The open plan living / dining / kitchen area is bright, with doors opening onto the balcony, or with the opportunity to “bring the outside in” by opening the large fully retractable French doors. A flat screen TV with cable channels, a DVD player with a selection of DVD’s, Nintendo Wii with games, board games, wireless internet access and Nespresso coffee machine provide the facilities that you would expect within a luxury apartment.

A well equipped kitchen has an electric fan oven, ceramic hob, extractor fan, microwave, fridge/freezer, dishwasher, kettle and toaster, Nespresso coffee machine with an extensive selection of cutlery, china, glassware, saucepans, utensils, cookware cool bag and picnic equipment for away days. The dining table seats six with ease.
A light and airy double bedroom has a mountain view and is fitted with a king size bed. There is also a large matching oak wardrobe and chest of drawers that provides storage space required for your stay.
A second bedroom has twin divan beds and an oak chest of drawers. The view from both bedrooms is stunning, and one which you’d wish you could wake up to every day.

Residents have exclusive and free access to the on-site Spa which includes an indoor & outdoor 20 metre pool, sauna, Jacuzzi and a steam room. Beauty and massage treatments can also be arranged by appointment through Reception.
Treatments available include all types of massages, manicures, pedicures and facials. A family friendly resident's bar for drinks, breakfast and light snacks is open at specified times. The roof top terrace provides panoramic views of the mountains and valley. All of this is a 1 minute walk from the apartments.
A fully equipped gym is in a separate area from the Spa (Isabella block), containing cardio equipment and light weights. An appointment can be made at Reception for attendance of a fitness trainer to assess your fitness and develop a personal fitness plan for implementation during your stay.

The Austrian Alps / Salzburgerland / Salzburgerland region


The Salzburger Land with its primary river, the Salzach lies between Upper Austria, Styria, Carinthia, Tyrol and Bavaria (Germany).
Running through the south are the main ranges of the Central Alps (incl. the Hohe Tauern mountains) with numerous 3,000m peaks. The Dachstein Massif and the Berchtesgaden Alps border the Salzburger Lajnd to the east and north.
The Rauris area
Rauris is a municipality in Salzburg (state) in the area of Pinzgau in Austria. There are about 3,150 inhabitants living in Rauris. Due to the attraction and popularity of the area in terms of tourism & ski, Rauris accommodates almost that number again for visitors to the area.
The ski area above Rauris is called Hochalmbahn. The Hochalmbahn base station gondola to the ski area is only 4 minutes walk from Schonblick Mountain Resort, and directly opposite the site, with ski hire, ski schools and the nursery slopes in the same area. The village of Rauris is at an altitude of 950 metres, with the gondola taking you initially up to Hochalm at 1,780 metres. The second Gipfelbahn gondola takes you to the summit at 2,193 metres. From here, there are blue runs back to the middle station, and a range of red and black runs back down to the village of Rauris.
A cross country skiing trail passes directly in front of the Schonblick Mountain Resort, providing access to 40 kms of cross-country tracks in the Rauris valley.
Tabogganing
The chair lift opposite the road access to central Rauris, takes you to Kreuzboden Restaurant at the top. toboggans are hired from the restaurant. The taboggan run provides great fun for all of the family. It is open daily during the ski season, and on Monday and Thursday evenings from 7.00pm unitl 9.00pm.
A second taboggan run is located at the end of the Rauris valley at Naturfrendehaus in Kolm Saigurn. Access is gained by walking from the Bodenhaus carpark, or calling the taboggan taxi. Tel. No.: +43 6544 8103

1. Period of Hire.
Letting commences from 3pm on the day of arrival and terminates at 10 am on the day of departure. Weekly hire is normally from Saturday to Saturday. Short break hire is normally Friday to Monday for weekend break and Monday to Friday for mid-week. The maximum period of let is 4 weeks. The property is let for holiday purposes only and only to the persons named on the booking form.
2. Booking & Payment.
A firm booking is accepted following completion of the Booking Form and confirmation of availability. Unless otherwise stated, a deposit of £100 of the hire charge shall be payable either by bank transfer or by cheque payable to the Owner, is required following confirmation of booking. The balance of the hire charge shall be payable 8 weeks before the commencement of the letting period. If the balance is not received by this date then the Owners will be entitled to re-let for the period and the deposit will be forfeited by the Client.
For bookings made less than 8 weeks in advance, full payment is required at time of booking. Acceptable methods of payment are UK bank transfer (GBP’s) or Austrian Bank Transfer (in Euros). Once the booking is confirmed by the Owners, the Client is responsible for the full hire charge.
The Owner is responsible for making sure the local taxes are paid for all persons within the party on arrival at the Apartment. (approx €1.10 /per person/per night)
3. Cancellations.
Should a cancellation be made by the Client, the Owners will seek to re-let the property for the period of hire. If successful in doing so a refund (minus £50 handling fee) will be made, if not the deposit will be forfeited by the Client. If cancellation occurs less than 8 weeks prior to hire and the Owners are unable to re-let for the period, then the entire hire fee will be forfeited by the Client.
4. Availability.
If the property cannot be made available for the period booked due to events beyond the Owners' control and the Owners are forced to cancel the booking, the whole of the hire charge will be refunded and the Client will have no further claim against the Owners. Clients are strongly advised to take out a Holiday Cancellation Insurance Policy. To check availability or to make a booking, please contact the owners by phone on +44(0)7590 923800. 5. Services.
Use of electricity for heat, light and cooking, bed linen and towels are included in the weekly tariffs. Please bring your own swimming towels. Cleaning is also included for after your stay.
6. Number of Persons using the property.
The number of persons occupying the property should not exceed the maximum number of 4 persons as stated for the property. Subletting is strictly prohibited.
7. Complaints & Problems.
Should there be any problem or cause for complaint during or after a period of letting, please contact our local contact or owners as soon as possible and we will attempt to rectify the problem. Details of contact will be provided with booking confirmation.
8. Breakage or Damage.
For the benefit of the next clients staying in the apartment, please advise us of any breakage or damage that occurs during your stay. A refundable breakages deposit of £200 will be required at the time of booking in a separate cheque made payable to the Owner. We do not charge for damages which occur as a result of normal use, but reserve the right to take payment and, if necessary, demand further payment for damage or breakages which occur as a result of deliberate misuse.
9. Care of Property.
The Client shall take reasonable and proper care of the property, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as they were at the beginning. The property will be professionally cleaned after your departure but should be left in a reasonable state of cleanliness and all furniture returned to its original position. Please refrain from wearing ski boots or outdoor shoes within the apartment, to prevent damage occurring to the wooden flooring.
10. Pets.
Sorry, no pets are allowed.
11. Smoking
Sorry, Daniela 12 Apartment is strictly no smoking. (Doing so could result in an additional cleaning charge being deducted from the Client’s security deposit.)
12. Use of Facilities at Schonblick Mountain Resort & Spa
Schonblick Mountain Resort & Spa is a private, residents only facility. As residents you have unlimited access for the duration of your stay. The Client shall have full regard to the rules of the Schonblick Mountain Resort & Spa and its facilities. Please be aware that the Spa has a swimming pool and Clients should pay due care and attention, especially ensuring the personal safety of any minor.
If you have a hire car, you are able to make full use of ‘reserved’ parking space No 39, in the underground car park, during your stay. The Owners shall have no liability for any damage to the Clients car or for other vehicles within the car park during your stay. You must inform reception of your car registration number on arrival.
13. Liability.
The Owners shall have no liability for any death, personal injury, damage or loss of personal property unless this results from our own negligence.
14. Right of Entry.
We reserve the right of entry to the property at all reasonable times for the purposes of inspection or to carry out necessary repairs or maintenance.
15. Injury Loss or Damage.
The use of the property and its equipment is entirely at the Client's risk and no responsibility can be accepted by the Owners for injury to the Client or a member of his or her party, not for injury loss or damage to their belongings, including motor vehicles. Client's Responsibility - The Client is responsible for the property and its contents which should be left clean at the end of the holiday, and breakages, damage or faults reported to the Owners.
16. Contract.
The Contract of Hire is between the Client and the Owners of the Daniela 12 Apartment, Schonblick Mountain Resort & Spa, Rauris, Austria.
