The apartment is comprised of:
One master bedroom with a double, sleigh-style bed, two bedside tables, two bedside lights, two large built-in wardrobes and a large chest of drawers. There is also an en suite shower-room with WC, sink, shower unit, shaving socket, ample counter space, fitted cabinets for personal belongings and a heated towel rail.
One double bedroom with solid pine bed frame, two bedside tables, two bedside lamps, a built-in wardrobe with a tall chest of drawers.
One twin bedroom, a shared bedside table and table lamp between the beds and a very large built-in wardrobe.
A main bathroom with WC, sink, a bath with shower over it, a shaving socket and heated towel rail.
A cupboard by the main door to store jackets, bags, shoes and umbrellas (we provide a couple of umbrellas for you to use during your stay, just in case you need them).
A well-equipped kitchen to meet all your culinary needs. We have a gas hob, fan-assisted electric oven, fridge freezer, washing machine, dishwasher, kettle, toaster, radio, excellent selection of cooking utensils, pots, pans, mixing bowls. To ensure you have enough dishes and do not need to run the dishwasher after every meal, there is enough tableware for 12 full place settings (main plates, side plates, bowls, large glasses, small glasses, wine glasses and cutlery).
A living/dining room with views out to the well maintained, neighbourhood gardens. To ensure you are as comfortable as possible, we have recently added two new three-seater leather sofas to the living room and eight large cushions. There is also a beautiful new oak dining table that seats six; perfect for hosting a family meal or for playing board games at. There is a 40 inch HDTV in the living room with Freeview television channels and an Xbox 360, which can be used to play region 2 DVDs and Xbox 360 games (a small selection of DVDs and games are provided at the apartment). Please note that the Xbox 360 is not connected to the internet.
If you wish to connect your laptop or tablet to the TV, you can do so via an HDMI cable (or the TV's 'PC input', although this is for video only and the audio will still play through your device).
As of July 2014, all our mattresses are brand new (and are 'medium to firm') and we have also just installed high-speed, fibre optic wireless in the apartment.
There is limited free (on street) parking within a 1 minute walk. Parking directly outside the apartment is by permit only. One permit is available for a small deposit of £20 if requested at time of booking and this deposit is refunded in full when the permit is returned at the end of your stay.
The apartment is on the ground floor, making it ideal for families with children. It's also accessible for guests who have minor mobility problems (please note that, because there are a few steps up to the main door, the apartment is not wheelchair accessible).
For guests with allergies, we do not use feather pillows or duvets. Our towels and bed linen are 100% cotton and they are washed in non-biological detergent for delicate skin.

A welcome package is included and consists of bread, milk, butter, bacon, free range eggs, orange juice, shortbread, one bottle of red wine and one bottle of white wine.

The Edinburgh region
Edinburgh is a beautiful and welcoming city with a rich culture and interesting history. Whether you're here for the Edinburgh Festival, rugby season, to use the apartment as a base to tour the surrounding areas or just to relax with friends and family, we are sure you will enjoy your time here. There are plenty of bars, restaurants, clubs, theatres, museums, cinemas and shops. With some stunning architecture, Edinburgh Castle and the Scott Monument are at the heart of the city and there are a number of historic tours and sites you can visit during your stay.
The apartment is situated in a quiet, residential area, yet is only 15 minutes walk from Haymarket train station at the West End of Princes Street.
On foot, we are only a few minutes away from frequent bus and tram links. Both Murrayfield Stadium and the Murrayfield tram stop are situated across the road from each other and are less than 5 minutes away from the apartment. The rather beautiful Water of Leith is a couple of minutes away and Murrayfield Ice Rink is less than 10 minutes away.
There is a modestly-sized Tesco on the main road (2 minutes away) as well as a selection of local restaurants, cafes and bars in the immediate vicinity. If you are staying for more than a few days and wish to stock up on food and drink, there is a large Sainsburys supermarket less than 10 minutes walk away.
