About the home
A light-flooded house, with cosy yet stylish decor and the finest sand available just outside your door. Decorated in a rustic comfortable style for all seasons. Heating is provided using the latest underfloor technology, fuelled by a ground-source heat pump and the hot water comes via solar panels on the grassy roof.
The two bedrooms are furnished with Egyptian cotton sheets and pocket sprung foam mattresses, which mean you can go to bed and be assured of a wonderful night's sleep. We have also provided thick, fluffy White Company towels for maximum enjoyment. For your entertainment there are flatscreen TVs, iPod docking stations and a digital radio. You won't want to leave.
There is a playroom on the ground floor providing additional accommodation for 2 on request. Alternatively it is a great games room and space to chill out when you come in from a day out - it includes a table tennis and pool table, vintage boxing bag, air hockey, darts and various board and beach games. Don't forget to bring your old VHS movies for the TV in this room - alternatively we have a big collection ready for viewing.
The property also has two large patio areas (off the living room and master suite) which lead onto the communal gardens allowing you a chance to relax in the sunshine (please be aware these are not fenced off from the garden - we ask you to control children and dogs).
On the corned of the square is Rye Bay cafe - our friendly local serving hot and cold snacks, coffees, paninis, burgers, ice cream and alcohol. 2 minutes away on foot are a range of beach-shops, the Green Owl pubs, the Dunes wine bar (also serving great food) and a locally-sourced food restaurant (@The Gallivant Hotel).
All bookings include a welcome basket of food items to get your holiday started including wine, bread, milk, free range eggs, jam and juice. When you provide a written request to book and a 50% deposit we will send you a document which outlines more instructions about the property and some minimal requirements we ask guests to observe.

Further afield is the airport at Lydd, where you can fly across the Channel in a byplane to Le Touquet - "Brighton of the north" as the French call it - magical woodland, beautiful golf courses, a golden sandy beach and a town full of quaint antique shops and the latest French fashions, as well as elegant restaurants and lazy-style cafes.

The lounge includes a seated area with two sofas and two beanbags, plus a dining area with glass table and painted chairs. Dogs are welcome, though not on the beds or sofas please.
The bedrooms are equipped with docking stations for your music, with light airy decor allowing maximum enjoyment of the situation.
The roof is covered in grass - part of the eco-design to retain heat - as well as solar panels which heat the hot water. A geo-thermal pump in the gardens produces energy for the underfloor heating throughout. If the sun doesn't shine there are additional portable heaters, you will always be warm even if you are visiting Camber Sands during the winter months.

The development has communal grounds with sea-hardy plants and new trees which are suitable to the local environment. The main attraction here is the sand dunes and the beach which are literally footsteps away.
There is a cafe, 2 pubs, a wine bar, general store, hotel with delicious bistro, Blue Flag beach, watersports school and golf course within 5 minutes walk. 4 miles away in Lydd there is a go-karting track, a sand track for dirt-biking, a lake for varied watersports, and an airport providing flights to Le Touquet in Northern France.

The property is an eco-house. This means we attempt to use as little unnecessary fuel as possible beyond that produced on site. We ask you to bear in mind that the grass in the communal area is still growing. We feel this is more than made up for by the local environment.
There are 2 parking spaces, one garage space and one hard-standing outside.
Bath towels are included - please bring your own beach towels. The property is covered with insurances to protect damage but you should take out your own travel insurance to cover lost luggage and injury.
The owners live in the property when it is vacant and are committed to attracting tourists to Camber. They have lovingly prepared information and advice on how to best enjoy your holiday in this area. They are happy to advise you on the telephone during your stay if there is anything they can do to help.
Pets are welcome if kept out of bedrooms and off the furniture. We ask for an additional £30 per pet to help keep our property spotless for the next guests. If there is any damage to the property, equipment, carpets or decor we ask you kindly to notify us as soon as you notice so we can repair and ensure the house is safe and suitable for the rest of your holiday.
Conditions
We ask for credit card details to hold, which is only charged by mutual agreement in the event of any damages to the property.
When booking, a 50% deposit is required into our UK bank account to reserve your dates.
Final balance payable in full two weeks before arrival.
Our cancellation policy is one month prior to arrival date. We will refund your money within the final month if we are able to re-let the holiday property for those dates.

The South East England / Sussex region


This is a beautiful area both in terms of its history and also breathtaking natural beauties. The fortress town of Rye, 3 miles away is filled with ancient streets, curiosity shops and delicious restaurants and pubs.
On the doorstep is also Winchelsea with its legendary ancient pubs and secluded beach.
At Dungenness there is an acclaimed nature reserve and lighthouse with amusements for children and twitchers alike.
Our recent and probably favourite trip out is to Tenterden where the Chapel Down winery has been producing red, white, pink and sparkling wines. The new Richard Phillips restaurant, a playground and informal cafe encourages all ages to visit. The wine is really very good. Reservations can be made on your behalf and local taxis recommended from Camber.
There are many days out to enjoy in this corner of the country - you can even take a plane from Lydd (8 miles away) to Le Touquet (which is the northern Riviera of France, with great dining, golfing and beaches).
The Rye / Camber area
Camber is famous for the award-winning Blue Flag sandy beach - we don't mean shingle - we mean proper fine golden sand, with the only sand dunes in East Sussex. There are great shallows at low tide, allowing keen kite and windsurfers alike to make the most of this coastline. In the autumn and winter months the beach is almost mystical, with sun-dappled cycling paths, and great gusts of winds for those brave enough to continue their watersports, or perhaps just walk the dog.
The watersports centre runs sailing, waterskiing, windsurfing, kitesurfing and surfing lessons through to November to entertain children, adults and teenage groups.
There are local vineyards (one with its own award-winning chef running a superb restaurant), museums, an aquarium, nature trails and sporting adventures available - details provided at the house.
There are local golf courses and walking trails across the fields through SSSI conservation areas to the ancient town of Rye. Also in the immediate vicinity is the Cinque port of Winchelsea with sleepy lanes to explore and cosy pubs when the sea breezes pick up along the magnificent coastline. South Coast cycle route 2 also passes through Camber (SusTrans).
During the autumn , take advantage of the changes in local produce available: freshly picked blackberries, and new seafood/fish arrivals into the local shops. Enjoy both music and literary festivals in Rye. Half term and Bonfire Week ("Rye Fawks") are notoriously busy with many family events and excursions available - see above for details or call us.

UK directions - Access from M25 (London), take the M20 signposted Dover, exiting at Junction10 (signposted A2070 to Brenzett). After 10 miles follow signs to Lydd and Rye. Once leaving the village of East Guldeford, Camber is signposted on the left. Proceed 2 miles on this road, past a watersports lake on the right and into the village of Camber.
At the Gallivant Hotel (on your left), turn right into Old Lydd Road and Royal William Square appears after 250yds on your left.

Please call for availability - we aim to be flexible and can offer you a range of dates and day options to suit although please be aware that in peak periods and holidays we have certain weeks where the minimum stay is 7 nights and the changeover day is Friday at 4pm. Check-out is at 10am.
All bookings include linen and cleaning within the price. A welcome basket is also provided with essentials for your holiday including milk, orange juice, bread, butter, jam, free range eggs and a bottle of wine.
An additional charge of £30 is made per pet.
We will confirm your dates on receipt of a 50% deposit.
