Situated in the village of Hambleton, probably the most beautiful of the stone Rutland villages, with it's unique position on the Rutland Water peninsula. This converted mellow stone barn overlooks unspoilt countryside and has magnificent views over Rutland Water but is within close walking distance of the village pub/restaurant and the Michelin starred restaurant of Hambleton Hall. A short stroll in any direction takes you to the edge of Rutland Water.
The barn provides accommodation on a single floor and is enjoyed equally by couples wanting to 'get away from it all' and families looking for a more active holiday. Cycling, walking, fishing, sailing, windsurfing, golf and birdwatching can all be pursued close by whilst many excellent restaurants and pubs make the area a gastronomic delight!
Close by are the lovely market towns of Oakham (2 miles), Uppingham (6 miles) and Stamford (10 miles), all frequently used as film sets, provide facilities including weekly markets, excellent food shops and supermarkets, designer clothes shops plus many excellent pubs and restaurants.

The Heart of England / Peak District / Leicestershire and Rutland region
First recognised as a Shire County in 12th Century, Rutland has a rich history and a proud people. Rutland has always depended on the land for a living, and today it remains a predominantly agricultural county as can be seen by the rolling hills and flower filled meadows.
The major change to Rutland’s landscape came in the 1970’s, with the creation of Rutland Water. The tiny hamlets of Nether Hambleton and Middle Hambleton in the Gwash Valley were flooded to make way for the reservoir; when the villages were lost, so too were peoples homes, farms and way of life; their story lives on though, through the historical displays and fascinating information available at the Normanton Church Museum.
Also in the 1970’s, Rutland lost its independence as a county, and became part of Leicestershire. This change was fiercely opposed by many, but remained so until 1997, when Rutland regained its independence. Nearby Attractions: Rutland’s central location makes it an ideal place to stay during a trip to the East Midlands. Close at hand are a great range of fascinating attractions.
A short drive from Uppingham, Rockingham Castle was built by William the Conqueror and is the best example of a Norman Castle in Britain. Open from Easter, the Castle is still a family home and has been owned by the same family for 450 years. www.rockinghamcastle.com
Burghley House, in Stamford is a 20 minute drive from Oakham and well known as the largest and grandest house of the first Elizabethan Age. Open to the public from 21st March to 30th October this year, Burghley House and The Gardens of Surprise is a fascinating family attraction.
Burghley is also home to one of the most exciting events in the equestrian calendar; the annual Burghley Horse Trials (4-7 September 2008) where international riders compete for the £50,000 prize fund over a 3 day event. www.burghley.co.uk
Twinlakes Park in Melton Mowbray is a wonderful family day out packed with acres of attractions, rides and indoor playcentres for the whole family. Belvoir Castle, in nearby Leicestershire dates back to Norman times. Belvoir has been the ancestral home of the Duke and Duchess of Rutland for one thousand years and is currently the family home of 11th Duke and Duchess and their five children. Rutland / Hambleton area
Rutland is the smallest county in the UK and is a real hidden 'gem' only slowly being discovered by tourists. Hambleton is a beautiful village and has been described as Rutland's 'Jewel in the crown'. The village occupies a unique position set on the high ridge that forms the peninsula in the middle of Rutland Water, surrounded by rolling countryside and was part of the dowry of the Anglo Saxon Queens of England.
The houses are mainly built of honey coloured local stone and the village boasts a lovely 12th century church with superb 19th century stained glass windows, a 17th century pub/restaurant, the Finches Arms, and the renowned Relais & Chateaux hotel, Hambleton Hall with it's Michelin starred restaurant (open to non-residents).
Rutland Water has an internationally respected reputation for sailing, trout fishing and bird watching and numerous competitions and events for these sports take place at the reservoir throughout the year. However, the reservoir also caters expertly for visitors, and beginners or novices can try any number of exhilarating activities from fly fishing, to sailing, from kayaking to windsurfing. In addition, the reservoir has a 25-mile shoreline, featuring a civilised circular track around which a pleasant day can be spent walking or cycling.
Away from action packed sports, the attractive setting of the reservoir in 3,100 acres of countryside, lends itself perfectly to a relaxing summers picnic, a leisurely stroll along the shore or a nap in a deck chair.

The large, spacious lounge/dining/kitchen has a light wood-look floor and benefits from high ceilings and glass walls, has a digital flat screen television, DVD and CD players.
The shaker-style kitchen is fully equipped with an electric oven and hob, microwave, dishwasher, washing machine, fridge, electric kettle and toaster.
There are 2 double bedrooms, 1 with double bed and the other with 2 single beds. The bathroom has white, contemporary fittings - wash basin, bath, WC and electric shower.
Electric heating is included throughout the property and a large wood burning stove is available.
Duvets, bedlinen and towels are provided. Welcome gift.
