Two further bedrooms (one double, one twin) with shared bathroom. Shower room to pool area. The spacious accommodation also includes a lounge, dining room, kitchen/diner, den with double sofa bed, utility room, double garage. Located in a quiet residential area, convenient for all amenities on a quarter acre lot with small lake to rear, overlooking a superb 27 hole golf course.

The Florida / Florida Gulf Coast region
The villa is a short drive from the fabulous uncrowded Gulf Coast beaches of Englewood and Boca Grande- a millionaires paradise with old world Foridean charm. Superb all year round climate and an ideal location for beach lovers, golfers, fishermen, sun worshippers or just to chill out. This is an unspoilt area -not as crowded as some of the busier locations such as Orlando or Miami but it is an ideal location for families, golfers, water sports or anyone just looking for a relaxing holiday, in beautiful surroundings.
Rotonda West area
Although the villa is in a quiet peaceful location it is well located for local shops, supermarkets and numerous restaurants to suit all tastes and "pockets". There are 5 golf courses within a short distance, with a 27 hole golf course to the rear of the villa. The nearest main retail area is Port Charlotte, 12 miles away with shopping malls, restaurants & bars however there are large supermarkets within 5 to 10 minutes drive including a Wal Mart megastore, Win Dixie and most of the major US supermarkets. There are designer boutiques and very fashionable restaurants in Boca Grande and nearby Venice Beach. The beaches at nearby Englewood and Boca Grande are superb-where boats can be hired and there are opportunities for fishing,swimming,snorkeling or just relaxing on the miles of uncrowded beaches and enjoying the spectacular sunsets. Orlando is 2 and a half hours drive, the Everglades approximately 2 hours drive to the south. Busch Gardens is 1 and a half hours to the north.

Further details indoors: A recenttly built villa is fiitted out to a luxurious standard, which include4 TV sets with both American and UK compatable DVD players. There is also a separate TV and entertainment centre in the den (ideal for children or teenagers who want their own space away from the adults).
The swimming pool & jacuzzi are sola heated but, for a small extra charge, can be is electrically heated. The Villa overlooks a lake where there is an abundance of wild life including at least one turtle! To the other side of the Lake is a superb new golf course. What better view to enjoy a late night BBQ!
Further details outdoors: Fully caged heated pool with spa, lanai.The pool area has a secure barrier which will help those with younger children. This barrier can be removed if required. There is a Double garage, with garden to front & rear overlooking small lake.

We have a mangement company to supervise the Villa, so if you should have any queries about the villa during your stay, our representative will be able to fully assist you.
Conditions
When confirming a booking, we require a non refunadable 30% deposit of the total amount, the final balance of which is required 8 weeks before your departure date. We also require a security deposit of £250 which is returned once the villa has been assesed by our representative.
We don not allow pets or smoking in the villa.
Discounts are available for bookings of more than 2 weeks
