont de Marsan is particularly recommended for its wonderful selection of Pyrenean cheeses, Bayonne ham, foie gras and oysters from Arcachon.
There are many Roman towns in the area, including Eugenie-les-Bains (8 Km) with its famous spas, La Ferme Thermale and three star michelin restaurant run by world famous Michel Guérard. Saint Sever which has an 11th Century Benedictine Abbey, and is an important stop on the pilgrim route to Santiago de Compostela. Dax, another Roman town, is France's most popular spa town with its thermal mud baths.
For four star luxury visit one of France's most eminent chef's, Michel Guerard at Eugenie-les-Bains, with it's 3 star Michelin restaurant and wonderful Auberge serving fantastic traditional local cuisines in the most beautiful of surroundings.
Given its proximity to Spain the area has many Spanish influences including the summer festivals. Every town has its annual fete and the larger ones in Mt de Marsan, Hagetmau and Dax are highly recommended, with carnivals, Flamenco at Mt de Marsan, and the unique local tradition of the Course Landais, a type of bull jumping which has to be seen to be believed.
The flamenco art festival: Since 1989 Mont de Marsan has been the favoured haven of the flamenca artistic expression. For six days, just before the bullfighting festival starts the whole town lives to the rythm of flamenco. Every night the enjoyment goes on till very late with the traditional tertulias (evenings).
Fêtes de la Madeleine: Every summer Mont de Marsan lives to the rythm of the Madeleine Festival. The fame of the Mont de Marsan bullfighting festival "The Madeleine festival" has made it the most looked-forward to event of the last two weeks of july. The whole town dances to the sound of the bandas.
For five days, thousands of festival lovers, from all over France, Spain and even farther away, come to enjoy the wild and picturesque atmosphere of the "bodegas y casetas".
Music Festival: Marciac is a bastide town founded in the 13th century on one of the main routes of the pilgrimage to St Jacques de Compostelle. Its fine central square is bounded by well-preserved arcades, which become alive for two weeks in August to the sound of international Jazz musicians. Marciac is a 35 minute drive from Moulin de Marras.
Skiing: The River Adour finishes at the sea in Chiberta, Anglet (just 3kms West of Bayonne) below, visiting Moulin De Marrast, but starts at a Mountain source just South of La Mongie (Ski Resort) in the Hautes Pyrenees Mountains - 90 minute drive.
Golf: There are 28 golf courses in or near the area covered by Gascogny. The greens and fairways are permanently green, and most of the courses here are adjacent to the large rivers which flow through the departments. The rest is just good grounds management
Gastronomy: On a more accessible level there are treats to be found in the simple country restaurants where one habitually finds a robust, carefully prepared 5 course menu inclusive of wine for 10 euros. Another way to enjoy the local fare is to subscribe to the “repas du chasseur” or one of the meals at the local fetes. Here lunch can stretch through to the evening and would include the likes of Salmis de Palombe preceded by lashings of foie gras on warm toast, and followed by venison steaks with local wild mushrooms. This could be rounded off by a light salad, brebis cheese, and an apple croustade. Wash it down with some of the local wine and set the meal beneath the leafy plain trees in the grounds of Moulin De Marrast or village square and you begin to get a feel for the quality of life to be found in this remarkable region.

If you want to completely kick back, eat, drink, sleep well and recharge batteries, then Moulin de Marrast almost can't be beaten. Early morning walks along the river, late night drinks on the terrace, calm, quiet and totally ready for whatever partying you want to do - 5 days felt like a fortnight away, certainly leaving me ready to return and take up the ugliness of moving house!
But oh that pool!! spent hours just luxuriating in it, especially when others were away, just you, the river nearby, and no-one else anywhere near - great for skinny dipping and letting the sun fall where it doesn't usually manage to!
A heavenly hideaway yet near enough for meals and sight seeing and all those things we usually try to cram in...
