You can see the sand dunes of Camber beach from the first floor living room of the house and from the garden downstairs.

The house takes it's inspiration from the local vernacular with black weatherboarding and local brick, whilst the interior is kept spacious and modern.

The house has a stunning open plan living/kitchen/dining area on the first floor with sliding doors that open onto a balcony with fabulous views of the dunes of Camber Sands. The living area has a double height vaulted ceiling and under-floor heating. It has 3 double bedrooms, a twin bedroom and a bedroom containing a bunk bed. There is also a TV room and 2 bathrooms plus an ensuite with the master bedroom.

The half acre garden is surrounded by fencing and architectural plants and shrubs, which shield it and give maximum protection for those with young children.

Beach Haven is a striking, modern house in Camber, East Sussex, and was built by the owners in 2003.

Beach Haven sits in a prime part of the village of Camber, opposite the beach road and has views of the sand dunes of Camber Sands. Beach Haven is a perfect location for a relaxing week or weekend in Camber or nearby Rye. ?Or it would make the perfect holiday setting for an action-packed break of waterskiing, windsurfing, sailing or kite-surfing. The house has a large open plan living/kitchen/dining area on the first floor with sliding doors that open onto a balcony with fabulous views of the dunes of Camber Sands. The living area has a 4.5m vaulted ceiling and underfloor heating. It has 3 double bedrooms, a twin bedroom that can be a 4th double and a bedroom containing a bunk bed. The ground floor has a tv room with a view of the garden and a utility with washer/ dryer.

Beach Haven has half an acre of protected garden, containing a screen of architectural plants. Through the electric gates, the gravel driveway has plenty of parking spaces.

On entering Beach Haven, the large hallway allows plenty of room for beach bags, shoes and all the paraphernalia you might take to the beach. During the mid and low season you could store bikes, wellies and lots of coats.

As you walk up the stairway to the first floor, the space opens out to a double height room with a wall of windows facing the dunes of Camber beach. Even on a dull day, this room is flooded with light. This is an open plan space with a living area containing a large leather corner sofa, wood burning stove, and sideboard, containing artefacts collected and found.

At the rear of the space, the kitchen is simple and modern with a hardwood worktop bar that allows for plenty of social interaction whilst cooking. There is a fridge and freezer in the corner next to an electric hob with extractor. The sink faces into the living area and there is plenty of workspace for chopping food. The dining table next to the counter seats 10.

Beach Haven has a large half acre garden with a lawn and is surrounded by a border of architectural plants facing south. We are currently growing a border of conifers at the back of the property. The garden is fenced and we have electric security gates for privacy. There is plenty of space for parking. There are games to play outside such as cricket and badminton and buckets and spades for the beach.

Upstairs, the first floor has a balcony which stretches the length of the living room and has views of the sand dunes of camber beach. The beach is a 3 minute walk away.

1. The House

The ‘House’ referred to in these terms and conditions of contract is Beach Haven, Links Way, off New Lydd Road, Camber, East Sussex.

2. Number of persons

The maximum number of adults sleeping in the house is 10 and should not be exceeded without the owner’s permission.

3. Occupation and departure

Unless otherwise agreed, the normal time of occupation is 3pm on the first day of hire. Departure must be by 10am on the last day of hire. If your arrival is delayed you must advise the owners so that suitable arrangements can be made for entry to the property.

4. Payment

A deposit of 20% of the total rental charge is required as a booking payment. Receipt of this payment will confirm the booking and is fully refundable if for any reason the owners cannot confirm the booking. Once the owners have confirmed your booking you are responsible for the whole of the hire terms. The balance of the hire must be paid to the owners no later than 8 weeks prior to the date of the start of the hire period.

5. Late Booking

If a booking is made less than 8 weeks before the start date full payment is due.

6. Booking conditions

If you wish to cancel the booking you must immediately notify the owners in writing. In all cases of cancellation the deposit is forfeited. In the event that cancellation is made less than 8 weeks prior to the date of the commencement of the rental the owners will endeavour to re-let the house on the same hire terms but unless such re-let is obtained you will remain responsible for the whole of the balance of the rental charge. An administration fee of £30 will be charged for any cancellation.

7. Hirers responsibility

A deposit is to be paid prior to renting the house and will be refunded on the day of departure once the house has been checked. The hirer is responsible for the house and its equipment during the period of the hire and is expected to take all reasonable care of it. The house is let fully furnished. Bed linen is provided unless otherwise stated. The hirer undertakes to report and pay for any damage caused to the house or for equipment lost, damaged, broken or stolen during their occupancy of the house. All the equipment, utensils etc must be left in a clean condition at the end of the hire period. None of the items maybe removed from the property during occupancy. The property to be left clean and tidy as it was found.

8. Owners liability

The owners do not accept any liability for loss of or damage to personal effects, baggage or any other item belonging to the hirer or to any member of the hirer’s party, except in so far as the loss or damage arises from a substantial defect or damage known to the owners or which should have been known to the owners. Save as aforesaid and without prejudice thereto we shall not be liable for consequential or other damages howsoever arising, liability for death or personal injury caused by our negligence not excluded.

9. Pets

No pets are allowed in the house.

10. Smoking

No smoking is allowed inside the house.

11. Right of Entry

The owners shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

The South East England region

Beach Haven sits in the village of Camber which stretches along the coast between Hastings and Dover. Camber is well known for its stunning beach. Camber Sands is famous for the long ridges of sand dunes leading down to miles of soft golden sands. Camber has been the location for many films, especially if 'desert shots' are required. When planning a day on the sands it is well worth checking the local tide tables as the extensive shallows at low tide make for a very long walk before it is deep enough to swim. With such a large open space, power kites are a popular pastime at the far end of the beach. On either side of Camber are contrasting places of interest. Quaint and pretty Rye has fabulous shops and tea-houses and is steeped in history. Dungeness, to the east of camber, is surreal and invigorating. Spot the extraordinary houses built by avant garde architects, in amongst the converted railway carriages.

Rye

Camber Sands is one of the best white sandy beaches on the South Coast, stretching for 2 ½ miles. In all Camber has 7 miles of Blue Flag award winning beach. It is perfect for building sandcastles and flying kites with all the family. The more adventurous can try some water sports. The beach offers the ideal place for taking a relaxing walk. Galloping horses are not an unusual sight in the winter months. During the summer, the horses have to have their exercise before 7am. The beach has dog-free zones in the summer months too. Endless hours of fun can be had by children simply playing in the sand dunes. The panoramic view from the top of the dunes is hard to beat and will hopefully give you a revitalizing sense of space.

Windsurfing and kite surfing are amongst the water sports available at and around Camber. Rye Water Sports offer lessons in windsurfing and sailing for kids and adults in their lake so you can perfect your technique before heading for the open water. With constant wind blowing straight off the sea, or from the vast expanse of Romney Marsh, this premier water sports centre is blasted with wind even in summer. Action Water Sports, 10 minutes towards Dungeness, is the best in the area for waterskiing, wakeboarding, jet skiing and is renowned for barefoot waterskiing, for complete beginners to the more experienced.

Rye is an ancient town overlooking the River Rother and Romney Marsh, with beautifully preserved cobbled streets, medieval church, historic houses, quaint tearooms, book, antique shops and art galleries. It also boasts a number of pubs and restaurants. You can take an audio walking tour of the town and find out about Rye’s fascinating history of merchants, smugglers, sailors and pirates. It is compact enough to hold your interest for a weekend but also contains many secret treasures to entice you to return. The National Trust runs Lamb House on West Street, which was home to writer Henry James, then later to author E.F. Benson. The house is open between March and October.

Noteworthy events include Rye Festival in September and Rye Bonfire Night in November.

The RHDR railway station is situated in Dungeness. First opened to traffic in July 1927 as the 'World's Smallest Public Railway' and now covering a distance of 13.5 miles to the picturesque Cinque Port of Hythe, near the channel tunnel. At New Romney Station there is a Model Railway Exhibition the whole family can enjoy. The railway is an excellent way to see Romney Marsh, and you can stop off at the picturesque seaside towns and villages along the route.

Experience the strange and eerie beauty that is Dungeness, or Britain’s ’hidden quarter’, just 10 minutes drive from Camber. This private estate is made up of the largest area of shingle on Earth and is the only classified desert in the U.K. The artist and film-maker Derek Jarmen made Prospect Cottage, here, his home and it is a worthy testament to his creativity and determination. His home and the others around it stand stranded in this stark landscape, now dominated and threatened by the vast nuclear reactor behind them.

The sense of isolation and other-worldliness present at Dungeness has inspired many artists and photographers.

The Old Lighthouse is an Historic Grade 11 building opened with great ceremony by His Royal Majesty the Prince of Wales in 1904 after a 3 year build, it survived two world wars before decommission in 1960. Climb the tower for panoramic aspects over the English Channel and the surrounding countryside. Binoculars are well worth bringing.

A trip to Dungeness is not quite complete without a visit to the Pilot Inn for a crusty wave of batter on your fish, and chips.

"House with the Wow factor"

We thoroughly enjoyed our stay at Beach Haven - 'we' included my husband, two daughters and three granddaughters. Plenty of room in the house for everyone and the garden was large enough to accommodate two rounders matches at one time, not to forget the enticing trampoline (for the younger members that is). Two constructive criticisms regarding Beach Haven would be - insufficient storage space in master bedroom and maybe put an extra TV upstairs as there is only a small one downstairs which for a house accommodating 11 is not adequate. We had glorious weather during our stay so didn't require in house entertainment, but if it had rained all day, every day - another story! As a family we would have been out in the rain, but others are maybe not so keen and an extra TV would keep all happy. Situation wize the house is ideal, although a car is essential. The beach is only about 3 mins away as described - that is if you are fit and healthy - for those of a lesser disposition more like 30 minutes as walking over the dune pathway is like climbing Everest in soft sand. There is, however, a car park at the far end of Camber which has access directly onto the beach, but it is a fair walk away and costs an arm and a leg for parking!! There is plenty to do and see in the area, but if the sun shines the outstandingly beautiful beach beckons and there would seem nowhere as idyllic.
