Set in a rural location close to the borders of Brittany and Normandy this cozy , yet spacious cottage is ideal for couples and for families .Although in a rural,countryside location Monclaire is fantastically situated and access to the main travel links is close by.Local attractions are all within an easy drive.Cycling and walking are highly recommended.The cottage is within easy reach of the waterparks,the beaches and seaside towns fo St Malo,Cancale, and Dinard. The popular medieval towns of Combourg,Dinan and Dol-de-Bretagne are all within an east drive. So also is France's second most popular tourist attraction the Eiffel Tower which is only a few linutes by car or a leisurely bike ride away. The cottage has 3 bedrooms and is equipped for modern day living whilst retaining its charm. The stunning views can be appreciaed from the 2 terraces , the conservatory and the two main bedrooms which overlook the gardens and terrace.

The Brittany / Ille-et-Vilaine region
The region the cottage at Monclaire is in is one of the most popular in France.We sit in the famous Bay of Le Mont st Michel,which is Frances 2nd most visited tourist attraction after the eiffel tower and attracts visitors from all over the world all year round.We are surrounded by some of the prettiest countryside and have access to some of the best beaches in the region.St Malo and Dinard are particularly good for the family/couples since they have such well established links to tourism and have by the beach restaurants and bars to relax in after a busy day sunbathing.Watersports are very popular along with walking and of course cycling.We have so much to offer in the region from the medieval towns of Combourg and Dinan to the beach towns of Dinard,Cancale and St Malo.We have have many attractions such as Cobac Park( a water park) , the Aquarium in St Malo, the indoor swimming pool with slides in Dol-de-Bretagne (only 10 minutes away).These are just a few of the very varied places to see and things to do.Our cottage has an info pack for our guests full of local attractions and how to get to them.
Roz Sur Couesnon area
Some of the local places to visit would be the medieval , cathedral town of Dol-de-Bretagne, the most famous Mt St Michel and the pretty seaside town of Cancale.Alligator Bay is a reptilarium which is just minutes away from Le Mont and is particularly fascinating. Roz Sur Couesnon is a quiet village, centred around a large church. It has a general store, a bar,bakery and a hairdressers.Every year its holds its own music night and carboot. it has special gardens which give superb, panoramic views of the bay of Le Mont St Michel.

Further details indoors: .The Gite is a 3 bedroom renovated cottage with high oak beams and real wood floors. The rooms are bright and airy and the bathroom is modern and has a modern shower cubicle, toilet,sink and storage.The lounge is a comfortable area with dvd/video player and sky satellite tv. The cottage also comes with a small library of books and a large selection of films for our guests to watch.The most popular room in the house is the conservatory. It is a light ,bright and airy room with beautiful views over the surrounding countryside and is an ideal vantage point to watch the local wild deer and the birds.
Further details outdoors: The exterior of the property is private and has plenty of private parking. the large lawned area is ideal for kicking a ball around or playing badminton etc.The meadow beyond the garden belongs to the house and can be used to fly kites in etc.The garden area also has two terraced areas wher meals can be eaten and the bbq is situated.

Conditions
This is a no smoking property, but we are quite happy for guests to smoke outside. We may accept a well behave dog. Please enquire. We ask for a 50% deposit to secure the property and then the balance and a £100 security deposit six weeks prior to arrival.
High Chairs, cots and bedlinen are available. So is a baby bath. Logs can be bought off the owners for £10 / 15 euros per large wheelbarrow.

Prices are per Gite and per week not per person and bedlinen ( pillowcases, duvet covers, and mattress covers and sheets ) are included in the price.Towels (hand and bath towel and flannel) are available to hire at £3.50/5 euros per set.Prices also include 40 units of electricity,after that we charge 0.15 euros per extra unit.Gas for the oven and hob is included and so is water and holiday taxes.An exchange rate of £1 to 1.5 euros will be applied.
50% of the total cost of the rental is requested upon booking and then a
security deposit of £100 is requested with the final balance six weeks prior to guests arrival date..
