The villa is set over two floors, and in its own secure grounds. All rooms have full or partial sea views, with two bedrooms having en-suites. A further adjacent bathroom services the third twin bedroom. There is a double sofa bed in the lounge. The large open plan living room/kitchen is well appointed with new, contemporary furnishings, and with its fully retracting glass fronted feature, opens onto the patios and pool. The small pool is 5 x 2.5m, and is perfect for cooling off. The elevated position provides wonderful ocean views, with the sea just 200m below - perfect to enjoy lazy sunny days and to watch the sunsets. The outdoor space has dining and sun lounging seating as well as a BBQ.
The nearest beaches are in the quiet village of Petrovac or Sveti Stefan. Petrovac is perfect for your grocery needs and for enjoying a meal out, in one of its many sea front restaurants and bars.

The Coastal Montenegro / Budva Riviera region
Europe's newest country, Montenegro is rapidly gaining in popularity amongst tourists looking for new experiences! The climate in summer is similar to Spain, with very warm springs and autumns and hot summers. The villa is air conditioned.
Although in the euro zone, Montenegro is extremely good value (the local average income is 250 Euros a month!) so food and drink is very good value indeed, especially if you buy and eat in, enjoying your private home.
Rezevici / Perazica Do area
Although Montenegro is now a fast-growing tourist destination, the area in which the villa is located is quiet and nestled in an area of small villages - all of which have a good selection and quality of bars, restaurants and shops. The villa is set in the little village Perazica Do, part of the larger area near Rezevici, famous locally for its monastery (Rezevici Monastry - which is positioned on the hill above the villa).
Nearby Sveti Stefan and its iconic island (soon to be a hotel) is near and worth a visit, and its beach is perfect for children as it is sandy (as is the local Petrovac). Other places to visit - Skadar Lake and the most southerly fjord in Europe - the Boka, with its principle town of Kotor, as well as the upmarket Perest.
How to get there
Uk flights to Montenegro - two airports serve Montenegro - Dubrovnik, served my thomsonfly, flybe, BA, easyjet (others due to announce routes in 2009). The second airport is Tivat, with flights in summer via Heathrow.

Further details indoors: The large master bedroom has a double bed, fully retracting glass windows and stunning views to the ocean. It has a huge bathroom with corner jacuzzi. The second double is on the lower floor with its own shower room/wc. The third room is a twin, with an adjacent shower room too. The high spec fixtures (Kholer and Duravit) add quality to this well appointed home. The lower level is comfortably furnished with leather seating and some unusual contemporary pieces. The kitchen has a touch hob, oven, microwave, two fridges with freezer as well as plenty of items essential for dining at the villa. This villa has internet access, so feel free to bring your laptop. Finally, all guests have their own fluffy robes as well as quality thick towels!
Further details outdoors: The villa is detached and not overlooked. Its outdoor space is all laid to patio and well fenced for security and for the safety of small children. Its has a lockable gate and parking. The nearest small shop is just 30m away for basics. The village in which the villa is set is made up only of other private villas. Pool 5m x 2.5m.
