Mouse Cottage (no we don't know why it is called Mouse Cottage, it always has been according to locals) is a stone and brick built cottage which sits opposite the village green of the beautiful village of Braunston-in-Rutland. It has oil fired central heating, is fully double glazed and can comfortably accommodate four people.
Rutland is England’s smallest county and is renowned for its outstanding natural beauty. Rutland Water is only some 6 miles away, so Mouse Cottage is perfectly placed for those who want to enjoy outdoor activities. Opportunities at Rutland Water include fishing, bird watching, walking, horse riding, cycling, sailing and windsurfing. For children, in addition to cycling, there is an adventure playground, a climbing wall and a butterfly farm with aquatic centre.

The property provides a tastefully decorated lounge with a small open fire and a separate dining room with a log burning stove, an ideal place to be on a cold winter’s evening. There’s plenty of comfortable seating in the lounge and for entertainment; a television with inbuilt freeview and a DVD player. There are also lots of books to read and games to play and a games console.
The dining area is suitable for seating four people. The fully equipped kitchen has everything required to ensure a comfortable stay, including a refrigerator/freezer, dishwasher, washing machine and microwave.
Upstairs there's a stunning black and white master bedroom with king sized bed and a second bedroom with twin beds, one under the other for storage. Downstairs there is a bathroom with bath and shower attachment.
A high chair, travel cot and stair gate are available to hire at £5 each per week.
Bedding and towels are included. An iron and ironing board are available.
Power and central heating are included in the rental price.
Logs and coal can be provided at a small extra charge should you wish.

The fully enclosed terrace garden – up the steps at the rear of the cottage - has attractive borders, a conifer garden, panoramic views and is absolutely perfect for enjoying those warm summer evenings outdoors. There is also a gas bbq. The garden enjoys the sun all day, and there is a table and chairs set.

We are sorry but Mouse Cottage is not suitable for people with restricted mobility due to the steps up to the cottage and up to the garden at the rear.

The property is self-catering.
Rental start and finish days are flexible for most of the year, but in July and August we normally only take bookings from Saturday to Saturday, but please feel free to contact us in relation to your particular dates.
Conditions
A non refundable deposit of 20% is payable at time of booking and the balance due six weeks prior to your date of stay. For bookings made less than six weeks before your stay then full payment is required at time of booking, unless otherwise agreed with the owner.
Refundable breakages deposit of £50 required on arrival, to be refunded within two weeks of your departure (subject to satisfactory property inspection).

Braunston is an attractive village just 2 miles from Rutland’s market town of Oakham (market on Saturdays), 6 miles from Uppingham (famous for its public school and its most famous pupil Stephen Fry, and market on Friday), 17 miles from Leicester and 12 miles from the Georgian town of Stamford (home to Middlemarch) which has a charming shopping area. Braunston has two local pubs, The Plough and the Blue Ball (which is the oldest pub in Rutland) both offering first-rate food and ale, and having the added advantage of both being only a few minutes walk from Mouse Cottage.

Oakham and surrounding areas have numerous fine restaurants, takeaways and public houses.
The Rutland area
Locally there are many other attractions including Rockingham Castle, Burghley House, home of the famous Burghley Horse Trials, Belvoir Castle, Rutland Water Nature Reserve and the famous Barnsdale Gardens, made famous by the late Geoff Hamilton in Gardeners World. Historic Buildings in the area include the Great Hall of Oakham Castle (free entrance) which is filled with horseshoes given by visiting aristocracy and the Bede House in Lyddington, originally built as the Bishop’s Palace.
Oakham is just two miles away and there is a lovely mix of small shops along the High Street and the side streets, together with one two storey department store. There is also a Tesco supermarket, the train station and numerous restaurants and pubs.
Melton Mowbray (9miles) is Rural Capital of Food and is famous for Melton Mowbray pies and Stilton Cheese. On Tuesdays and Fridays there are farmers markets, and additionally on Tuesday there is the livestock and street market.

FROM THE NORTH of UK:M1 junction 24 then take A6 Loughborough to Kegworth. Into and through Kegworth A6 towards Loughborough. 2 miles after Kegworth (just after short dual carriageway- careful as it’s not a big junction) left to Rempstone A606 and proceed to Melton Mowbray 15 miles. Come into Melton and straight through traffic lights, proceed on as you are being sent round the town until after several traffic lights the road begins to sweep right, take a right signposted Oakham, follow road as it goes back towards centre of Melton then road does a sharp left and straight on out of Melton up and over bridge. Continue to Oakham 9 miles. At island ignore new Oakham bypass turn and follow sign straight ahead to Barleythorpe. This takes you on the old road to Oakham, into Oakham outskirts then you come to the railway station on your left, keep right and then turn right (do not go over level crossing)Then second left West Road to Braunston. Follow road out of Oakham for 2 miles and you will arrive into Braunston.
FROM THE SOUTH of UK: Motorway M1 - exit at junction 15 and onto the A508 towards Wellingborough. Exit A508 onto A43 towards Kettering (10 miles). At junction A14/A43 head towards Corby on A14. At next exit take A43, towards Stamford. Leave A43 onto A6003 towards Oakham. Pass through Rockingham on A6003 and continue to Uppingham. Proceed through Uppingham and cross the A47 and continue to Oahkam (following signs on Oakham by pass to train station). At train station cross the level crossing and bear left and then take Then second left West Road to Braunston. Follow road out of Oakham for 2 miles and you will come into Braunston.

Mouse Cottage is well positioned close to Oakham and is well equipped and should be comfortable. I say 'should be' because, unfortunately, the heating and hot water packed up during our stay and it was freezing! fortunately the owner was understanding and helpful, and refunded our charge when we finally gave up and moved out. Don't worry - he said the boiler was being replaced so future guests shouldn't suffer the same way. Response: We are really sorry that our guests stay was spoilt by a fault on the boiler, a full refund was the least we could do in the circumstances. The burner unit has been replaced and all is now working perfectly. Mouse Cottage is cosy again. Marilyn and Richard |
