The property is located only a short walk from the atmospheric waterfront at Rye Harbour. A working fishing village, Rye Harbour has a shop, pub and tearoom with art gallery and access to the Rye Harbour Nature Reserve which is the perfect location for walks, birdwatching or cycle rides down to the beach. The sea can be reached easily and the shingle beach is a much quieter area for a refreshing swim than the busy tourist beaches across the estuary.

Ground Floor

The front door opens into a small hallway and then into the sitting room with wooden floors and two working fireplaces, one with a woodburner. The shelves and fire surrounds have been created from large pieces of driftwood which adds to the feel of a real beachside holiday. The sitting room has two sofas, 32” TV with DVD player and WiFi internet is available. There is a table to seat four people comfortably.

A door from the sitting room leads into the kitchen which has been painted in seaside blue colours. There is an electric oven and hob, slimline dishwasher, fridge freezer, washing machine and microwave. There is plenty of room for cooking and preparing a meal at the end of a day exploring the area.

Double doors open into a small garden room with a tiled floor which then opens out into the lawned garden with patio area. There is a wooden garden table and parasol which can be used on the patio on sunny days or moved easily into the garden room if the weather is less sunny!

Upper Floor

Stairs lead from the sitting room to the first floor with two bedrooms. The master room at the front of the house has a 5ft double bed, wardrobe, chest of drawers and a non-working feature fireplace. The room is light and airy with wooden floors and blackout curtains.

The second room to the rear of the cottage has a 3ft single bed with a pull-out trundle bed which would sleep two children easily. With the second bed in place there is not much additional room but a perfect place for children to enjoy each other's company while on holiday. There is a fitted wardrobe in one corner so plenty of room for hanging and storing clothes. The family bathroom has a double sink unit with mirror above, WC and bath with overhead shower.

Garden

There is a lovely enclosed garden with seating and a charcoal BBQ.

Additional amenities

Books and DVDs, WiFi internet, ipod dock, travel cot, (please provide your own linen and bedding for the travel cot), high chair and stairgate. Charcoal BBQ, hairdryer, iron.

Parking

There is room to park immediately outside of the cottage or an additional area at the end of the terrace next to the neighbouring property

Booking information

Strictly no smoking in this property. This property is happy to welcome a maximum of one dog. There is a £20 fee per stay which must be pre-booked. Please remember that dogs are not allowed to be left unattended in the property at any time and they must remain downstairs and are not allowed on the furniture or beds.

Prices include bedlinen, towels, beach towels, all utilities, pre-arrival and departure cleaning and a welcome pack. The changeover day for weekly bookings is a Friday in high season. Other start days may be possible on request in the low and mid-season. Short breaks may commence on any day.

The prices quoted on holiday lettings do not reflect our seasonal banding.
