About the home

The villa is perfectly located, within a short drive of numerous white sandy beaches, lapped by the warm waters of the Gulf of Mexico, where pelicans fly overhead and dolphins swim in the sea.

Golf is not just popular, it is a passion with many visitors, and in an area where the weather is good and life is for enjoying, golf courses come as standard, and you will be spoilt for choice. Rotonda is a golfer’s dream come true. Its 5 courses offer golfing opportunities to satisfy all levels of skill and experience. And there are another 30 courses within a 30 minute drive.

So come and discover a paradise with miles of pristine, quiet and unspoiled sandy beaches, warm shimmering crystal clear waters of the Gulf of Mexico, and blue skies that go on forever.

This spacious villa (3310 sq.ft.) sleeps up to 10 people, and has 2 master-suites, so is therefore ideal for two family groups, but equally suitable for smaller parties who require that extra bit of space. It is fully air-conditioned, with ceiling fans in all rooms, and also on the lanai, for extra cooling. Smoke detectors are fitted throughout. There is a telephone with free local calls, and high-speed wireless internet. All linens and towels are provided.

One of the 2 master suites, is fitted with a king-sized bed, the other with a queen-sized bed. Both bedrooms are equipped with an easy chair, ample closet and drawer space, cable tv, radio alarm clock, and double french doors leading to the lanai and pool area.

Both en-suite bathrooms are equipped with double vanity units, large jacuzzi bath, large shower cubicle, and hairdryer. Bedroom 3 has a double bed, bedroom 4 has twin beds, and both bedrooms have built-in cupboards and a dresser with drawers and mirror. Bedrooms 3 and 4 share Bathroom 3 which has a bath, shower and basin vanity unit. The den/tv room has a sofabed which converts to a double bed for additional sleeping accomodation.

The Lounge has a vaulted ‘cathedral’ ceiling, two sofas and an arm chair with coffee tables and lamp tables. Large triple patio doors open onto the pool/lanai area. Through the archway, with views to the front, there is a formal dining area with a dining table, 6 chairs, and a sideboard.

The kitchen is fully equipped with a range cooker with ceramic hob, a microwave, large fridge freezer with ice dispenser, dish washer, waste disposal unit, coffee maker, toaster, plus plenty of crockery and cooking equipment. This leads on to the laundry area with large capacity washing machine, tumble dryer, and sink. Also there, are the ironing board, iron and vacuum cleaner. Next to the kitchen is the informal dining area, or 'nook', where there is a table and 6 chairs, a sideboard, and double patio doors leading to the lanai & pool.

Further details outdoors:
The fully screened pool/lanai has views of the first fairway of the 'Pine Valley' section of Long Marsh Golf Course, and houses a solar-heated pool (with optional electric heat, for the winter months), plus a whirlpool spa. There is a large BBQ. and a table & 8 chairs for alfresco dining, plus 4 sunloungers.

To comply with Florida law, there is also a safety barrier, for those with small children unable to swim, but this is easily-removed, if required. Bathroom 4 is accessible directly from the lanai. Feel free to use the lilo's, floats and pool toys. In the garage, you will find 2 bicycles for your use.

Pool cleaning and garden maintenance are carried out weekly. Also, for your peace of mind, should you encounter any problems or just need advice, our local property-management company are only a phone call/10 minutes away, and are always happy to help.

Please be advised that smoking is not permitted in our villa and we would appreciate your co-operation in this out of consideration for our future guests and ourselves. If you wish to smoke, this MUST be restricted to the pool deck or in the garden.
