Rural villa sleeping 8 in peace & comfort on its own land of 32 acres (13 Hectares). Floor area of approximately 300m2 on 2 ½ floors, together with a roof terrace. The house and gardens are not overlooked.

On all sides, the 360o views are impressive, and overlook the valley of the River Tiber (Tivere) to the west, agricultural land and hill villages all around with a backdrop of unpopulated mountains and the Soratte mountain to the south west. Village shops are 1.2km, a 10-15 minutes undulating walk. Two supermarkets are within 5-15 minutes by car. Rome 1 hour by train or autostrada.

Four bedrooms, three en suite shower rooms, separate shower room, summer studio with small TV with VHS & wet room shower/WC, winter studio with open fireplace, satellite TV, incuding UK TV, & DVD player, wifi & 5 internet radios so listen to home radio, dining room with CD player, large living room room with wood burning stove, fully equipped kitchen and laundry rooms & WC. Large pool and boule court. All completely private, not overlooked.

Sun all day, shade available on a terrace at all times of the day. Great terraces for sun-downers.

The 'bathroms' are all shower rooms, with large (200Kg) travertine stone shower trays. All have wash basins and WC. Additionally 3 have bidets. (There are no baths.)

The kitchen is fully equipped with fridge, freezer, dishwasher, full electric oven, and four burner gas hob.

The work surfaces and kitchen sink are travertine stone, and there is a good collection of cooking utensils, cookbooks (mostly English language) and local guides.

There is an electric kettle, a toaster, teapots, a cafetiere (for ground coffee) and Nespresso coffee machine (bring coffee capsules if you plan to use it.)

Kitchen, bedroom, bathroom linen and towels provided, also pool towels. (Beds, pillows, duvets and mattresses all from Switzerland.)

A storage rack for red wine together with a separate large fridge, normally used for cold drinks storage, and freezers are in one of the service rooms.

Three outside tables seating 8 - 12 people each. 2 travel cots, 2 baby alarm sets with 300m range, 2 changing mats, 2 pottys and 1 high chair are available by prior arrangement.

There is a multizone DVD player and a library of 70+ DVD's, mostly English language 12+ and 15+ rated, CD player and selection of CD's and 5 internet radios. (Tell me your favourite radio stations from anywhere in the world and I'll add them to 'Favourites' s you can listen on holiday). There is a back up TV with VHS (remember that technology !!) slot - could be useful for games playing if kids bring their own additional kit & games.

There is a large sitting room with wood buring stove and seating for 12, and a smaller one with open fireplace, TV/DVD and seating for 7.

Plentiful parking.

Enjoyable garden and large paved pool (12m x 6m) surround, infinity pool with 12m long underwater seating on west side.

Terraces on west, north and east of house.

International size boule court & boules (petanque)

Arrival before 1900 will be met. After 1900 keys will be left.

English, Russian, German, Spanish, French, and Italian spoken.

The Lazio region

Lazio is the province of Rome. Although more accessible, less touristy and therefore cheaper than Tuscany to the north, the Lazio agricultural landscape has many similarities and hilltop villages and history.

Umbria is the next (small) province to the north, before Tuscany, and is visible from the garden.

A car is not essential but is recommended. A GPS navigator is very helpful too on the small country roads.

Written details of personal favourite restaurants and destinations are provided to clients.

Rome

Places to visit locally, in no particular order:

Vescovio - ~20-25 minutes. Nice little restaurant next to a very old church with underground crypt, all open.

Farfa - religious little village. 8th Century I think. One or two restaurants outside village. ~30 minutes distant.

Casperia - visible from the east garden. Hillside village with many steps and view and a few bars. ~30 minutes.

Poggio Miterto (good market – mostly clothes - third Friday of the month)

Viterbo - Medieval small (like a film set!) - maybe ~1 hour. Etruscan restaurant recommended for excellent and cheap local food and grappa (Euro 1 per glass!). Some pleasant shopping streets too. Also antique shops.

Gavignano – nothing much about it, but an interesting market on the third Sunday (or is the last Sunday) of the month.

Ostia beach west of Rome. (The best. The others are overdeveloped. This is pretty natural, with sand and dunes. Great Meditterane beach restaurant & sun-bed hire at Km 8.5 - excellent fish).

Rome: culture, shopping and enjoyment in many forms - 1 hour.

Orvieto. Hill top town with a lot of history. One hour north on Autostrada.

Bagno Regio - AMAZING (walking uphill) access to medieval hill top village - 15 minutes from Orvieto and virtually unknown to non-locals. There is a golf course about 15 minutes away at a hotel. Personal favourite restaurants and destinations notes are provided to clients by e mail.

"A Fabulous Jewel in Italian Crown"

We expected rustic charm and character - and that is exactly how it is! Extremely well thought- out renovation of old farm habitat. extremely comfortable, spotlessly maintained both inside and out. The fabulous infinity pool was well serviced daily and has a ledge below water level enabling you to sit in the pool comfortably and soak up the fabulous views, stretching across to medieval villages, seemingly clinging to the hillsides.
Our party thoroughly appreciated the spacious interior, comprising of two lounges, a gorgeous character dining room, very well equipped kitchen with adjacent laundry rooms - and that is just the lower level!!
Bright airy bedrooms and bathrooms, with lovely roof terrace and bedroom presented at the top of a further flight of steps.
We were spoilt for choice when it came to 'Al Fresco ' meals - with three patio areas at our disposal, each with differing views.
Each day we visited neighbouring hill villages, rarely meeting other tourists. The market in Stimigliano was a treat - although few stalls, the locals made a great fuss of us, as we relaxed in the Piazza over our Cappucinos ( The hogroast stall not to be missed! -delicious freshly spit roast pork, bought by the slice)
Just to confirm our love of Villa Elefanti - we are returning again in September this year!
The Boule court was a treat!
Well done to the owners! Every consideration has been given to the comfort of the guests, and compliments to Adriano and his wife, who visit daily to ensure that all is well.
Highly recommended for anyone wishing to absorb real Italian life, in a real Italian Villa, with a great emphasis on privacy and comfort.
