A charming stone barn conversion set in a beautiful and peaceful hamlet. It has been sympathetically restored and combines excellent modern amenities, including UK high definition TV, with attractive period features. South and West facing, it enjoys wonderful views and superb sunsets. It accommodates, in complete comfort, two to six people, with two double bedrooms and one twin bedroom. A travel cot and high chair are available.

Downstairs is a very well equipped kitchen and dining area, including electric oven and ceramic hob, dishwasher, washing machine, tumble dryer and American fridge/freezer with ice dispenser.

There are French windows leading to the terrace with outdoor table and chairs. A barbeque is available to use.

The dining area has leather chairs and an oak table.

Ample cutlery, crockery and a full range of cooking utensils are provided.

For winter use there is a log burning stove.

On the ground floor a corridor from the kitchen leads to a shower room with walk-in cubicle and heated towel rail and a bedroom with double bed, wardrobe and chest of drawers. There are French doors to a small south facing terrace, with table and chairs.

On the first floor is a large, double height sitting room with two settees (one leather) and easy chairs. A wide screen HD television is provided with Free-sat HDTV (all UK TV and radio). There is a DVD player and an iPod docking system.

The first floor main double bedroom has built-in wardrobes, dressing table and en-suite bathroom with walk-in shower and heated towel rail.

Off the mezzanine on the second floor is a bedroom with twin single beds.

The enclosed swimming pool (12 x 6 metres) and tennis court are situated in a delightful, enclosed and private three acre garden, shared by six cottages. The grounds include a tennis court and Petanque pitch. There are beautiful views to the south and west.

At the time of reservation The Client shall pay a non-refundable 25% deposit of the total rental price to secure the reservation. The reservation can be cancelled up to 45 days before the booking, but the non-refundable deposit will be forfeit. The remaining balance of 75% must be paid 45 days before arrival.

A security deposit of £200 is payable at time of booking, this will be refunded, less any breakages, two weeks after your booking ends.

Reservations made within 6 weeks of the rental period require full payment at the time of booking.

The rental period shall commence at 4pm on the first day and finish at 10am on the last day. The Owners shall not be obliged to offer accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated. Early arrivals or late departures will be charged for, if not agreed in advance.

The maximum number to reside in the property must not exceed 6 unless the Owners have granted written permission.

Bed linen and towels for indoor and pool-side use are provided.

Smoking is not allowed within the house. It is permitted on the terrace and in the garden.

The Client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition. The Client also agrees not to act in any way which would cause a disturbance to those residents in neighboring properties.

The shared facilities (swimming pool, tennis court, grounds, car parking) are for the use of the clients only and are not to be used by non-paying guests.

The Client shall report to the Owners agent without delay any defects in the property, or breakdown in the equipment, plant, machinery or appliances in the Property or garden, so that arrangements for repair or replacement can be made as soon as possible.

The owners request that the property be left in a clean and tidy condition, and that no litter be left on the terrace or garden, and that any breakages be reported as soon as possible in order to facilitate an early replacement. If excessive cleaning is necessary the cost of the cleaner -- depending on the time needed -- will be deducted from the security deposit.

We would not expect to have to make any changes to your booking, but sometimes problems occur beyond our control and we may have to make alterations to or, exceptionally, cancel a booking. If this does happen, we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your booking and, if it is necessary to cancel your booking, we will refund the balance of any money you have paid us, by immediate bank transfer. We would also assist you to find alternative accommodation.

The Aquitaine/Dordogne region

River Dordogne. This beautiful river is the classic Dordogne, with its limestone cliffs, castles (such as Beynac) and picturesque villages such as Domme and Castelnaud, and also its world-famous caves with their prehistoric paintings. There is a museum of prehistory at Les Eyzies, while the grotto at Lascaux boasts the world's most famous prehistoric cave paintings.

Canoing on the river is an unforgettable experience.

Bordeaux is full of elegant 18th-century buildings constructed from limestone and adorned by graceful cast-iron balconies, many of which have been restored to their original, honey-coloured splendour. The city centre is easily explored on foot (use the park and ride scheme) and its attractions include classy shops and restaurants that serve food on a par with the region's world-beating wines.

Bergerac on the north bank of the Dordogne is a largish town with a beautiful medieval centre with many half timbered houses. It was home to the famous Cyrano de Bergerac. There is a river port where wines were shipped to England and tobacco to many parts of the world. The surrounding countryside consists of vineyards and fields of cereals and tobacco. The town has a famous museum of tobacco.

Riberac

Only seven miles away, Riberac has all necessary facilities, including supermarkets and several restaurants. Dating from the 9th century and set in the Dronne valley, Riberac is at its best on a Friday; market day for reputedly the biggest market in Perigord.

Aubeterre is one of the most beautiful villages in France. The views from the village, perched on a hill, are superb. The small village square has tables and chairs under the shade of the trees where the restaurants serve traditional fare.

There is a 'river beach' with canoe & kayak hire close by - the river here is navigable for many miles - and long trips can be had courtesy of the 'hire company' transporting you and the canoes by road; you paddle back! There is good fun here for children of all ages - the beach, a playground and tennis courts.

There are a number of golf courses in the area. The closest (5 miles) is a delightful nine hole course at Manoir de Longeveau. There are fine18 hole courses at Perigeux (26 miles) and Angouleme (27 miles).

Brantome (24 miles away) is an attractive town near the northern edge of the Dordogne department, sometimes known as the Venice of the Dordogne. The town has a nice mix of medieval and renaissance architecture to admire and is classed as one of 'les Plux Beaux Detours' in France.

Look in the Benedictine Abbey (built by Charlemagne in 769, and the main historical highlight of the town) and at the Belfry behind the church (built in the 11th century and one of the oldest to be found in France, it stands on a rocky outcrop at the bottom of a cliff), then take a pleasant visit to the gardens below.

The Church of Saint Peter is also worth admiring, with certain parts dating back to the 15th century (especially part of the cloisters) as is the bridge that crosses the river, and provides a good vantage point to admire the town.

In addition, there are many fine restaurants.

St-Emilion is a beautiful medieval town with steep hilly cobbled streets running through ancient limestone buildings. It is, of course, world famous for its fine wines and you can visit many Chateaux in the area and those surrounding such as Medoc, Graves and Pomerol. Enjoy the 'degustation' and buy wonderful wines to bring home.

"Fabulous family holiday!"

We had a wonderful 2 week stay here. Compared to places we have stayed over the years, this property is so well equipped and was spotlessly clean! The log burner was a lovely facility too, nice to get all snug and cosy in the evenings when it gets a little cooler. We loved how safe the area surrounding the house is, it meant our little girl (age 3) could happily toddle around and she loved exploring and playing hide and seek in amongst the orchard trees.
We had nice walks down to the nearby restaurant and bar, taking in the scenery and wildlife on the way. We also had a lovely visit to Brantome where we canoed for 6 miles down the river- highly recommended!
We would really recommend this as a fantastic destination for people of all ages and can't wait to return.

"Comfortable and tranquil."

My wife and I stayed in this very comfortable house in unseasonably cold late September.We know from the outside temperature that it is possible to stay here in all weathers.
The house is equipped to the standard I would expect to have at home, which is not something I have come across very frequently in over 50 years of holidaying in French holiday properties!
It was great to have large screen HD satellite television and use the tennis court, although I must confess we didn't use the pool, but it looked good.
