Please note that HolidayLettings add a 5% to 15% variable booking fee to our prices.

Our prices include bed linen (beds made for your arrival with fresh linen); water; electricity for heat, light & power (no meters); 1st basket of logs and kindling for the fire; comprehensive welcome pack with tea, coffee, sugar, fresh milk, shampoo, conditioner, hand-soap, toilet roll, dish-cloth, tea towel and cleaning products; laundry facilities (in the laundry room); free WiFi & parking.

All bookings are subject to our Terms and Conditions as below:-

1. The person making the booking must be at least 18 years old.

2. The number of people in your group must not exceed the bed spaces (plus one cot) available in your cottage.

3. Children under 16 years old must always be supervised by an adult when in the cottages or grounds (including play areas) and when using WiFi or Freeview TV.

4. Your booking is not confirmed until HolidayLettings/TripAdvisor have received your DEPOSIT and we have sent you an email BOOKING CONFIRMATION. Your booking is not transferable.

5. The BALANCE payment is due to HolidayLettings/TripAdvisor at least four weeks before your Arrival Date.

6. If you cancel before the BALANCE is due, you will forfeit your DEPOSIT, and if you have paid in full, 50% of your payments (less HolidayLettings/TripAdvisor booking fee). If you cancel after the BALANCE is due, you will be liable to pay for the holiday in full. We strongly recommend you obtain cancellation insurance. To cancel, please contact HolidayLettings/TripAdvisor.

7. Your cottage will normally be ready by 3pm on your Arrival Date. If you intend to arrive after 5pm please let us know in advance. There is no refund for late arrivals or early departures.

8. There is plenty of parking on site, but if you intend to bring more than two vehicles per cottage, please let us know in advance. We do not accept any liability for vehicles and or contents left on site.

9. If your cottage is not available due to circumstances beyond our control then all your payments will be refunded (less HolidayLettings/TripAdvisor booking fee) and this will be the extent of our liability.

10. Well behaved dogs are allowed, usually limited to one per cottage. You must bring a dog basket or bedding. Do not allow dogs on beds or furniture, or in other cottages on site. Dogs must not be left alone in the cottages and must be kept under control when on site - if you breach these conditions we may ask you to leave without refund for holiday days lost. You must remove all traces of your dog from the cottages and grounds or we may charge you an extra cleaning fee.

11. Please leave your cottage by 10am on your Departure Date. The cottage will be clean & tidy when you arrive and we expect it to be much the same when you leave.

12. Smoking is not permitted in any of the cottages.

13. The BOND will be returned to you after your stay by HolidayLettings/TripAdvisor, less any charges for breakages, damage, missing items and/or extra cleaning. Extra cleaning may include removing mud or dog hairs from bedding, removing stains from carpets or furniture, or removing any traces of smoking. Breakages, repairs, missing items and extra cleaning will be charged at cost and this may exceed the BOND in which case we will send you an invoice for the difference which is payable on demand. Where damage is difficult to quantify, such as burns on carpets or furniture, dog scratches on doors and walls, and pervasive unpleasant smells, including smoking, the entire BOND will be forfeit.

14. If any of your group is causing a disturbance, we may ask your group to leave without refund for holiday days lost.

15. Anyone staying at or visiting EXMOOR COTTAGE HOLIDAYS does so at their own risk. We do not accept liability for damage or loss unless caused by our negligence.

16. If you leave anything behind when you leave, we can post it to you on request, subject to a minimum charge of £10. Lost property will be kept for no more than six weeks.

17. Any data collected during booking may be stored on our computer and we will not share this data with anyone else unless legally obliged.

18. Details are correct when published. We reserve the right to change our details from those published and to cancel reservations that we have not confirmed. If anything is especially important to you then please check before booking.
