Home description

The house recently built, 2001, is a 3 bedroom luxury beach house located in Sant'Andrea, near the Sabaudia's town centre.

The property is situated in a residential area and located with only a few minutes walk away from a 20 Km of white sandy beach, in the middle of the San Felice Circeo National Park. Supermarkets and all the main shops are five minute drive from Sabaudia. Restaurants are walking distance from the property. However, the area is very quiet and peaceful ideal for a relax family summer holiday.

The house has his own private gardens, front and back, around 250 sqm.

The first floor can be reach by a ramp of an intern house stairs. Has a Double Bedroom a Single Bedroom and a Bathroom. The Double and the Single Bedrooms has a balcony who gives direct view to the back and the front private gardens. In total, including the two balconies, is about 37 sqm. The first floor is fully equipped as follow:
DOUBLE BEDROOM.
Has a king size beds with a latex mattress, pilows, bedside tables, side lights, mirror and drawers. Bed sheets with changes, for pilows and duvet are provided. Door to the balcony.
SINGLE BEDROOM.

Bathroom is fully equipped with a toilet, bidet, sink with an automatic mix water, cealing light, front light, front large mirror and shower box. Hairdryer and bath towels are provided with changes. Hot water.

Ground Floor
The ground floor can be reached after the main entrance gate from the front garden and a spacious covered hall, ideal during the hot summer where a nice sea breeze blows. Heavy and secure entrance house door, multiple locks, allow you to gain you at the ground floor space, around 32 sqm. Window and doors face to he front and back gardens. Details as follow:
OPEN DINING ROOM

Can be reached by an intern ramp of stairs or another external one. Two windows and a small glass window. Details as follow:

Part of the open space has been used as lounge and has a large sofa, low table and various furniture. Cushions. Wardrobe and drawer.
DOUBLE BEDROOM
Another part of the space has been created as Double bedroom. Double bed fit in it with normal mattress, book shelf, bedside tables, side lights and main light.

Property available at 4.00 p.m. of arriving date. Leaving time 10.00 a.m. on departure date.
30% down as deposit, no refundable, on reservation. Booking balance three weeks prior arrive.


Conditions

At the property's reservation, tenants are required to transfer a 30% down of the total amount, as deposit, to make unavailable dates inquired for to others potential guests, via bank transfer and as soon as we will receive confirmation of it, we will apply the reservation confirming it sending a receipt via e-mail. Full payment for the balance needs to be clear into our bank account not later than three ( 3 ) weeks prior your arrival date and at that point we will confirm your booking for the period required. Owner will personally welcome and consign the property keys to your arrive. No caution deposit is required. Property can ONLY be rent at the maximum of five ( 5 ) people. The only presence of one person, superior to that agreed at the reservation, behaves the contract resolution. Tenants can get friends and parents visit at the property only once agreed in advance with the landlord. Tenants entry will take possession of the property not before the hours 04:00 pm. Tenant in exit has the obligation of to leave the kitchen in order both dishes and pots washed and the property should be left within and not later than hours 09:00 am of the departure date.
