Humphries Cross is a an Edwardian country house, set in 20 acres of gardens & paddocks, surrounded by farmland in an area of outstanding natural beauty. Public footpaths and bridleways are adjacent . The property is in a quiet secluded setting, yet only 2 miles from the beautiful medieval cinque port town of Rye with its cobbled streets. Dover & Folkestone for the Euro tunnel & day trips to France (40 mins) & Ashford for the Eurostar (30 mins).
A wing of the property has been tastefully converted into four 1 bedroomed self contained apartments sleeping 2/4. One of which is Poppy being on the first floor, front facing with stunning views, sleeping 2/4 having 1 double bedroom and a sofabed in the lounge. Ideally suited for couples wishing to get away from it all, but near to sandy beaches, nature reserves & towns if relaxation becomes too much!
There are no hidden extras as full linen, towels, electricity, heating & cleaning are included in the rent. Also included is a welcome pack of flowers, fresh fruit, toiletries, beverages and enough groceries for a continental breakfast.
There is an enclosed lawned garden, with rotary dryer , picnic bench with umbrella, garden furniture and barbecue for guests use. Ample private parking is adjacent to the property.

The South East England / Sussex region
Being situated so near to France we enjoy plenty of sunshine and mild winters. Humphries Cross is in an enviable location as it is on the border of Kent & East Sussex, giving guests the opportunity to explore Kent "the garden of England" as well as East Sussex "1066 Country"
We are situated close to Tenterden (Kent) with its quaint antique shops, steam railway, vineyard/winery with shop & bistro & town of Battle (East Sussex) where re-enactments of the Battle of Hastings take place. Gardens & Castles are in abundance such as Smallhythe Place, Bodiam Castle, Sissinghurst Castle, Great Dixter just to mention a few.....
London, Brighton, Canterbury, Eastbourne & Hastings are all within easy reach for day trips.
Also why not stock up on cheap Beer & Wine whilst on holiday, we are ideal for day trips to france as the Eurotunnel is only 45 minutes drive away!
Rye / Playden area
Iden village - a pretty sussex village mentioned in the doomsday book is within walking distance from the property. It has a Shop/P.O, Church, Village Hall, Bowls Club, Riding School & Pub serving good food. Iden annual summer fete always proves to be very popular with visitors. A local bus service from Rye to Tenterden passes our gate & is ideal should you wish to have a relaxing day off from driving. (0.8km)
Rye - has a weekly market on a Thursday & also a Farmers Market on a Wednesday. Festivals such as Rye Bay Scallop Festival , Medieval Siege of Rye and Bonfire Parade with flaming torches are always favourite events. Once surrounded by sea, this fortified hilltop town with its cobbled streets, tea rooms & antique/bric a brac shops played an important role in the defence of the south coast of England. Nowadays the river is home to the local fishing fleet, with freshly caught fish availble to buy from the quayside. (3km)
For food lovers, the area is heaven with local scallops, fresh fish, Romney Marsh lamb, cherries, & asparagus on the doorstep & can be enjoyed in local restaurants and cafes. Local farm shops selling own produce are in abundance for those wishing to cook.

Bedlinen & towels changed on a weekly basis for a stay of more than 1 week.
Bookings are usually taken from Saturday to Saturday. Propery is available from 15.00hrs on the start day and 10.00hrs on the finish day, however we are flexible out of season & at short notice. It's always worth enquiring, we will do our best to help!
Note: We also have an additional holiday apartment Crocus which is on the ground floor, rear facing with 1 Double Bedroom & Sofabed sleeping 2/4. Please contact us for further details.
Conditions
For availabilty, bookings and enquiries, please do not hesitate to contact us. We can then confirm availability & cost. A booking form along with terms & conditions & payment details will be sent to you. Any provisional booking will be held for 5 working days awaiting receipt of your payment.
To secure your booking we must receive your booking form and deposit of 50% of the total cost within 5 working days of your phone call or Email. If your booking is made within eight weeks of your holiday date, we require the full payment at the time of booking.
The balance is then payable 8 weeks before the start of the holiday. On receipt of your final payment we will forward directions to the property and collection of keys.
