This large flat (about 120 sq.m./1300ft), totally renovated in 2013, is situated in the heart of Rome (just a 5-minute walking distance from the Colosseum) in an old Roman building. This apartment is on the ground floor inside an old court and it is very quiet and safe, with a separate entrance. The flat is perfect and accessible for the elderly and we ensure that the apt. is accessible for those who are disabled and/or who have special needs. It is wheelchair accessible. Guests with guide dogs are also welcome. There aren't any steps for the main entrance nor for the bathrooms (it is also equipped with a shower chair and handrails) and bedrooms are all large and comfortable. The apartment is composed of 3 bedrooms (2 of which are accessible to those who are disabled). The main bedroom (accessible) has a king-size bed; the second bedroom (accessible) has a French bed comfortable for 1 or 2 people and the third bedroom (not accessible) has 2 single beds. All bedrooms and livingroom have air conditioning. There are 2 bathrooms in the flat: the main bathroom is large and accessible with a comfortable and large roll-in shower, grabrails, handrails, washing machine, bidet, special needs toilet and a low sink; the second bathroom is smaller with a toilet, shower and sink. The living room is large (40 m.) with a table that fits 8 people, a nice sofa-bed and a TV. The kitchen is equipped with an oven, a microwave, a dishwasher, a toaster, a fridge, a freezer etc. It also has air conditioning. The building has a front desk service as well. The grocery store; the tobacco shop; bars and a supermarket with fresh bread every morning are all surrounding the building. Public transport such as taxis, buses, metros and touristic sightseeing coaches are right in front of the building. The apartment can accommodate up to 7 people altogether in the 3 bedrooms and living room (which has a modern sofa bed).

“Excellent flat, excellent landlord, excellent communication, excellent location!” This was very first tie for me and my friends to visit Rome. There was 6 of us and 1 baby. The Salvatore (owner) was keeping an fantastic communication, his assistant was helpful and friendly as well. Booking process very easy and reliable. Location of the apartment fantastic (only 5minutes from the Coliseum)! Very close to subway, tram /bus stop just oposite the apartment Small shops near by Spa saloon near by The apartment itself was very clean. What I liked about it the most is there was enough seating place for everyone. All equipment in the kitchen fully workig order, only the cooker s electric and it take some time but this is really minor thing. We have only eaten breakfast in the apartment. Bedrooms size very good, bedding clean Air conditioning fully working order altough we avent used it as apartment was cool itself 2 Bathroom, one of them prepared for disable people didnt really matter as the size was quite big at the end Salvatore even helped us to order a taxi to the airport! Amazing!! I can recommend this apartment as with the excellent location for everyone who has got desire to explore the Rome!! Very happy! Thank you Salvatore!!! xxx

“Apartment very well located, comfortable and quiet” Apartment very well located (5 minutes walk from the Colosseum) and very well served by public transport (several bus routes to 50m). It is also very comfortable, quiet and well furnished (overlooking a courtyard)

“Fantastic Value and Great Location” Travelled with my family including my daughter who is in a wheelchair, this apartment was fantastic. Totally accessible and behind gated entrance. Salvatore was a fantastic host and made our stay so enjoyable, going out of his way to ensure that we were greeted on arrival. The location is amazing, with the awe inspiring site of the Colosseum right outside the entry, which is beautiful to see at night. The apartment was spacious, clean and very modern inside and in a great location. I cannot recommend this apartment highly enough, with friends already booked in to stay in September. You cant go wrong if you decide to stay at Comfy @ Colosseum!!

“More than convenient and accomodating!” For the month of October 2010, my wife, her friend and I stayed at Via Labicana 80. The ground floor unit was more than we anticipated. Clean, spacious, with everything updated! Right off an open courtyard.The Ikea style kitchen was more than equipped for cooking needs, large American style Fridge, stove, even a dishwasher. Two new bathrooms, one with washing machine. All the areas had Mitsubishi heat and air conditioning units, very convenient. One large bedroom is located on one end of the unit and the other two were on the other side separated by one of the baths.We couldn't have asked for more privacy. The location was close to everything that Rome has to offer including bus and train connections right out front.There were stores to fit all our needs within walking distance. The owners were very accomodating as we are all in our late 60's and this was much appreciated. We plan on renting this unit for another month in the future. The Colossium and Nero's Golden Villa (nice for reading) are right there as well. Regards Janice&David

“Large comfortable apartment just down the street from the Colosseum” My family of 5 plus my parents stayed at the apartment for 5 nights. The apartment was the perfect size for our party. It is unusual to find an apartment that large in Rome, plus the added benefit of having it be on the ground floor. My parents have some mobility issues and would not have been able to handle climbing stairs to a typical 3rd or 4th floor apartment. The apartment had the amenities we were looking for such as a washing machine and a pack n' play crib for our toddler. There are three bedrooms: one with a large bed, one with 2 twin beds, and one with a small 3/4 size double that my 2 kids slept in. There is a full bath with a shower and a smaller half bath. Each bedroom has an armoire for clothing and storage. The apartment was located close to two subway stations as well as being next to a bus station. Do some research before visiting about the bus system as it is very helpful in Rome. Mr. Rinaldi was an excellent host. His English is perfect and he greeted us like family. He had a map of the area for us and marked all the points of interest including the nearby grocery stores and restaurants. There is a traditional Italian bakery immediately next door to the apartment which we took advantage of every morning. Delightful! We ate all breakfasts at the apartment as well as several other meals and I was able to cook for 7 in the kitchen. Response: accommodating that family was a great pleasure for me. People very clean, polite and kind. I would just like to clarify that the "half bathroom" mentioned by Wendy has been lately completely renovated. A new shower with cabin was added so now the apartment has two complete bathrooms with 2 comfortable showers. I like to get suggestions from my guests and that is why the apartment is in a constant state of improvement. My guest's satisfaction is my first priority, this is the reason, according to which the majority of them is fully satisfied so i owe only them the success of my business. Thanks again.

“Wonderful apartment. Amazing location.” I spent the Christmas holidays in this apartment with my wife, my two daughters (ages 9 and 10), and my mother- and father-in-law (in their late 70s). The apartment was absolutely perfect for all of us. We slept very comfortably. The kitchen/dining area is very open for a group of several people. Perhaps most importantly, the location cannot be beat. Even though my father-in-law walks with some difficulty, we easily were able to to walk to the Colisseum and the Roman Forum (separate days). My wife, daughters, and I also climbed Palatine Hill while my in-laws stayed home and rested. In the evenings, we either ate at home or walked to nearby restaurants for reasoably priced, yet tasty, pasta and pizza. By taxi, bus, and metro, we saw all the highlights of Rome. Thank you to Salvatore for your wonderful hospitality and a great apartment! Response: It was a real pleasure for me to have that wonderful family as my guests..i really hope to see them all again.

“Excellent rapport qualite prix” L''appartement a été rénové récemment et est très calme! Situé a 600m du Colisée, tout (ou presque) est a portée de main (bus,metro, pâtisserie ouverte 24h/24, ...). Très correctement équipé (le lave vaisselle est appréciable ), tout est compris: linge de maison, linge de toilette, pastilles pour le lave vaisselle, lessive pour le lave linge, même la petite bouteille de vin italien avec les petits biscuits apéritifs offerts lors de notre arrivée ! Le seul point a améliorer serait la mise en place d''une connexion internet et d''une cafetière électrique. Enfin, le propriétaire est exceptionnel : il nous a accueilli le soir de notre arrivée a 22h00 et nous a tout expliqué! Sourire, service... Nous reviendrons!

“Perfecta estancia en Roma” Estuvimos en Roma con una amiga y nuestras respectivas hijas adolescentes. el apartamento muy amplio y cómodo.. La ubicación es muy buena y céntrica. El coliseum està a menos de 5 minutos andando, hay un parque muy agradable para pasear cerca del apartamento, Las dos lineas de metro que hay en Roma estan a un paso del apartamento lo qual es muy comodo para desplazamientos. En la casa hay portero lo que confiere tranquilidad y seguridad. En la misma calle hay panaderia, tiendas de alimentos que permiten hacer las comidas en casa. El propietario nos atendió con mucha amabilidad, corrección y simpatia
