A comfortable and contemporarily styled holiday home delightfully situated in the quiet hamlet of Pett Level within a 5 minute walk of the beach. It is ideal for a family beach holiday or as a quiet weekend retreat where guests can enjoy the relaxed local atmosphere and abundant historical towns in 1066 country.
The property has been finished to a high standard with a large living room and an additional reception overlooking the garden. It benefits from a modern well equipped fitted kitchen diner as well as utility area.
Three comfortable double bedrooms of which the master has a recently installed en-suite shower area.

The rear garden is fully enclosed so it is safe for small children to play. There is also a large garden to the side and front. Garden furniture and a barbeque are available.

The South East England / Sussex region
The property is located in the heart of 1066 country in an area steeped in history with so many places of interest to visit. There is the Cinque Port town of Rye with it's medieval streets just a stones throw away and the small medieval town of Winchelsea also. Hastings provides a more varied location with it's quirky Old Town, historic castle and more modern areas. Just along the coast at Bexhill is the art deco De La Warr Pavillion which host a varied range of exhibitions and concerts. The village of Bodiam also boast a castle and a station for the Kent and East Sussex Steam Railway. A few miles north of Hastings is Battle with it's Abbey and 1066 tour. Camber Sands is a few Km away with 8 miles of golden sand and dunes to explore. A watersports centre and golf course can also be found here. As the property is located in a semi-rural/ coastal location there are many walks to be found. The Saxon Coastal walk is on the property's doorstep and walks can be taken through the countryside and along the coast, especially through Hastings Country Park where you can walk just above the cliff through an area known as the Firehills. Bird watchers also frequent the area as many interesting birds visit the Pett Pools just outside the village. Generally the climate is slightly drier and milder than the rest of the UK and the sky is often perfectly blue with just a few clouds.
Rye / Pett Level area
The property is situated in a small hamlet located on the coast. The mostly shingle beach is within a 5 minute walk. At low tide rock pools are exposed which can be great for exploring along with the cliffs further up the beach. We would mention that the tide does come in quickly so take care of small children. The area is also popular with bird watchers who visit the Pett Pools just outside of the village. Pett Level is situated along the Saxon shore nature walk and walkers can either go in the direction of Hastings or over farmland towards Rye. There is a pub in the hub of the village which serves food daily. There are many other small villages around with Pubs and local stores including Pett village, Fairlight, Icklesham and Winchelsea Beach.
How to get there
From M20 Jn 10 take the A2070 and then A259 to Rye. Continue through Rye until see a signpost for Winchelsea Beach. Drive through Winchelsea Beach and Pett Level is about 3km from there.
From Hastings: A259 to Guestling. At the White Hart Pub turn right and drive through the village of Pett for 4km. At the bottom of a steep hill is Pett Level.

Further details indoors: We hope that the property has a home from home feel and have furnished it in a modern comfortable manner. It has 3 bedrooms sleeping 6. Two of the rooms have double bed and the other twin beds. The master bedroom has an en-suite area with a walk-in shower and handbasin. All the bedrooms have wardrobes combining a hanging area and shelving. The family bathroom is large with a separate shower and corner bath. The living room is spacious with a TV, DVD,Video and IPOD docking station. Also a second reception room is available with a view over the rear garden. Wi-Fi is available. The kitchen/diner is fully fitted with a good supply of crockery and cutlery as well as cooking utensils.
Further details outdoors: The property benefits from three sections of garden and the one to the rear is totally enclosed and safe for children to play. There is a covered pond in the front garden and the garden to the side has a very small stream in it's far corner near the road. This is fenced off but parents should be wary of a potential hazzard and supervise children when playing in this section. There is a paved patio at the rear of the property with a barbeque available and seating for 8. There are also 4 sun loungers available. Parking is available for up to three cars.
Further details
Whilst we say no smokers, we don't mind people smoking outside in the garden. We have a sofabed in the rear reception room and would consider permitting up to 8 people to occupy the property subject to an additional charge to cover the additional cleaning costs.
Conditions
One third of the booking fee to secure the booking and final payment 6 weeks beforehand. A security deposit of £100 will be levied payable upon final payment and this will be refunded if there are no breakages and damage to the property.
