Home description

The Villa can be rented as a whole sleeping up to 11 or as separate apartments for smaller groups, ideal for 2 families. The top apartment is a large one bedroomed apartment that sleeps up to 5 people, it has a large open terrace with mountain views and across the countryside towards the sea.

The middle apartment has 2 bedrooms and sleeps up to 6 people. It has 2 open terraces and a covered terrace. There is a large bathroom with a corner bath and a shower. The second bedroom has a small ensuite bathroom with a wash hand basin and toilet. We also have an option for a second double room with an en-suite bathroom, this room is separate from the 2 apartments but has it's own external entrance.

A car is essential for larger groups and guests on longer stays, however for shorter stays with parties up to 4 we can offer complimentary local transport and airport pick up.

The Lazio region

Set in the rolling countryside south of Rome 'Villa Anna' is the ideal choice for a short break or a longer relaxing holiday. Perfectly situated it is close to a mainline railway station where trains take only 20 minutes into the centre of Rome. A ideal choice after a days sigtseeing in Rome to return to the peace of the countryside and relax in our swimming pool or under a shady tree in our landscaped gardens.

Nearby are the hills of the Colli Albi as are the seaside resort towns of Nettuno. Anzio. Only 30 minutes away is Ciampino Airport which is the favored choice of the discount airlines whilst Fuminacino Airport is only 45 minutes away.

Rome / Lanuvio area

Besides the obviuos historical attractions of Rome there are some interesting places nearby. The local village of Lanuvio is one of Italys oldest and offers panoramic views over the surrounding countryside. Neaby in the hills of the 'Colli Albi' is the hilside village of Nemi famous for it's wild strawberries grown alongside the lake below. There is also the town of Frascati famous for it's wines, it has panoramic views over Rome. There is also Castel Gandolpho situated above Lake Albano and the site of the Popes summer palace.

Just a short drive are many beaches including those at Anzio/Nettuno, Anzio also has a war cemetry and a museum dedicated to the battles that took place during WW2.

How to get there

The Villa is situated 20 Km from Rome Ciampino airport which is the main airport for the budget airlines. Rome Fiumicino is 45 Km away.

Further details indoors:
The air conditioning is limited to the main lounge in the lower apartment and the family bedroom is this apartment. We are planning to add additional air conditioning for summer 2008.

Further details outdoors:
We have a large landscaped gardens with lawned areas to the front and side, next to these is our swimming pool that has the advantage of being solar heated. There is an outdoor kitchen area that has a BBQ and a pizza oven where we have Pizza and BBQ nights. The bottom end of the garden is planted with grape vines, fruit and olive trees and a vegetable area where we have fresh vegetables and salad available throughout the season. At the very bottom we keep chickens so we can supply fresh free range eggs each day. Outside there is undercover parking for 2 cars. If the whole villa is booked the swimming pool and gardens are private, if one apartment is booked then they are shared with the other apartment.

Further details

My wife and I live in a separate apartment in the basement and so we are always here to give help in planning your days out. Occasionally we also have 'helpers' staying, these are volunteers who in exchange for a room and board help around the gardens. Maintaining the gardens, vineyard and olives is a full time job.

Conditions

We normally ask for a 200 euro deposit, for U.K. based guests this can be paid in the sterling equivalent. The balance is paid after arrival in euros.

The 6 person rate is for the two bedroom apartment and the 5 person rate for the one bedroom apartment, please email for smaller sized parties as we may be able to offer a better rate at certain times.
During the summer there is additional cost for use of the air conditioning, heating is provided in the morning and evening druing the colder months, additional heating is extra. Logs for the fire in the 2 bedroom apartment are included.

Totally enjoyed our stay. Although in the country, it was a 20 min train trip to Rome. A wonderful escape from the city. Villa/property was very clean, spacious and had a real home feel to it. We came by car to Italy and we were very lucky to stay at Villa Anna. Pleasant evenings and relaxing mornings in the extraordinary ambient of Villa Anna made our stay delightful. If you want to visit Rome and really enjoy your vacation this is the place to stay! Mick and Angela were excellent hosts and they gave us some very useful tips.
