Luxury 3 bed beach house, sleeps 6, located directly on a quiet ‘well kept secret’ stretch of beach, just a few miles from the ancient Cinque Ports town of Rye. Rebuilt just 2 years ago the house has every modern comfort and is the perfect beach retreat, bringing a touch of Miami-style chic to Britain’s sunniest coast. The small private garden provides direct access to the beach and has permanent built in seating and a BBQ area as well as an outside beach shower.
The beach itself is in an area of outstanding natural beauty and the house is one of only 20 on the beach giving the whole experience of living in the house an exclusive feeling.At high tide the beach is shingle but the tide goes out to reveal a vast expanse of sand and rockpools, providing hours of fun.
The house is great for groups of adults or families looking for a quintessential beach holiday and is also a perfect base for fishing and hiking. Dog owners will be in their element since dog walking is permitted on the beach immediately outside the house.

Inside the house is beautifully appointed in a contemporary minimalist designer style. There are 3 double bedrooms, 2 of the bedrooms have built in wardrobe space and flat screen televisions and open directly onto a large balcony. The other double bedroom is slightly smaller. 3 gorgeous bathrooms include a huge family bathroom, a large walk in shower for use after the beach as well as an ensuite in the master bedroom. Boutique style complimentary toiletries are included, either Molton Brown or Cowshed or Body Shop or similar.
Upstairs there is plenty of entertainment for the whole family – with an open plan kitchen/lounge/diner that overlooks the sea and opens straight onto a huge balcony via foldback doors, really bringing the seascape right into the house. The views are impressive and there is also a drop down cinema screen and overhead projector so you can create your own home cinema when the nights draw in as well as the usual TV and DVD facilities plus a sophisticated sound system. There is also sound distribution in all 3 bedrooms and 2 of the bathrooms.
There is underfloor heating in the key living and bedroom areas making this house equally perfect for winter and summer beach breaks. Wi Fi Broadband is included.
nb. Please note the bedrooms each have a double bed in that cannot be separated and used as twin beds. There are no twin beds in the house.

Conditions
Smoking is not permitted inside the house but guests may smoke in the garden and on the balconies, providing they use the ashtrays provided.
Up to 2 dogs are permitted as long as house rules are followed and the owner is notified and agrees in advance.

The Rye / Pett Level area
Ocean Point is right in the heart of 1066 country, Nearby are lots of historic towns. Battle with its ancient Abbey and the site of the battle of Hastings where King Harold fell in 1066. The ancient Cinque Port town of Rye with the world famous Mermaid Inn on one of the best preserved cobbled streets in Britain. Then there's the quaint fishing town of Hastings with its blackened fishing net huts and half timbered houses. Both Rye and Hastings still have active fishing fleets and local produce, from fresh fish to locally caught wild duck and pheasant or the famous salt marsh rye lamb is a delight to buy.
The area is also full of wildlife and places of natural interest to visit as well. From the Rye Nature Reserve to the Hastings Country Park with its amazing views from the Firehills over the sea there is no shortage of outdoor pursuits to be enjoyed, and the area is particularly good for walking and fishing.
The beach at Pett Level is unusual - mainly shingle but with an amazing low tide expanse of sand and rockpools and and the remains of an ancient forest buried under the sand. It's also a fairly well kept local secret and is rarely busy and with only 20 houses directly on the beach it's very easy to have a very special beach holiday indeed.
There nearest shop to the house for basic groceries etc is a 5 minute drive away at Winchelsea Beach . There are 2 pubs in Pett Level itself where you can get basic pub meals plus many restaurants in Rye or Hastings just a short drive away,

By Rail: 7 mins drive to Rye Station, which is one hour by train from London if you use the high speed connection. Alternatively you can drive to Ashford, 40 mins away and pick up the high speed train direct, which takes 30 mins only to get to St Pancras in London and the Eurostar connection.
By Road: Take the M25 to Junction 5 then the A21 to Hastings, then the A259 in the direction of Folkestone until the White Hart Pub at Guestling. At the pub take a right through Pett Village and follow the road right until the end. At the T junction turn left (signposted Winchelsea Beach) . After a few seconds you will see the Smuggler Pub on your right. Keep going a few more seconds past the row of houses on your right until you see signs for the New Beach Club parking on your left. Ocean Point is on your RH side - you can't miss it.
By Air - Gatwick is the nearest large airport (approx 1 hours drive away) and there is a private airport nearby - Lydd Airport (15 mins drive) if you have your own air transport.

Please check dates or ask for more information if you have an unusual request - we will always try to accomodate you where possible. Up to 2 well behaved dogs always welcome, just tell us when you book.
25% deposit is required to secure each booking, with the balance payable 8 weeks before the start of the rental period or immediately if there are less than 8 weeks to the start of the booking. Payment is accepted by cheque PAYPAL or bank transfer. There is an extra cleaning charge of £20 per dog. £250 refundable security deposit is required with final payments.
Free welcome pack with all bookings (milk, tea, coffee, sugar, crisps, biscuits, one bottle of red wine and one of white wine.) Free Easter Eggs for children at Easter. Extra goodies at Christmas
Beach towels are included as is a weekly linen change.
At certan times we offer at our discretion a 2 bed option on the house for smaller parties, 2/3 people maximum - please enquire for these lower rates. These are likely to be available only for last minute bookings and unlikely to be able to be prebooked in any peak period.
