Home description
The Walnut Tree is a stone built long house, consisting of a very large double bedroom which has a double bed. If required a further single bed can be made available.The property has a through kitchen and lounge/diner with large log fire. Additional electric heaters in the bedroom, bathroom and kitchen areas allow you to choose your confort level in the winter. The bathroom with a separate WC and heating is off the utility area. The back of the property overlooks open farmland and woods. It is ideal for a couple who love the peace and tranquility of rural France and just want to relax, or a base for house hunting in the area or exploring the major towns of Limoges, Poitiers, Bordeaux and the atlantic coastline. The Charente offers plenty of local fishing and permits can be obtained readily. A golf course open to all is located at St Junien about 40km away, and horse riding is available at Confolens about 15km from Bonnezac. For those who love canoeing and swimming (safely for small children) the picnic areas near Condac and St Martin Lars are ideal and approx 20kms distance.

The Poitou-Charentes / Vendee / Charente region
The coastal towns of La Rochelle and Royan are in the region of 1 1/2 hrs distance as is the town of Cognac. Futuroscope is on the outskirts of Poitiers and is 1 hours drive, well worth the visit to be placed in amazing situations! The large magnificent cities of Angouleme and Poitiers are steeped in history and are abundent with old architecture, theatres and modern shopping malls. Bordeaux is approx 2 hours distance
Ruffec area
Ruffec is a medium sized town , and has several supermarkets, bars and retaurants, there are many small french shops. It also has a market on Wednesday and Saturday mornings. The nearest town is Civray, about 15 Kms that also has several supermarkets and shops.
How to get there
Ryanair and Flybe fly daily form various UK airports into Limoges Angouleme and Poitiers which is approx 1 hours drive from Bonnezac. Car hire is available at the airports.

Further details indoors: The Walnut Tree is ideally suited for a couple but the bed settee in the lounge area can be used as a double bed if required. A single bed can be made available if required in the large bedroom. This allows couples with a child to leave all the lounge area undisturbed during their stay. Extra bedding can be provided and a cot can be made available. A range of books DVDs and games are avaialable as well as satellite TV giving the popular English channels, and for winter lets, cut logs are provided at cost ie Euro 50 per sq meter ready for use.
Further details outdoors: The rear garden is very large and private overlooking open fields and woods. Garden furniture, including table and chairs, sun loungers with umbrella and drinks table are available for those hot summer days enabling you to cook and eat outside. Bonnezac is about 1 km from Chatain which boasts a bakers. A small local supermarket, tabac, and severall restaurants can be found at Charroux 8km distance. The larger towns of Ruffec, Civray and Confolens are approx 20-25 Kms away, where you will find supermarkets and all the usual small shops typical of french towns.
Further details
A deposit of 50% of the rental fee is payable to secure your booking with the balance due on arrival. We ask our guests to replace or pay, for any any breakages or damage as refundable deposits are not taken.
Conditions
Pets are welcome but incur an extra deposit of £10 per week per animal to cover potential extra cleaning costs. If these are not incured (most owners are generally very careful and clean thoroughly before departure) the deposit will be refunded.

NB: Prices may be subject to change at the owner's discretion.
Long term winter and autumn lets, and bookings greater than 2 weeks attract preferential rates. Please ask for details. Payment preferred via internet banking or cheque.
Occupancy over two attracts a small surcharge for extra linen and towells of £10. We ask guests to pay for electricity at cost. For winter lets logs are provided at cost.
Electricity during the summer is less than 10 euros per week but in the winter it depends on how many fires are used and for how long. We ask guests to perform a simple calculation and leave cash to cover the electricity used on departure.
For winter lets. logs for the 14kw fire should be around 25 Euro (1/2 cubic meter) per week. We ask guests to pay this in cash with the rental balance due on arrival or by cheque two weeks in advance. If less are used you can estimate your refund and deduct from the elctricity payment, or we will forward the refund after your stay.
Further logs are available on the premises if required. We ask guests to estimate their usage and leave the appropriate cash to cover the cost.
Guestbook
The property has recently been partially refurbished after letting until October 2007 with a long term let. New double glazed windows, large 12kw log fire and Charentais cladding to internal stone walls together with electric fires in bedroom, bathroom and dining areas render the property suitable for winter lets.
Period May 2008 to date. The property has proven very popular over the spring/summer of 2008 months and guests enthusiastic comments, together with returning guests, lead us to believe that the property offers exceptional facilities at a very competitive cost.
