KINNAIRD HOUSE - TERMS & CONDITIONS OF HIRE

Payment: Payment and to be paid as per Holiday Lettings quotation and terms.

Rental Period: The rental period is from 4pm on the day of arrival to 10.00am on the day of departure unless other arrangements have been agreed with the proprietors. Latest check-in on arrival day is 8.00pm. An early check in (from 2pm) and a late check-out (until 12 noon) can be arranged at an additional cost of £50 each.

Insurance + Cancellation Policy: The owners insure their own property against fire and theft and will in no circumstances be held liable for any loss or damage to holidaymakers' property. Holidaymakers are advised to take out their own Holiday Insurance covering loss of baggage, personal effects and cancellation. Should you wish to cancel your booking please advise us in writing. Bookings cancelled longer than 2 months prior to arrival will forfeit the non-refundable deposit paid on booking. For cancellations made less than 2 months of arrival - we will make every effort to re-let the property and should we succeed in doing so then we will refund the rental cost paid less any costs associated with re-letting the property e.g. agents fees or commissions etc. Please note that in all circumstances the deposit is non-refundable. You are advised to take out cancellation insurance. If we, the accommodation providers are prevented, because of circumstances outside our control, from putting the accommodation at the disposal of the hirer on the starting date, the full payment shall be refunded to the hirer who shall have no further claim against us.

Linen All bed linen is provided. 1 x Bath towel per person, Tea towels, 1 bath mat and 2 hand towels for each bath/shower room are provided.

Reasonable Electricity & Heating Heat/light is included in the rental charge.

Extra Guests The rental price is for up to a maximum of 11 persons. We do not allow additional persons to visit the property. The number of persons occupying or visiting the property must not, at any time, exceed 11. If you arrive with additional party members you will not be allowed entry and no refund will be given. If you are found to be accommodating additional persons during the let you will be requested to vacate the property immediately and no refund will be given.

Sub Letting No sub-letting is permitted and no change of persons within the period of the let is permitted.

Smoking is not permitted in the property. You may smoke outside the property (not in the hot tub), and we would ask that you dispose of any litter responsibly. Failure to observe these conditions will result in the hirer forfeiting the housekeeping deposit and may be invoiced additional costs.

Parking - parking area is provided. Parking on this ground is at owner's risk and the proprietors accept no liability of damage to, loss of or theft from vehicles.

Your Responsibilities We welcome respectful groups looking for a quiet break together. We do not allow all male or all female parties unless previously agreed with the owners. No additional visitors are permitted. Kinnaird House is for hire by persons over the age of 25 and sub-letting is not permitted. The hirer is responsible for the condition of the property and its entire contents during the hire period, fair wear and tear accepted. The hirer will in the first instance report any damage or breakages to the owners. The hirer agrees to leave the property and contents in a clean and tidy condition, as found. If there are any necessary excessive cleaning costs or damage to the property after departure the costs will be deducted from the housekeeping deposit. If damage exceeds £500 the additional costs will be invoiced to the hirer.
For the benefit of the next guests staying in the house, please advise us of any breakage or damage that occurs during your stay when it happens. We reserve the right to gain entry to the property at any time and to terminate occupancy without notice or refund in the case of breach of T&C.
