Le Tilleul is a 150 year old farm cottage, retaining many original features including a large stone fireplace with wood-burner and exposed oak timbers in every room. The attractive three bedroom property on the Dordogne/Charente border enjoys a south facing aspect with panoramic views over beautiful rolling countryside. It is one of six holiday cottages sharing large grounds, swimming pool and tennis court. The pretty village of Vanxains is a short walk away with a boulangerie, bar, shop and post office.

This is an ideal location for walking, cycling, canoeing and horse riding or just relaxing in the landscaped grounds or at one of the nearby river and lake beaches. it is just 10 minutes drive from the town of Riberac, with its wonderful Friday market and 15 minutes from Aubeterre - officially one of the most picturesque villages of France. Both of these provide a wide range of cafes and restaurants and there are also a number of good places to eat in nearby hamlets and villages.

This attractive property is cleverly designed on three levels. The ground floor includes a comfortable sitting room with stone fireplace and wood-burning stove, dining area and well-equipped kitchen with electric cooker, fridge/freezer, dishwasher and microwave oven.

The lower level has been converted from the original cellar and includes a large double bedroom - cosy in winter and delightfully cool in summer - and a spacious bathroom. Glazed doors lead from the bedroom onto a sheltered patio - ideal for for a late night drink or a morning cup of tea. On this level, there is also a small utility area with automatic washing machine.

Upstairs are two further good-sized bedrooms, one double and one twin, together with a shower room with washbasin and WC.

Double doors from the dining area lead onto an elevated sun terrace, which is partly shaded by a vine-covered pergola and has panoramic views of the surrounding farmland and forest. Red squirrels, deer and buzzards are regularly seen from here.

The landscaped grounds include a 14m x 9m swimming pool in a figure of eight shape which has been set into the hillside to take advantage of the beautiful views.

The north side of the property looks onto a grassed courtyard with a beautiful old lime tree (un tilleul) providing a shady retreat.

For added enjoyment, there is also a fine all-weather tennis court and suitable areas to play boules and other outdoor games. The cottage is equipped with sun loungers together with a stainless steel BBQ, garden table and chairs for the enjoyment of outdoor meals on the terrace.

The Aquitaine/Dordogne region

The Dordogne region of south west France is still one of the most beautiful and unspoilt parts of Europe. It enjoys a warm climate and the rolling hills are dotted with vineyards and sunflowers. The wildlife is abundant and diverse and is especially attractive to birdwatchers. The flowing rivers are excellent for canoeing and fishing and the undulating terrain is ideal for cycling and walking. Superb Romanesque churches can be found in many local towns and villages. Some of these hold festivals in the summer, which can include barbecues, fairgrounds and spectacular firework displays.

The vineyards of St Emilion and Bergerac are only an hour or so away. St Emillion, a medieval village famous world wide for its red wines and designated a World Heritage Site, is situated on a hill overlooking the Dordogne valley. Bergerac is another interesting historic centre for wine, particularly renown for excellent whites and rose. Slightly further afield, the 17th century Chateau de Hautefort, the world famous cave paintings at Lascaux, the magnificent city of Bordeaux, the stylish seaside resort of Royan, the vast dunes of the Atlantic coast, Cognac and its distilleries and the historic port of La Rochelle are all easily accessible.

Riberac

The cottage is located in the rural hamlet of Champagnac, sitting in an elevated position with lovely views of the surrounding farmland and distant forest. The old village of Vanxains, with its boulangerie, bar/shop and post office nestles in the valley below and is only a short bike ride or pleasant walk away.

The bustling market town of Riberac is just 8 kms away. It has all manner of shops, hypermarkets, great cafes and restaurants and other facilities such as bike and canoe hire. The famous Friday market at Riberac is one of the largest in the region and provides a great opportunity to check out the local specialities. The town hosts a variety of cultural events throughout the year and has a lovely cinema.

Aubeterre, just 11 kms away, is officially one of the prettiest villages in France with a large monolithic underground church, tree-lined market place and quaint streets lined with artisan shops, cafes and restaurants.

Another local attraction is the beautiful lake of La Jemaye with its excellent sandy beach, swimming, water sports, forest walks, restaurant and picnic areas. In addition, there are sandy river beaches at Aubeterre and St Aulaye.

Other interesting places to explore include Brantome, Bergerac, Perigueux and Angouleme - which are all less than an hour’s drive away.

There are several golf courses within driving distance - the nearest at Le Manoir de Longeveau is only about 15 minutes away.

There is a great range of restaurants within easy reach offering good quality and great value food. A detailed ‘house book’ provides all the key information to make the most of your stay.
