Accessed via a rough farm track, the cottage nestles quietly in its own grounds - the larger of a pair of tile hung cottages with parking for 2 cars, and pathway leading to the porchway. The entrance hallway with stairs leads to the upper floor and tiled hallway to the left with storage cupboard and doorways through to the lounge and kitchen/dining room.

The South East England / Sussex region

East Sussex has more woodland than any other county, making it a wonderful place to explore. There are plenty of tiny Saxon flintstone churches and timbered country pubs dotted throughout the picturesque villages nestling at the foot of the South downs. Castles, beautiful gardens, National Trust properties, family attractions and of course, the wonderful Ashdown Forest - ideal for walking, horse riding and cycling - are all to be found in this lovely county.


Rye area

Located in peace and tranquility yet only 1 mile from the famous Cinque Port town of Rye, which is steeped in history with cobbled streets where there are many antique shops, bookshops, tea-rooms, restaurants and pubs. From the upper windows there are views over the Romney Marsh to the sea. This is an ideal area for walkers with footpaths leading from close to the house which follows the Military Canal then across the fields from which there are fabulous views, to local pubs at Playden - the Playden Oasts and the Peace & Plenty.

The very pretty lounge has cream carpeting and rugs, colour TV with video & DVD, CD player/radio, 2 comfortable settees and 4 armchairs, occasional tables, plus wall lighting and an open working fireplace (1st basket of logs provided), plus a doorway to an enclosed and covered porch with chair and table. The delightful well equipped, spacious farmhouse style kitchen, tiled flooring throughout, has a long extendable pine table with chairs (can seat 10), a hand painted dresser with pretty china, cream shaker style kitchen units plus wood-block worktops, an automatic washing machine, dishwasher, full size stainless steel double oven cooker with ceramic hob, microwave, freestanding large fridge, freestanding large freezer, a beautiful oil run Aga and 2 sets of double sliding doors leading out to the garden.

Carpeted stairs lead to the upper floor with long hallway off which lead the 4 bedrooms and family bathroom. There is a double bedroom with a King size bed which has a delightful ornate headboard, bedside tables with lamps, 2 fitted wardrobes - 1 with shelving, white painted floorboards with rugs and a charming dresser with ornate mirror - a hairdryer is available for guests' use. There is a twin bedroom which has 3ft zip-up beds (can be offered as singles or super King size bed), bedside table with lamp, compact wardrobe with shelving and double aspect windows. The master bedroom has a double bed with mahogany bedstead, a pretty pine wardrobe with shelving, bedside tables with lamps and a pretty en-suite shower room with WC, compact washbasin with mirror over and a step-in shower in a cubicle. The spacious, bright and airy family bathroom with vinyl flooring has a claw foot bath, shower in a large cubicle, WC, washbasin with mirror and light over plus a shaver point. The very pretty twin bedroom - shades of blues and mauves, has twin beds with pine headboards , a bedside table with lamp and compact wardrobe with shelving.

This delightful, quirky property benefits from calor gas central heating throughout, inset ceiling lighting and has many unusual pictures and items throughout.

To the front and side of the cottage is the pretty garden with lawns, shrubs, , garden furniture, benches, barbecue and clothes washing line. The cottage has a large gate to the entrance providing privacy and security.

Lovely big kitchen and dining area. Searching for Narnia? Go through the back of the wardrobe to arrive on a small landing above the stairs. Children will love it.
