Downstairs there are 3 double rooms - sleeping 6. 2 of them have French-windows onto the garden - and one has an en suite shower/WC. There is also a family bathroom with bath, WC and shower.
The property also offers an upstairs play/sitting room designed with children in mind. The attic style rooms may also be utilized as extra sleeping areas too. These 2 walk-through rooms have low sloping ceilings (5'2 at highest point) and are not as well-appointed as the down-stairs rooms - however, they have sky-lights - and are warm and comfortable non-the-less. The 2 attic rooms can sleep 3 to 4 in each - a mixture of sofa-beds, single beds and futons are available. We do not recommend these upstairs rooms for adults.

The enclosed entrance porch leads onto a pleasant tiled hallway giving access to the living area to the left and the bedrooms and bathrooms to the right.
The master bedroom has a king sized bed and French windows overlooking the garden and sea beyond. The en suite bathroom has a large shower cubicle, basin,heated towel rail and WC.
The second bedroom has a double bed and two chest of drawers.
The third bedroom also has a double bed and has a large chests of drawers, as well as French windows opening onto the patio and garden.
The family bathroom has a bath, separate shower cubicle, heated towel rail, basin and WC.
The living room is a lovely large open room straddled by 2 huge pine beams. At the near end there is a modern range of kitchen units including an electric cooker, fridge,freezer, dishwasher and washing machine.
There is a pine dining table which seats 8 people comfortably. At the far end of the room comfortable seating (including a L-shaped sofa) is arranged in front of a log burning stove. There is a TV with freeview and a DVD player.
From this main room there is access, via French windows, onto the patio and garden.
Leading from this room is a staircase giving access to an upstairs upstairs attic-style sitting room designed with children in mind. Head height is restricted to 5ft 3" max but it's a great area for kids to watch TV and play. It can also be used as extra accomodation as there are two pull-out sofa beds. A room beyond this can also sleep more guests.
The house shares a courtyard setting with two other properties owned by our family. One of these, Borth Arian, is also let out. This means that larger family groups can use the two properties if necessary.

The property is set in 2 acres of country garden. There are 2 wooded areas and the whole garden is criss-crossed by pathways .The garden faces due south with wonderful views across the sea.
NB Ty Bach has it's own private patio and lawned area. However, the sunken garden is for the use of the adjacent property, Borth Arian – not Ty Bach! If no one is staying in Borth Arian then, by all means, feel free to use it – but unless you have personally arranged something with the guests in Borth Arian, please leave this free for them to enjoy. Ty Bach's guests are welcome to use the spinney and gardens to the left of the property. If you've rented both houses then the whole garden is yours!
A complimentary bag of logs supplied - extra are available for a small charge of £3.50.
There is a wooden climbing frame and play area for children. We also provide a BBQ and patio table set on request. Travel cots and high-chairs available too - however, if you have any concerns about these not being perfect examples, please do bring your own! You will need to provide your own baby linen.
Our changeover day is usually Friday but we can be flexible if there are no visitors either side of a let. Although we prefer to let the property for longer periods, we can sometimes accommodate 3 night bookings.
Arrival and departure: Arrival is usually after 4pm - and checkout is by 10am on the day of departure. This can, on occasion, be worked around. Please contact us to make necessary arrangements regarding your arrival time so we can be there to meet you.
Once a holiday date has been confirmed we ask for a returnable deposit of £100.00 - and the balance 5 weeks prior to the holiday.
Linen and towels are provided. If you have booked a longer stay you might want to bring extra towels. Please provide your own beach towels.

Oil and electricity are included - however, we do ask our tenants to be considerate when using these facilities i.e. turn it off when you go out!
Smoking is not permitted in the house.
We do accept dogs - but you MUST discuss this with us first. An extra £10 will be charged (per dog) for the cleaning incurred.
Rubbish - should be taken to the bin at the end of the lane before you leave. If the bin is full please leave it bagged up in the kitchen. DO NOT LEAVE RUBBISH OUTSIDE AS THE SEAGULLS WILL GET TO IT! Recycling boxes are provided. DO NOT FILL THE MAIN BIN WITH REYCYCLING!
The North Wales region
Angleysey's relatively flat and green interior belies the fact that it has some of the most beautiful if not THE most beautiful coastline in the whole of North Wales and way beyond!
There are literally hundreds of gorgeous safe and sandy beaches and miles and miles of superb headland walks.
Holyhead is the main port being a major ferry terminal for Southern Ireland and of course has a mainline station.
There are lots of great places to visit including the seaside village of Treaddur Bay, The historic Town of Beaumaris, Menai on the straits, Caernarvon Castle, and all the seaside ports and villages.
We often visit the South Stack lighthouse, near to Holyhead, there's a great RSPB viewing tower there too called Ellen's tower.
For golfers there's a good golf course at Holyhead.
Borth Arian is in easy walking distance of a lovely pub and eatery called The White Eagle at Rhoscolyn. This can be reached either by walking back across the farm track and along the lane to Rhocolyn (take the sign to the Beach) or along the headland from Silver Bay in a westerly direction (About 45 mins walk)
They serve lunches and meals all day and the food is excellent.
The Silver Bay caravan site has a good club house. They serve tasty inexpensive food and drink. You can reach here by foot (go down to Silver Bay and then follow the track up by the boat park and continue through the site to the clubhouse) or of course via the lane by foot or car!
Treaddur Bay has an excellent place to eat called The Seacroft and is about 3 miles away. There's also the Waterfront Cafe there. Four Mile Bridge, less than 2 miles, has Ygegin Fach Cafe serving good value fry-ups etc.
The Anchorage hotel at four Mile Bridge serves typical bar food. Valley is the nearest shopping centre for all the basics and boasts a Spa store, chemist, Hardware, great butcher/greengrocer and various other shops and cafes.

"Great cottage in a superb location - we loved it!"
Ten people, three generations and one dog and we all had a fabulous time at Ty Bach. The property is clean, spacious and extremely comfortable. It is off the beaten track but we had cars and like walk… More

"another fabulous break away"
We had stayed with my parents at borth arian (next door) a couple of years ago, we had such a good time we decided to return. This time with were returning with my parents, a toddler and two dogs in tow. We had a fun packed time made all the better by the glorious sunshine, we weren't as fortunate with the weather on our first visit but it really doesn't detract from the amazing setting that this little gem sits. The walk to the beach is idyllic through a wood, and managed easily by our 2 1/2yr old. The white eagle pub is a must, if you fancy a drink though its a long but pleasant stroll back (aprox 30-45mins) unless there's a
short cut!? If you looking for a magical place to enjoy some family time home from home, ty bach is for you.
It was wonderful meeting you and your lovely family. We're delighted you enjoyed Ty Bach and will hopefully see you again next year for your 3rd 3rd 3rd holiday with us. Wasn't the weather amazing?

"Ty Bach. A perfect family retreat."
Spent a long weekend there withfriends and 4 kids aged 4-9. It had had something for everyone. Great location, fab safe garden and grounds for the kids, stunning views and sunset, a private path to silver bay beach through a fairy wood.(honest) cottage itself was big clean and well equipped, loads of space and the kids thought the upstairs was fantastic, although adults have to duck. All in all, a beauty. Will be back next year.
