This recently refurbished, well-maintained cottage provides you with everything you need for a little R & R. Unwind in the restful living room, entertain in the kitchen/dining room, sleep-in in one of the 5 bedrooms, chill with your favourite book in the garden, or just watch the world go by from the sunroom upstairs. Downstairs has been made wheelchair-friendly including a downstairs bedroom with en suite.
The 150-year old house still retains an original flint wall, lending character to the partly beamed home. The finishes are clean and modern and there is more than enough space to house 10 guests comfortably.
There is dedicated parking for 3 vehicles. Local shops and the 3 village pubs are within walking distance, and the pubs all serve excellent food. Within a short drive are beaches, Pettitts Animal Adventure Park (great for kids) and the RSPB Reserve at Strumpshaw Fen, though you can just as easily watch the local wildlife on the River Yare from the prime location of the upper sunroom at Briars.

A well-behaved dog is allowed but sorry, no cats.
Strictly no smoking except on the balcony and outside areas
To secure your booking, a 25% non-refundable deposit is needed. The balance of the total amount will then be due and payable eight weeks before the booking date, along with a returnable bond of £150. Upon checkout, assuming there are no breakages/damages, we will return your bond of £150 to you, in full, within 7 days.

The East Anglia / Norfolk region


Reedham was originally a Roman settlement and King Edmund of East Anglia is said to have lived in the village. The historic city of Norwich, which is only a short drive away, has plenty to offer with its unique antique areas, medieval castles and architectural gems such as the Norwich Cathedral. The cottage also has many adventure and wildlife parks nearby, proving a hit with the kids, not to mention the funfairs and seaside attractions at Great Yarmouth close by.
North Norfolk is within easy driving distance too and there, you can enjoy the quiet, tranquil and sandy beaches. The area is ideal for exploring and it provides easy access to wonderful scenery and beaches. The extensive Norfolk Broads are at your disposal including Hickling, Wroxham and Oulton Broads. There are plenty of Broad cruises that you can join, or if you’re feeling adventurous, you can hire your own boat!
The village pubs offer excellent fare and are very reasonably priced. However, having the wonderful kitchen facilities at the cottage means that you can easily prepare your own meals. There is excellent fresh produce that can be sourced from local farm shops, from very free-range eggs to seasonal fruit and vegetables.
The Reedham area
Reedham is a relaxing, riverfront village in Norfolk and has a wide range of activities to suit all ages and budgets.
For nature lovers, the area is ideal. Not only for walks and bird watching (a local guide is available), but there are many animal sanctuaries and petting zoos in the vicinity. The RSPB reserve at Strumpshaw Fen is only 7 miles away, along with Pettitts Animal Adventure Park.
Boats and bicycles are available for hire locally, and the Reedham chain ferry over the river is suitable for both vehicles and pedestrians.

We knew the area so that wasn't a surprise however I was surprised at how well kept and equipped Briars was. The garden is lovely to watch the world go by. Quite often you get a lower standard where you are allowed to take dogs but this was really good. Plenty of room upstairs balcony if the weathers not just there and a garden at the fornt plus patio at the back and a games room for kids again if the weather isn't up to much. Thoroughly enjoyed our stay and would definately recommend |

We had had a very busy summer, and siezed the opportunity to have a few days in Norfolk, by way of a reconnaisance for a family group holiday - 2 children, spouses & 5 grandchildren aged 4 to 9. Briars is perfect, whatever weather may befall, and Norfolk full of interesting activities. The house has excellent facilities for kids, including a separate games room and a safe outdoor area. Seating space & cooking facilities modern & excellent, property well looked after by local agent for owners. All mod cons, Microwave, large toaster, Dishwasher & Washing machine, plenty of bathroom facilities. Bedrooms good size, en-suite facilities excellent. Main lounge very comfortable, further TV in upstairs lounge - ideal! Upstairs lounge & Sunroom have excellent views over the river - very relaxing... Reedham is small, and probably busy in summer - we tried The Ship pub, excellent beer, food very basic, and the Ferry Inn, with excellent beer and good food. The coast is accessed easily, great kippers in Lowestoft, local produce everywhere, boating on the Broads, any amount of impressive National Trust properties, and Norwich to explore. Ideal family holiday location, made great by Briars! |

A beautifully furnished cottage, spacious with all of the amenities required for a calm and peaceful holiday. A real find. The sun room overlooking the river is a wonderful place to enjoy the wildlife and to watch activity on the river. There is so much to do in the area we will be back.

A wonderful spot to explore the area. Lots of walks and open countryside. The house was immaculate and furnished to a very high standard. The beach was only 15 mins away although Gt Yarmouth was busy there were many quieter ones north of the town. We had a great holiday and finished refreshed (especially when using the upper sun lounge).

Just to let you know we had a lovely stay at Briars. The property was ideal for our mixed group, including Mum's carer. It was immaculately clean and very comfortable. We invited Mum's relatives over to see her on her birthday which worked very well. As the trip was really for mum it was a shame we could not explore the area more but what an excellent excuse to go back!

Eight weeks prior to your stay, we require the remaining balance, plus a returnable bond of £150 which is added to that balance total. Upon checkout, assuming there are no damages/breakages, your full bond will be returned to you within 7 days.
