Little Cockmoyle is a modern,comfortable property with amazing views of the Camel Estuary & surrounding countryside & in a quite setting approached by a long drive.The property is large & well laid out with three bedrooms, a large kitchen with steps to the sitting room.Access to the terrace & garden is from the main bedroom & sitting room. The property has been updated to a high standard.
There is a large kitchen/dining room & sitting room with wood burner, 'Smart' TV, DVD player, video player & internet. The kitchen/dining room has a very quiet Miele washing machine, Smeg fridge freezer, quiet dishwasher, two sinks and large electric range cooker and slate floor.
The computer/office area is off the kitchen. A door leads through to the 3 bedrooms & bathroom.
The main bedroom is large with super king bed & a single bed (& pull out) to accomodate a child (or 2) who might like to sleep near Mum! Extra bed is useful for young families. Also plenty of room for a cot. This room has a fab en suite bath/'wetroom' shower, TV, sofa & chair. Sliding doors face the view and lead to the garden. The view from this room is spectacular.
The second (king) bedroom has a basin and shares the family bathroom (with shower over bath) with bedroom three.
Bedroom three has 3foot bunk beds & a single bed.
There is a small studio available to rent at extra cost. This very simple 2 person studio is above the owners garage & approached via an external staircase & can be used as extra sleeping accommodation. Price on request. Not suitable for children or the elderly because of the staircase.

The very large main bedroom has a SUPER king sized bed (6ft) plus single bed, en suite bathroom with 'wet' room type shower area, TV & sea views & sliding doors to the mediterenean garden. The second bedroom has a king sized bed (5ft) and basin.The third bedroom has bunk beds & a single bed. There is a tiled family bathroom with shower over. All bedrooms have lots of storage space.
There is a large well equipped kitchen with comfortable dining for 6/8. The sitting area is on a lower level to the kitchen and has smart TV with DVD player & stunning woodburner set into the wall. Kitchen & sitting room have slate floors.
Sliding doors lead to the slate terrace & garden with sea & country views. There is a 'summer house' storing garden furniture & a table tennis table.

The house is linked to the owners garage by a car port. Under the car port there is a utility room with second washing machine, tumble dryer & sink- useful for washing wetsuits!
A simple studio is above the garage & available at extra cost.
There is a lawn, a slate terrace accessed from the kitchen/sitting room & downstairs en-suite bedroom.
A 'summer house' with decking, a gas barbecue, plenty of garden chairs,2 large round tables, sun loungers, sun umbrellas and a table tennis table.
Body boards available.
Private car parking.
There is a tennis court at the end the drive which is available to rent through John Bray estate agents in the village.
The rental rates are for downstairs and garden only.
The owners retain upstairs for private use & although they have,as yet, not occupied upstairs during a rental they do reserve the right to stay there.For example if there is need to visit family in an emergency.
The phone is not included although it is available for incoming calls. This is on a trust basis.
The Cornwall region
North Cornwall has a beautiful rugged coastline with beaches, coves and coastal walks. The Eden Project, The Gardens of Heligan and National Trust houses such as Llanhydrock and Prideaux Place in Padstow are within reach. Port Isaac, famous for the 'Doc Martin' TV series is a few miles away.
Polzeath has a wonderful surfing beach with surf shops & surf schools. Rock, situated on the Camel Estuary, is popular for water skiing, sailing and bucket and spade holidays. Golf clubs in the area include St.Enodoc, Trevose, Rosserow and St.Kew.
Rock is south facing,sheltered and with beautiful beaches backed by sand dunes. The estuary is stunning and there are often dolphin in the bay and seals by the 'Rumps' in Polzeath. Activities in Rock include water skiing, banana boat rides & paddle boarding at The Camel Ski School (Tel: 01208 862727) and sailing at The Sailing School. The Camel Estuary is also popular with canoeists & kite surfers.
There is cycling (bike hire in Padstow & Wadebridge) along the Camel Trail. The coastal walks are amazing and there is a walk to St Enodoc church across the sand dunes where Sir John Betjeman is buried. The village of Rock has several shops including a butcher, baker, Post Office, newsagent, small super market and delicatessen.
Rock is a very special holiday location for all ages. Gentle strolls, exhilarating walks, bucket and spade fun, crabbing from the rocks!
