Dunes 21 at Camber Sands is one of a pioneering, boutique development of properties combining contemporary design with the latest Eco-friendly technologies. This superb seaside holiday home is situated at the foot of the sand dunes and only a minutes walk to the beach . The spacious accommodation is set out over 3 floors and has 3 bedrooms, 3 bathrooms and a flexible option of being able to be rented as either a 2 or 3 bedroom property. The perfect place for large or small families and a great location for enjoying kite surfing on the beach.
Dunes 21 is a superb and unique seaside property situated at the foot of the sand dunes, right next to Camber Sands beach.
A large wrap-around deck sees the sun all day long and is a fantastic spot to watch the sunset over the dunes or listen to the waves. There's a barbecue and external dining area for friends and family and an external fireplace which can be used on chilly evenings. There is another deck leading from the master bedroom with outside seating, perfect for your morning coffee.
The house is part of a pioneering, boutique development combining contemporary design with the latest Eco-friendly technology. Heating and hot water are provided by solar panels and a geothermal heat pump and an electricity-generating wind turbine reduces carbon emissions. The interior has been imaginatively furnished to a high standard throughout. The result is fabulous, with light, spacious rooms furnished in an appealing, contemporary style - even the messages on the funky orange and white bathroom tiles remind guests to relax!
For wet days and relaxed evenings, there is no shortage of indoor entertainment with books, games and music libraries to choose from. Water sports and golfing devotees with also appreciate the external store area for wet suits, boards, golf clubs etc.

Ground floor: Entrance hall with stairs to first floor open-plan living area. Utility room with washing machine, dryer, large fridge/ freezer and selection of beach toys and furniture. There is a private, self-contained space. The Den, is accessed via the lower deck. It's a haven for teenage children or indeed 'big kids' of any age, having an array of entertainment including a Play Station II with a selection of games, an Apple Mac with broadband and a music system with library of CDs and classic vinyl - - or chill out on the private deck in the fantastic, giant hammock!
The Den - accessed from the lower deck with zip and link beds to provide two single beds or one large double bed and wardrobe. Seating area with flat screen TV with Freeview, Play Station II with a selection of games, music system complete with library of CDs, original vinyl and MP3 connector. AppleMAC with broadband internet connection. En-suite bathroom with bath (shower over), basin and WC. Outside terrace with dining area, outdoor shower and large hammock.
First floor: Spacious, open-plan living area – Kitchen with electric oven, grill and hob, microwave, refrigerator with icebox and dishwasher. Dining area with fold-away dining table and eight chairs (NB one set of dining chairs is provided for the internal and external dining tables). Seating area with large, L-shaped sofa, coffee table and two wicker club chairs, 37” flat screen LCD TV with Freeview, DVD player and music system with MP3 connections, wood-burning fire. Patio doors lead to large, wrap-around deck overlooking sand dunes and gardens, with outside fireplace, barbecue and sun lounger.
Second floor: Bedroom Two with double bed, wardrobe, dressing table and patio door to small balcony with view of the dunes. Family bathroom with bath (shower over), basin and WC.
Separate staircase to master bedroom suite with large double bed, wardrobe, bedroom chairs and dresser with drawers. MP3 music dock/speakers. Patio doors to full-width, private deck with two lounging chairs and superb double aspect view of the sand dunes. En-suite shower room with basin and WC.
Further details outdoors:
Steps lead to communal dunescape (NB the land opens onto a road at one end and a car park at the other, so small children should not be left unsupervised). Large external store providing secure storage space for watersports equipment, bikes, golf clubs, etc. Private parking for one car in front of house plus two additional visitors' parking spaces available on first-come, first-served basis.

Prices include bed linen, towels, all utilities, pre-arrival and departure cleaning and a welcome pack.
There is an £24 booking fee per holiday.
The changeover day for weekly bookings is a Saturday. Other start days may be possible on request in the low and mid season. Short breaks may commence on any day.
This property is happy to accept a maximum of 2 dogs. There is a £20 fee per dog per week. You must have our prior agreement to take a dog to this property.
Please remember that dogs are not allowed to be left unattended in the property at any time and sometimes dogs in strange surroundings can become distressed and cause damage. Dogs have to remain downstairs at all times and are not allowed on any of the furniture at any time. As the Owner you are responsible for the dog and will be accountable for any damage caused by your dog and responsible for removing any evidence left by your dog.
Conditions
Travel cot and High chair provided, Egyptian cotton Bed Linen, fluffy towels and bathrobes for each guest. Central underfloor heating throughout and wood burner in sitting room (initial supply of logs provided and weekly supply available at cost by pre-booking) plus electric radiators in case of very cold weather. Dogs welcome (£20 fee per dog). No smoking.

The South East England / Sussex region
Just 12 miles along the coast is Hastings, with its artists community, delightful old town, fishermans' huts, funicular railway, Smugglers Adventure and seaside pier. For the odd rainy day there is Clambers Indoor Play Centre and The Blue Reef Aquarium. For a more educational trip, visit the site of The Battle of Hastings in the aptly named Battle, a delightful market town with the English Heritage site of Battle Abbey where King Harold fell and history changed forever.
On the opposite side of the River Rother lies Rye Nature Reserve - just perfect for a walk or cycle along its flat paths towards Winchelsea. Discover Camber Castle, one of Henry VIII's coastal forts on your way and look out for any number of bugs, beetles, reptiles and birds.
The Rye / Camber Sands area
Camber Sands is one of the great beaches of the world, let alone England. Its five miles of golden sand are backed by traditional dunes straight from central casting. Whether you're looking for simple days on the beach, exploring castles, cycling or walking in Kent and East Sussex or even kite and windsurfing, it's all there. And when you're hungry, there's something for everyone from fish and chips to the gastronomic delights of some great local pubs and restaurants in Rye, Winchelsea, Hythe, Tenterden and beyond. If you're cooking yourself, there's fantastic local produce including fish fresh off the Rye fishing fleet and award-winning wine.
When you want to get the sand out from under your toes, pop into Rye, a town in a rather pleasing time-warp. Wander through the maze of lanes, taking time to browse around the many and varied shops selling everything from old fashioned sweets weighed out of jars to hand blown glass. Climb the tower in the Church and enjoy fabulous views across Romney Marshes, stop for a cream tea, buy some fish straight off the boat, relax and let life take you by the hand.
