Tucked behind a sand dune, this generous two bedroomed house provides a luxurious base from which to savour this beautiful part of the country.

This great self-catering holiday house is with the latest Eco-friendly technologies developed and located at the foot of the sand dunes. It is only a stroll across the dune to Camber Sands beach, famous for its miles of unspoilt, sandy coastline.

The medieval gem of the Cinque Ports, Rye, is just three miles away. Perched on a hill, almost suspended in time, with its cobbled streets and historical buildings. The local fish restaurants are renowned.

General

This holiday home is available for 2 adults and 3-4 children. The interior has been carefully furnished to a high standard throughout. The result is fabulous, with light, spacious rooms furnished in an appealing, contemporary style. For wet days and relaxed evenings, there is no shortage of indoor entertainment with books and games to choose from. Water sports and golfing devotees are served within 5 minutes of the house. Heating and hot water are provided by solar panels and a geothermal heat pump reduces carbon emissions. With your own dedicated space and visitors' parking permits.

Ground floor

Outside terrace and outdoor shower to wash off the sand. There's a charcoal barbecue and external dining area for friends and family and fire pit which can be used on chilly evenings. There is another deck leading from the master bedroom with outside seating, perfect for your morning coffee.

On the ground floor, the property has a sitting and dining area and large modern kitchen with electric oven, grill and induction hob, microwave, fridge/freezer. Washer /dryer and dish washer are neatly tucked away.

Stairs from the entrance hall lead to the first floor with open-plan living area.

First floor

The spacious and light open-plan living area has a big comfy sofa and two chairs and a flat screen TV including Nintendo WII with multiple games.

The living room has an kids area where they can be creative after a busy day at the beach.

From the living room full height glass double-doors lead onto a large decked area outside with two lounge chairs to enjoy your morning coffees in the sun.

Mezzanine floor

Children bedroom with triple bunk bed and 1 single bed. Table football and other toys are waiting.

Family bathroom with bath with shower, basin and WC. Bathing products provided.

Second floor

Ensuite master bedroom with double bed, bedside tables and lights, wardrobe. Spacious bathroom room with shower, basin and WC.

Seating is provided to the outside balcony to enjoy the view.

The South East England region

East Sussex and the surrounding area has some of the best attractions in the country. You really are spoilt for choice for every age group and interest. Whether you are after a beach holiday with outstanding coastline or walking through the rugged countryside and bird watching, Sussex has it all. For younger guests there are zoos, farms, sea life centres, steam trains, castles, go karting to name a few.

For the more adventurous there are watersports, wind surfing, canoeing, kite surfing, power boats, horse riding and golf all near by. There is a fabulous park in fair light which looks over Winchelsea beach and surrounding areas perfect afternoon walk after a nice Sunday lunch.

Dungeness is a short drive and has been in many TV dramas and programmes with its very rugged marshland and coastline (there's a nice pub too) or take the steam train from Romney, some free museums, sealife centre, a new Tate Gallery in Hastings. Winchelsea offers a pebble beach with a jurassic forest which is great for exploring and an amazing coastal path.

Whether you are young or old there is something for everyone in Rye. You will find the ancient town of Rye once surrounded by sea, played an important part in the defense of the South coast of England; today it is still important for the local fishing fleet which is a key part of the town. As a medieval town, royalty frequently visited Rye; with Queen Elizabeth I visiting in 1573 when she bestowed the title of 'Rye Royale' after staying for three days. Even today it continues to attract famous artists, writers and celebrities to the area.

Also Canterbury, Ashford, Tenterden, Rye, Winchelsea, Hastings, Battle, Bodiam all within easy reach.

Many beaches close by, Camber Sands, Littlestone, Pett Level and Winchelsea.

The Channel ports of Dover and Folkestone are 35 minutes drive away.

Rye

Just a short drive or bike ride there's historic 1066 Rye, unspoilt and charming with cobbled streets that lead to a castle steeped in history and a medival church tower that looks out over the spectacular Sussex coastline and marshes. Perched on a hill, almost suspended in time, with its cobbled streets and historical buildings. The local fish restaurants are renowned. Throughout the town there are boutique and antique shops,art galleries all perfect for a afternoons shopping and when finished try an afternoon tea in one of the many cafes. Many lovely old world inns very close by for great evenings meals.

For the best view of the town you need to climb up to the clock tower of St Mary's church found at the end of Lion Street; from here you can look over the roof tops of the houses to one of the three rivers running through the fields below. The parish church of St Mary dates back to as early as the12th century though renovated several times. The clock, was made in Winchelsea in 1561, is thought to be one of the oldest in the country.

Camber Sands with its miles of sandy beaches with its picturesque dunes it is also very popular with wind and kite surfers though also a great place to walk. The mass of kites flying high can be seen as you approach the far end of the beach. There are several companies in the area offering courses (Wind surfing, Kite surfing and kids camps) either for children within a secure lake or adults at all levels.

Camber is award winning beach is breathtaking no matter what time of year you visit. The sand dunes are ideal for exploring or simply sit back and enjoy the view especially on a sunny day, a great place to look for wildlife or watch the kite surfers. Camber has several restaurants like the Gallivant which is a gastro bar or The Rye Bay Cafe does great food and is on your way to beach. For takeaways you will find a fish and chip shop and Indian. All of these places are child friendly and some even allow dogs, they all use local produce and are great if you don't want to go to far.

Rye Harbor Nature Reserve is an enjoyable walk full of wildlife for the birdwatcher or nature lover. Or if you prefer a beach walk you could continue onto Winchelsea beach pass the lifeboat house and on.

There are many annual events in Rye throughout the year including Rye Bay Scallops week in February, Rye festival in September, boat race in August, Country fair in August. Artists summer exhibition and the Sea pageant in October.

"Fantastic Holiday"

What a great place.
There was plenty of room for our family of five.
Spacious, airy, comfortable and beautifully decorated.
The beach was 5 minutes away. The kids loved the sand dunes and body boarding.
Rye was a ten minute drive away - great coffee shops, an old fashioned sweet shop and Webbes - great fish cafe.
We will definitely be returning. Highly recommended.

"Fantastic stay in sunny Camber"

I can not recommend this house highly enough. It has everything you need for a relaxing stay beside the sea, with stunning interiors, spotlessly clean, and ample outside space for sunny days. The beach at Camber Sands with its impressive dune system is literally two minutes away too. A really special find.
