Blackthorn is situated at the end of one wing of the owner's family home but it is totally private and self contained. The property is beautifully furnished throughout. The intimate living room faces south and in the summer months the sun streams in through the full height glazed windows and door that leads out on to the private balcony. In the winter months the living room becomes a cosy bolt hole with its central heating, little wood burner and plentiful supply of logs. The luxurious bedroom features a super king-size double bed and ample wardrobe space. The zip and link bed can be split into a twin if required, but the owners would need prior instructions. The 5 star en-suite has a P bath with a shower over head, and there is also a generous wash hand-basin, as well as a low flush toilet. A large walk-in shower can also be found in the changing room of the pool building opposite Blackthorn. In the cottage bedroom are numerous walking books, maps and various board games, while in the living room there is a two draw unit full of brochures on local places of interest.

Further details outdoors

Guests are encouraged to explore the extensive grounds where they will find several benches to stop at and enjoy the view and take in the peaceful surroundings. There are also sun-loungers/deck chairs for the use of the guests, as well as a charcoal BBQ. For the more active there is a challenging but fun 9 hole pitch and putt golf course dotted about the garden, and a badminton net, racquets and shuttlecocks at the summerhouse. In the cottage can also be found a set of Boule, and large 'pickup sticks'.

Further details

Strictly no pets or smoking inside the property. of their holiday start date .

The hot tub and swimming pool are for the guest's exclusive use between the hours of 8.00 AM and 8.00 PM throughout their stay. Very occasionally it may be that the owner's wish to use the facilities but this would be cleared with the current guests at the time.

The East Sussex region

The cottage is ideally placed for visiting a number of National Trust properties including Bodiam Castle, Rudyard Kipling's Batemans, Henry James' Lamb House, and Ellen Terry's Smallhythe Place. However the area is best known for The Battle of Hastings, and the English Heritage's historic Abbey and the surrounding battlefields at the town of Battle are well worth visiting. As well as all of the above there are many other historic places of interest, ancient towns enchanting country gardens and picturesque villages to explore. The area is popular throughout the year with walkers and ornithologists due to several well-known nature reserves at Dungeness and Rye Harbour, and a number of way-marked walks including the 1066 Country Walk, plus a very dramatic local coastline featuring stunning cliff top walks to Hastings, shingle beaches at Pett Level and Winchelsea Beach, and further east the vast sand and dunes of Camber. Once you have blown the cobwebs away there are plenty of good tea shops, pubs and restaurants in nearby Rye to end your day with a smile. For steam engine enthusiasts there is the Kent & East Sussex Railway at Tenterden, and along the Kent coast the Romney, Hythe and Dymchurch Railway with it's smaller engines and carriages - attractive to young and old enthusiasts alike.

Rye Centre

Blackthorn is situated halfway between the Old town of Hastings with its tall, black, net huts, and large fleet of fishing boats, quaint streets, and seaside novelties, and the ancient town of Rye full of smuggling history, cobbled streets, and impressive town houses. Both towns have a range of activities throughout the year celebrating various local customs, while closer to home the beautiful town of Winchelsea is overflowing with a unique charm and local history. Icklesham itself is situated along the main A259 - convenient for most destinations, and has two award winning pubs, a good quality farm shop on the outskirts, and a well stocked village shop located on the main road.

"Brilliant little gem!"

Amazing holiday rental in a quiet setting with easy access to Hastings and Rye. Stayed for a long weekend and couldn't be happier!Lovely hot tub which sitting in at night watching the stars is gr… More

Many thanks for the review. After driving such along way I'm glad to know that you made the most of your weekend. Certainly sitting in the hot tub gazing up at the stars is special! Fortunately being both near the sea and not having light pollution means you can enjoy a larger expanse of sky, and if there's only a little cloud cover then the night sky is awesome, - the same with the sunsets at the local beach.
Thanks again for the lovely review, and we hope to welcome you both again soon!

"Service beyond the call of duty and amazing cottage"

I had to book this 5 months in advance but it was worth the wait. Great value compared to some of the others I looked at. Cheaper AND better. Blackthorn is about 1.5 hours away from London Kings Cross… More

Many thanks for the glowing review. It's great to know that your special weekend went as well as it did!
Personally I think relying on public transport to get you to a rural location, somewhere new and unknown, was quite brave of you, so I was more than happy to help in any way I could.
Blackthorn's location is the best of both worlds, as although we're situated on the edge of a village with stunning rural views, we are quite close to the Hastings/Rye trunk road - served by a regular bus service running between both Hastings and Rye railway stations, which in turn have regular trains from both London Charing Cross, and London St Pancras via Ashford. We even have a small country station at nearby Three Oaks on the Hastings to Rye line where I have collected guests from in the past. So, idyllically rural but not remote!
Anyway, many thanks again for the review, and we hope to welcome you again soon.

I'm not sure how to respond to such an incredible review - I'm speechless, which is a rarity! Many, many thanks for all your complimentary words - it makes running Blackthorn such a pleasure!
Karen and I just try to offer the type of self-catering and weekends away that we would personally like to experience and enjoy ourselves, and also to make it as affordable as possible so that as many people can enjoy Blackthorn, and not just an elite few.
We look forward to welcoming you again soon!
Best wishes to you both for 2015.

My Partner Lucy and I returned home on Friday after a wonderful 5 night getaway in this lovely cottage set in a stunning backdrop. We`ve seen "four in a bed" so we know what we`re looking fo… More

Many thanks for your lovely review. Yes, perhaps a little less walking next time!
The Rye area has much to do and see without having to walk any distance: two steam railways - the 1/3 scale Romney, Hythe and Dymchurch which runs along the coast, and is great for a memorable day out if you take in the vast sandy beach with its donkey rides, and nostalgic Fun Fair at Dymchurch, for example; or the more grown up Kent & East Sussex Railway where you can travel back in time to Bodiam and its impressive Castle, and perhaps return on the river Rother courtesy of the Bodiam Boating Station, finishing off with tea in their garden, and a visit to the nearby Toy & pedal Car Museum... That's two days taken care of already!
There really is SO much to see and do in his area - i think that's one reason why some of our guests have returned to Blackthorn six times!

"An excellent weekend break."

A lovely little cottage. Well equipped, and in a great setting. A real treat to have a pool and a hot tub. Peter was very helpful.… More

Many thanks for taking time to leave the review.
I'm glad the indoor pool was a success. I think it's particularly great for young families with it's wide, shallow shelf at one end - an ideal feature for initially getting your baby used to the warm water. As the pool only very gradually shelves it's also practical and safe for parents to wander up and down its length allowing their little ones to experience deeper water too, if they wish.
As you know we are very happy to accommodate families with one child up to 2 years old - or for as long as they can squeeze into our travel cot and high chair!
So thanks again, and we hope the three of you will have the opportunity to visit us another time soon.

"Perfect for a break away!!"

Thank you so much for taking time to write a review.
You traveled a long way for your two nights of rest and relaxation so we're really glad it was such a success.
On a personal note, after a daunting start with the cottage wood burner, you can now confidently add 'fire making skills' to your list of achievements, as well as 'women's swimming pool volleyball champ'. Thank you again for leaving a review - it means a lot - and we look forward to welcoming you both again sometime next year!

Thank you so much for the complimentary review. It was great to meet you both, and to know that your midweek birthday break was such a success! Karen and I look forward to welcoming you again soon. Perhaps a weekend in the summer sunshine when we'll have dusted off the sun loungers and put the badminton net up in the garden...

Thank you so much for the review. It's greatly appreciated as it's one thing to think of leaving a review, and another to take the time to do it once your back home and thrown into your daily routine.
We hope that you'll visit us again, and then you'll have a further opportunity to discover and enjoy more of what this beautiful area has to offer.

Thank you for the lovely review.
We're glad you were able to spend time relaxing in the hot tub and the indoor pool, but also squeeze in quad biking near Hailsham, a meal out in Rye, and a walk on Camber beach!
As you know, there are plenty more places to visit and things to do in this lovely area, and so we look forward to welcoming you again soon.
Best wishes to you both and thank you for finding time to review Blackthorn. It is much appreciated.
Peter & Karen.
