Little Thatch is a charming cottage that has been lovingly restored and furnished to a very high standard to provide a warm and welcoming holiday retreat. The tranquil, traditional & private south facing cottage garden (a real sun trap!) has also been transformed with beautiful plants, lawn and a patio area (perfect for al freso dining in fine weather). Little Thatch is an ideal haven for garden & nature lovers, walkers, cyclists and perfect for romantic breaks.

Centrally heated throughout with an electric woodburner in lounge. Electric oven & hob, microwave, fridge, washing machine, dishwasher, TV with freeview, DVD, WiFi. All utilities, luxury bed linen and towels plus welcome tray included in rental. Off road parking for 1 car plus ample free street parking.

Sorry, strictly no pets and no smoking property.

Little Thatch is located in the peaceful conservation village of Seaton in England 's smallest county, Rutland. Located just a 2 minute walk from the traditional village pub, The George & Dragon, and also opposite the beautiful All Hallows Church.

Rutland Water, along with the surrounding countryside and villages, provides a beautiful back drop for sailing, water sports, fishing, cycling, bird watching, golf and walking.

Traditional country pubs offer excellent cuisine, stately homes such as Belvoir Castle, Rockigham Castle, magnificent Burghley House (home of the famous Burghley Horse Trials) and National Trust properties including Belton House are within a short drive. Shopping tends to be 'unique and antique' and a pleasurable world away from the shopping centre chains. Geoff Hamilton's legacy of his famous Barnsdale Gardens are close by.

Little Thatch, owing to its charming nature with low ceilings, tiny staircases and nooks & crannies, is perfect for hobbits! If you don't happen to be of similar stature to Bilbo Baggins then be prepared to 'duck or grouse'! Cosy separate dining room. Owing to fact that it is a narrow room, it ideally seats 4 persons, or 5 maximum. The motto of the county of Rutland is "Multum in Parvo", Latin for "Much in Little"...the same is very true of Little Thatch, however please be aware that by its very nature Little Thatch is a charming old cottage but the rooms (downstairs in particular) are fairly small....so if you are looking for large open plan spaces, then at the risk of stating the obvious, Little Thatch is not the cottage for you!

We have made both our thatched holiday cottages extensions of our own home, positioned at the high end of the holiday let market. Guests comment very positively regarding how extremely well furnished & equipped they are....'more than just a holiday home'.

The Heart of England/Peak District

Rutland Water, known as the 'Playground of the East Midlands', has something for everyone including the Rutalnd Belle pleasure cruise, Sailing and Rutland Sailing School, Canoeing, Kayaking, Windsurfing, a Rock Block with tree top high ropes, Cycling, an Interactive Visiors Centre, Anglian Water Bird Watching Centre at Eggleton, Lyndon Nature Reserve & Visitor Centre (with Rutland Osprey Centre), Fly Fishing (incl lessons), Walking, Golf, Mini- Golf, Childrens' Adventure Playgrounds plus ample Picnic opportunities.

Stamford is a beautiful historic town with marvellous shops and on its outskirts boasts the jewel of Burghley House home to the annual Burghley Horse Trials and a popular location for filming.

The Stamford Shakespeare Festival (June- September) is held annually at Tolethorpe Hall where a picnic on the lawns, a stroll around the lawn, pond and flowerbeds and shrubberies all add to the magic of a visit to Rutland Open Air Theatre.

The two principal towns in Rutland are Oakham, the county town, and Uppingham, whilst there are many quintessentially English villages to be enjoyed.

Rockingham Motor Speedway and Rockingham Castle lie just to the south of Rutland. The Stunning Belvoir Castle stands splendidly in the Vale of Belvoir just a short drive to the north.

There are several golf courses within a short drive of each cottage, including Luffenham Heath & Greetham Valley.

King Richard III: In the summer of 2012, archaeologists from the University of Leicester, working with Leicester City Council and the Richard III Society, unearthed the ruins of the lost medieval Grey Friars church and within the ruins, the grave of a battle-scarred warrior. Until Spring 2014, The Guildhall, in the shadow of Leicester Cathedral, hosts a major exhibition telling the story of King Richard III, his life and times and the search for his lost remains. From nearby Oakham, Little Thatch guests can catch a direct train into Leicester city centre, or indeed drive in approximately 40 minutes.

RUTLAND & SURROUNDING AREAS

Seaton is situated in the East Midlands county of Rutland, a small but beautiful and unsung area just waiting to be discovered. Nestling in Middle England, one hundred miles north of London, it is bounded on the west and north by Leicestershire, northeast by Lincolnshire, and southeast by Northamptonshire.

The beautiful historic town of Stamford (Sunday Times 'Best Place to Live' 2013) is just over the border in a protruding part of Lincolnshire, just10 miles from Little Thatch.

Little Thatch (& sister property Sticky End, in Cottesmore, to the north of Rutland Water) therefore makes a perfect base from which to explore the immediate area, as well as treasures such as Cambridge and Lincoln plus major cities such as Nottingham, Leicester and Peterborough, all of which are within a 60 minute drive.

Rutland 's greatest length north to south is only 18 miles; greatest breadth east to west, 17 miles. It is the smallest (in terms of area) normal unitary authority in mainland England (only the City of London is smaller!).

At the centre of the county is a vast and picturesque reservoir, Rutland Water, which is an important nature reserve, serving as an over-wintering site for wildfowl and a breeding site for Ospreys. This internationally famous nature reserve provides one of the most important wildfowl sanctuaries in Great Britain, regularly holding in excess of 20,000 waterfowl. It is a Site of Special Scientific Interest, designated as a European Special Protection Area and internationally recognised as a globally important wetland RAMSAR site.

The Reserve occupies shore line and shallow water lagoons along 9 miles of the western end of Rutland Water Reservoir and covers a total area of 1000 acres. It was created in the 1970s with the construction of the Reservoir. There are currently 31 bird watching hides and nature trails from two visitor centres with experts to help you with identification.

The Reserve is also home to the successful Rutland Osprey Project which in 2001 celebrated the first Osprey chick to fledge in Central England for 150 years. Currently several pairs of Ospreys breed in and around Rutland Water and are regularly seen fishing over the reservoir from April – September. The Anglian Water Birdwatching Centre at Egleton offers exciting environmental displays, viewing gallery, Wildlife Trust shop and In Focus optical shop. At the Lyndon visitor Centre there is a fascinating Weather and Wildlife exhibition as well as a Wildlife Trust Shop.

Rutland Water is one of the largest man-made reservoirs in Europe , covering some 1225 hectares (3100 acres). Completed in 1977, the reservoir is in the centre of Rutland and has a 25-mile circular track for walking and cycling. Bikes can be hired from Rutland Cycling, either at Normanton (South shore) or Whitwell (Noth shore), at Rutland Water where you can cycle all the way round the 'pond'...or just part way if preferred! There are fantastic walking and cycling opportunities throughout the entire Rutland area.

Oakham and Uppingham are charming market towns, famous for their public schools. Oakham hosts its own summer festival. Melton Mowbray including its renowned Pork Pie shop lies just to the north of the county.
